SECTION 31 - FLEXIBLE SHEET ROOFING SYSTEM

RELATED DOCUMENTS:

Drawings and provisions of Contract apply to work of this section.

SUMMARY:

Extent of flexible sheet roofing is indicated on drawings and is hereby defined to include
non-traffic-bearing sheet membrane system intended for weather exposure as primary
roofing.

Types of roofing systems specified in this section utilizing flexible sheet roofing membranes
include the following:

Partially mechanically attached system.

Flexible sheet roofing membrane

Ethylene Interpolymer Alloy (EIP) or co-polymer

Removal of existing roofing system as indicated in Section 02070, "Selective Demolition" is


specified in this section.

Roof insulation related to flexible sheet roofing is specified in this section.

Metal flashings related to flexible sheet roofing are specified in this section.

DEFINITIONS:

Thermal Resistance: Where thermal resistance properties of insulating materials are


designated by R-values they represent the rate of heat flow through a material of thickness
indicated, measured by test method included in referenced material standard or otherwise
indicated. They are expressed by the temperature difference in degrees F between the two
exposed faces required to cause one BTU to flow through one square foot per hour at
mean temperatures indicated.

Combustibility Characteristics: ASTM E 136.

SUBMITTALS:

Product Data: Submit specifications, installation instructions and general recommendations


from manufacturers of flexible sheet roofing system materials, for types of roofing required.
Include data substantiating that materials comply with requirements.
Shop Drawings: Submit complete shop drawings showing roof configuration, sheet layout,
seam locations, details at perimeter, flashing details and special conditions.
Scales:
Plans: 1/8" = 1'-0" minimum
Sections 3/4" = 1'-0" minimum
Details: 3" = 1'-0" minimum

Indicate layout and fastening of roof insulation materials.

Certifications: Submit the following certifications:

Roofing membrane is listed with and complies with Underwriters Laboratories


requirements for Class A roofing material.

Roofing system installation when performed in accordance with requirements


complies with Factory Mutual I-90 wind uplift rating.

Rigid board roof insulation is listed with and complies with Underwriters laboratories
requirements for Class "A" roofing material.

Submit to Architect copies of roofing membrane manufacturer's standard Material


Submittal Form properly executed and signed by roofing applicator and approved by
roofing membrane manufacturer.

Pre-Roofing Conference: Submit copies of pre-roofing conference records.

QUALITY ASSURANCE:

Manufacturer: Obtain primary flexible sheet roofing from a single manufacturer. Provide
secondary materials as recommended by manufacturer of primary materials.

Installer: A firm with not less than 3 years of successful experience in installation of roofing
systems similar to those required for this project and which is licensed or certified by
manufacturer of primary roofing materials.

Work associated with flexible sheet roofing, including (but not limited to) vapor retarders,
insulation, flashing and counterflashing and sealers, is to be performed by Installer of
flexible sheet roofing.

Material Submittal must be completed, signed by approved contractor and submitted to


Manufacturer's Technical Service Department, along with roof drawings indicating building
height, roof dimensions, perimeter areas, method of perimeter securement, penetration
details and their location (unusual details must be shown as to their anticipated construction
and approved in writing by Manufacturer's Technical Service Department prior to
installation).

Pre-Roofing Conference: Prior to installation of roofing and associated work, meet at


project site, or other mutually agreed location, with Installer, roofing sheet manufacturer,
installers of related work, and other entities concerned with roofing performance, including
(where applicable) Owner's insurer, test agencies, governing authorities, Architect, and
Owner. Record discussions and agreements and furnish copy to each participant. Provide
at least 72 hours advance notice to participants prior to convening pre-roofing conference.

Insurance Certification: Assist Owner in preparation and submittal of roof installation


acceptance certification necessary in connection with fire and extended coverage insurance
on roofing and associated work.

UL Listing: Provide materials which have been tested and listed by UL in "Building
Materials Directory" for application indicated, with "Class A" rated materials/system for roof
slopes shown.

FM Wind Uplift: Provide roofing system, including roof insulation, in compliance with
Factory Mutual I-90 wind uplift rating and the Standard Building Code, 1993 Edition.

Fire Performance Characteristics: Provide insulation materials which are identical to those
whose fire performance characteristics, as listed for each material or assembly of which
insulation is a part, have been determined by testing, per methods indicated below, by UL
or other testing and inspecting agency acceptable to authorities having jurisdiction:

Surface Burning Characteristics: ASTM E 84.

Fire Resistance Ratings: ASTM E 119.

PROJECT CONDITIONS:

Weather: Proceed with roofing work when existing and forecasted weather conditions
permit work to be performed in accordance with manufacturers' recommendations and
warranty requirements.

