Master plan – is the long term perspective plan for guiding the sustainable planned
development of the city/town (or any other area). A master Plan lay down the planning
guidelines, development code and space requirements for various socio-economic
activities supporting the city/town population during plan period. It is also the basis for
all infrastructure requirements.

For preparation of Master plan, after detailed analysis of the natural features ( like
geographical location, climatic conditions, geology, water resources, seismic conditions,
vegetation, landscape, past development and existing land use etc.), present situation of
shelter, economy, social infrastructure, technical infrastructure traffic and transport,
environment etc. of the planning area is prepared. Development assumptions are made for
various sector including demography. On these assumptions Master plan will be
prepared. Master Plan will provide guidelines for future growth in following sectors
during planned period.

Environment – control of pollution, forest and isolation belt, green areas/parks,
preservation of sea beaches etc.
