5.1.

Spatial Organization
The proponent determined spaces or design elements and its identification
according to institutional project requirements. The proponent also identifies the projects
additional healthcare spaces related to the said project that may help the study.
A. Space Identification
Prior to the proposed Transport- Oriented Commercial- Office Building, the
development is divided into three different zones namely:
Commercial/Retail space Zone- This is the major zone which covers diverse
commercial spaces which will cater since it is located in C3/MXD Zoning and will
have an established connection to LRT Stations.
Office and Administrative Zone This is a supporting zone to Commercial Zone
whereas business transactions will be conducted here and also, leasable/rentable
spaces will be available to public.
Transportation Zone- This minor zone includes the redevelopment of the existing
Bus Terminal Philippine Rabbit Terminal Avenida Station. In addition to this, a
parking building will also be proposed.

Engineering and Technical Group

This supports the whole building in


terms of maintaining well utility
system services (electrical,
mechanical, sanitary, HVAC,
Structural and Architectural). It also
Houses the energy management
offices which manages energy
consumption of the building.
Security Group Office
This provides a 24-hour security for
the whole building, from its
roaming security guards up to
monitoring of building with CCTV
controls. Since the security staffs
are mostly distributed, there should
be a guard post where they are
visible to the users.
Housekeeping Service Group
This department is responsible for
the cleanliness and orderliness of
the whole building. It consists of
staffs including janitors, gardeners,
waste collector and other similar
staffs.
Office Departments
A room, set of rooms, of the
building where the business of the
in house or other commercial
organization will be conducted.