SPECIAL PROJECT WARRANTY:

Provide written warranty, signed by Manufacturer of primary roofing materials and his
authorized Installer, agreeing to replace/ repair defective materials and workmanship as
required to maintain roofing system in watertight condition.

Warranty period is 15 years after date of Substantial Completion.

PART 2 - PRODUCTS

GENERAL:

Performance: Provide roofing materials of type indicated and tested to show compliance
with indicated performances.

Compatibility: Provide products which are recommended by manufacturers to be fully


compatible with indicated substrates, or provide separation materials as required to
eliminate contact between incompatible materials.
ROOFING MEMBRANE:

Mechanically Attached Membrane:

Ethylene interpolymer (EIP) alloy or co-polymer alloy, reinforced with knitted polyester
fabric and formed into uniform flexible sheets.

Thickness: 0.033" minimum

Exposed Face Color: Manufacturer's standard cream or white.

Product:
1. "FiberTite" as manufactured by Seaman Corporation, Building Systems Division,
Wooster, Ohio.

2. “Seal Dry 7000" as manufactured by Seal-Dry USA, Inc., Little Rock, AK.

AUXILIARY MATERIALS:

Sheet Lap Seaming System: Manufacturer's standard materials for sealing lapped joints,
including edge sealer to cover exposed spliced edges as recommended by manufacturer of
roofing system.

Cant Strips, Tapered Edge Strips and Flashing Accessories: Types recommended by
manufacturer of roofing system material, provided at locations indicated and at locations
recommended by manufacturer, including adhesive tapes, flashing cements, and sealants.

Flashing Accessories: Types recommended by manufacturer of roofing membrane


material, provided at locations indicated and at locations recommended by mfr., including
adhesive, tapes, flashing cements, and sealants.

Flashing Material: Manufacturer's standard system compatible with flexible sheet


membrane.

Laminated Metal Flashing: Roofing membrane manufacturer's standard 22 gauge, G-90


hot dipped galvanized steel sheet laminated with membrane coating. Form to profiles
shown on drawing. Color --cream.

Sealant: Roofing system manufacturer's standard single component, non-sag, rubber base
elastomeric sealant.

Mechanical Fasteners: Corrosion resistant plates, caps, accessory components, fastening


devices, and adhesives to suit substrate and as recommended by roofing membrane
manufacturer.

Membrane Adhesive: As recommended by roofing membrane manufacturer for particular


substrate and project conditions.
INSULATING MATERIALS:

General: Provide insulating materials to comply with requirements indicated for materials
and compliance with referenced standards; in sizes to fit applications indicated, selected
from manufacturer's standard thicknesses, widths and lengths.

Polyisocyanurate Board Roof Insulation: Rigid, cellular thermal insulation with


polyisocyanurate closed-cell foam core and integrally laminated to heavy, black (non-
asphaltic), fiber reinforced felt facers; complying with FS HH-I-1972/2, Class 1; aged
R-values as designated at mean temperatures indicated, after conditioning per RIC/TIMA
Bulletin #281-1; and as follows:

Insulating Board: 3/4" thick minimum tapered where required by drawings. Number
of fasteners as recommended by manufacturers.

Density: 2.0 pcf. minimum.

Surface Burning Characteristics: Maximum flame spread of 25.

Thermal Resistivity: Minimum R-19 at 75?F (23.9?C) for 2-11/16" thick insulation
board.

Roof insulation shall comply with roofing membrane manufacturer's requirements.

AUXILIARY INSULATION MATERIALS:

Adhesive for Bonding Insulation: Type recommended by insulation manufacturer and


complying with fire resistance requirements.

Mechanical Anchors: Corrosion-resistant type as recommended by roofing membrane


manufacturer and insulation manufacturer for deck type, and complying with fire and
insurance uplift rating requirements.

Provide system tested an approved for I-90 wind uplift rating and Standard Building Code
1993 edition.

PART 3 - EXECUTION

Inspection of Surfaces: Inspect roof surfaces as to suitability for receiving flexible sheet
roofing system and notify Architect of any defects requiring correction prior to roof
installation.

PREPARATION OF SUBSTRATE:

Prepare substrate in strict accordance with roofing membrane manufacturer's instructions.


Remove existing metal flashings, roof edge flashings, coping wall flashings, base flashings,
roof penetration flashings, cants, and other material detrimental to proper installation of
recovery board, new flashings and new roofing membrane. Refer to Section 02070,
"Selective Demolition."

Remove all pitch pans, if any.

Clean all exposed metal surfaces shown or scheduled to remain; such as pipes, drains,
conduits. Remove rust, loose paint, and any asphaltic coatings.

Replace damaged or rotted wood nailers using pressure treated lumber or plywood.

