ARCHITECTURAL PLANNING AND LANDSCAPING
Effective Ventilation by orientating the building E-W and by optimum integration with nature by separating
out different blocks with connecting corridors and a huge central court yard.
The Building Envelope has been designed
i) to receive 75% of natural daylight to reduce energy consumption.
ii) Access Friendly to differently-abled persons.
iii) Out of total 79 trees existing on the site ,only 19 were cut, and11 transplanted
More than 50% area outside the building is soft with plantation and grassing .
circulation roads and pathways soft with grass paver blocks to enable ground water
recharge
Introduction
Indira Paryavaran Bhawan, the new office building for Ministry of
Environment and Forest (MoEF) sets is a radical change from a
conventional building design.
The project team put special emphasis on strategies for
reducing energy demand by providing adequate natural light,
shading, landscape to reduce ambient temperature, and energy
efficient active building systems.
The project adopted green building concepts including conservation
and optimization of water by recycling waste water from the site.
Indira Paryavaran Bhawan is now India’s highest green rated
building.
The project has received GRIHA 5 Star and LEED Platinum.
40% SAVINGS IN ENERGY
• ZERO ELECTRICITY BILLING
. • 55% SAVINGS IN WATER
• ZERO NET DISHARGE
SITE LAYOUT PLAN
SITE LAYOUT PLAN
• Plot area – 9565 sq.m
• Built up area – 32000 sq.m
• G+7 storey and 3 basements
• Emphasis on the north and south
for optimal solar light.
• Priority for pedestrians in the
front with vehicular access on the
sides.
• Use of ECBC compliant design
practices.
• Adoption of Universal design
parameters to provide barrier free
movement for physically
challenged.
Sustainable site planning
• The IPB office building for the ministry of environment and forests has been
planned in 2 parallel blocks facing the north south direction, with a large linear open
court in the centre.
•The Building blocks create a porous block form to optimize air movement throughout
the site and the N-S orientation allows for optimum solar access and shading.
• The large no. of trees on site have mostly been preserved to preserve the relatively
cooler microclimate of this relatively green segment of the city.
• Building form wrapped around a pedestrian friendly shaded green open courtyard
with dense plantation aimed at eco-park concept.
• A continuous green axis from front of site across
the atrium to the rear.
• Eco park within the courtyard shall contain a self
sustaining low requirement floor fed with rain
water harvesting.
•The Building is planned as a Net Zero Building
producing as much energy onsite through solar
energy , as it consumes over the year.
•Landscaping planned with native species and water body
features in central court and all around the building
•More than 50% area outside the building is soft with
plantation and grassing.
•Circulation roads and pathways soft with grass paver
blocks to enable ground water recharge

Sustainable Approach
CHOOSING THE SITE
Opposite the well known Magarpatta City, the 45,393 sq. m. site had the advantage of being located within an already
developed area, flanked by corporate offices and residential areas.
The construction would have the lowest environmental impact.
The site was located in an urban area with existing infrastructure, where they could also protect the existing biodiversity
and preserve the habitat and natural resources.
The chosen site was located within an existing minimum residential development density of 10 units per acre.
It also had easy access to basic services such as a bank, place of worship, convenience grocery, day care, cleaners, fire
station, medical/dental clinic, pharmacy, etc.
The site plan enhances the drainage streams on the
western edge of the plot, turning it into a
biodiversity park, and re-establishing the channel.
This area remained the habitat of native birds and
insects.
The barren land was reforested with plantation
around the periphery.
More than 50% of the site is open softscape, and
thus provides evapo-transpiration and shading.
Underground storm drains maintain
preconstruction watershed
during drainage channels.
The roofscape includes planted areas.
The main central courtyard is planted with
indeginous trees, shrubs and grass species thus
maintaining the neighbourhood fabric of the local
area. Together, these systems create an on-site eco
system

TITAN NEW CORPORATE CAMPUS
Location : 193, Veerasandra, Electronic City PO, Bangalore
Site Area : 25,992.95 m2
Built-up Area : 22,860 m2
Energy Consumption Reduction : 30.39%
Energy Performance Index (EPI) : 83.52 kWh/sq.m/year
GRIHA Provisional Rating : 5 Star Rating (Version 3.1)
LEED Platinum Building giving great emphasis on landscape
and sustainability.
Year of Completion : 2017
INTRODUCTION
1. Corporate office building is located on a 6.5acre site
which has a lake on the eastern side and road towards
north.
2. The design has a very special connect with the site and the
adjoining lake. The idea is of exploiting every view possible to
the lakeside makes any user a spectator of this serene
setting
3. A bio lake is conceived towards eastern side of the site
which responds to the existing lake and would seem like 2015
an extension of it.
4.It is one thing to use nature to beautify a building, Titan
headquarters in Bangalore. Spread over a whopping 3.9lakh
soft area,
5.This office fuses the outdoors with the indoors with glass
walls, stepped storey's and balconies which open out to a
massive waterbody. With the illusion of the building sprouting
out from the ground in an organic way, this office flows
naturally like the stepped terrain of a green mountain with a
water body to complement its outline.
2020
CONCEPT
•The primary objective for this project was to create a sustainable and healthy workplace for the future that
stimulates the mind, brings nature to its central setting and merges indoor with outdoor
•Cascading green terraces gives a feeling of elevated ground at every level.
•Lake and green spaces creates an adequate micro climate, thus minimizing mechanical cooling.
•Green terraces are an extension of indoor office areas that allows one to work outdoors and stimulate
interaction

Titan New Corporate Campus
LEED BD+C: New Construction (v2009)
Sustainable Site Planning:
The existing tree was preserved and protected during
construction and 411 new trees were planted.
Temporary sedimentation tanks along with soil erosion
channels were constructed on site.
The preserved top soil was barricaded and temporary seeding
was done to retain its fertility
A central pool through a series of cascades where stone
boulders in water simulate a natural stream within the park.
The new landscape and campus blends beautifully, ecologically
and seamlessly into the existing landscape.
Main entrance staircase engraved
words of inspiration in concrete and
brass strip
The landscape design is conceived as a
vertical park where each level is a green
terrace starting from waterfront park at
the ground level to the sky park at the
roof level.
Solar panels are planned above the terrace along
the western side and above the service yard on
the ground floor to generate on site energy to
25% of the energy requirement.
Integrated with the dynamic architecture the
landscape spaces seamlessly merge from
outside to inside
•Water whether at rest or in motion, strokes human spirit.
•The reflection of the water takes over the central spine
during early morning hours .
•A wide inviting staircase along cascading water
body leads one to the central spine which
connects to the water body and greenery beyond.
• Porosity in planning and form allows continuous
movement of breeze with wind tunnels creating
venturi effect. Common areas are open and non-
air conditioned