Remove existing loose gravel surfaces by power broom or vacuum.

Install pressure treated wood nailers at perimeters and where required or shown on
drawings. Provide smooth, even solid surface to receive new nailers. Fasten nailers to
substrate using stainless steel nails for attachment to wood. Should attachment to
substrate other than wood be required, use corrosion resistant treated fasteners of type
suitable for substrate.

Clean substrate of debris, and other substances detrimental to roofing system work.
Remove sharp projections.

Install cant strips, flashings, and accessory items as shown, and as recommended by
manufacturer even though not shown.

Prevent materials from spilling or migrating onto surfaces of other work.

INSTALLATION:

General: Comply strictly with manufacturers' instructions, except where more stringent
requirements are indicated.

INSULATION INSTALLATION:

General: Extend insulation over entire surface to be insulated, as indicated on drawings


cutting and fitting tightly around obstructions.

Stagger joints in one direction for each course.

Do not install more insulation each day than can be covered with membrane before end of
day and before start of inclement weather.

Secure all roof insulation to deck with mechanical anchors of type required by insulation
manufacturer and roofing membrane manufacturer. Provide a minimum of 5 fasteners per
4' x 8' board and any additional fasteners as may be required by board manufacturer to
meet I-90 requirements.
Form crickets and saddles of multiple layers of insulation where necessary, sloped as
shown on drawings or required for drainage.

MEMBRANE INSTALLATION:

General: Start installation only when the Owner's Representative and the roofing
membrane manufacturer or manufacturer's technical representative are present on site.

Quality Control: Contractor shall initiate a Quality Control program, acceptable to roofing
membrane manufacturer, to govern all aspects of installation of new flexible sheet
membrane roofing system.

Quality control program shall include, but is not limited to inspection of all welds. Should
inconsistencies in quality of welds be found, cease all work until corrective actions are
taken to assure continuity of welds and to correct defective welds.

Factory Fabricated Panels: Install roofing membrane manufacturer's standard width sheets
snug, but not taut, utilizing chalk lines and maintaining good (lay flat) characteristics.

Install succeeding sheets with 4" minimum lap at field seams, maintaining properly shingling
to avoid backwater seams.

Stagger factory welds to prevent alignment upon each other.

Perimeter Sheets: Provide perimeter sheets 29" wide x length required parallel to parapet
walls and changes in plane of roof surface. the number and locations of perimeter sheets
shall comply with roofing membrane manufacturer's instructions.

Install perimeter sheets parallel with chalk lines and with seams staggered to avoid
backwater seams.

Lap field seams 4" minimum.

Membrane Fastening: Fasten membrane through roof insulation using metal stress plates
and fasteners of type and in locations required by roofing membrane manufacturer. comply
with requirements for Factory Mutual I-90 wind uplift and Standard Building Code 1993
edition.

Seam Welding: All field seams shall be made watertight by welding. Weld seams
exceeding 10 ft. in length using an approved automatic welder.

Perform all welding by qualified personnel.

Prior to welding, remove foreign material from seams using approved cleaning solvent and
clean cotton wiping cloths.

All finished seams shall exhibit a homogeneous bond minimum of 1-1/2" wide.
Roof Edge Flashing: Fabricate roof edge flashing to profiles shown on drawings using
roofing membrane manufacturer's clad metal flashing material.

Fasten flashing to wood nailers using approved fasteners spaced 6" o.c. maximum.
Provide 1/2" gap expansion joint between sections. Provide minimum 6" long cover plate
formed to match roof edge flashing profile at each expansion joint.

Wall Counter Flashings: Fabricate wall counter flashings to profile shown on drawings
using minimum 0.040" thick mil finish aluminum.

Where indicated on drawings or where recommended by roofing membrane manufacturer,


secure flashing to coping well using 1/4" thick x 1" wide continuous solid aluminum bar with
not less than 3/16" diameter aluminum or stainless steel hex head lag screws spaced not
more than 8" o.c. Screws shall extend through plywood sheathing and penetrate wood
blocking not less than 1 inch.

Fill joint between flashing and wall with single component polyurethane sealant.
Completely fill joint and tool to smooth sloped finish. Use single component, non-sag,
chemically curing sealant, ASTM C920, type S or M, Grade NS, Class 25.

Laminated Metal Flashings: Install laminated metal flashings where indicated and in those
locations where roof mounted equipment with integral counterflashings must be installed
prior to roofing membrane installation. Comply with roofing membrane manufacturer's
instructions.
Roof Penetration Flashing: Clean all pipes, conduits, stacks and other penetrations
to bare metal.

Temporary Seals: At the end of each working day or at the sign of rain, install
temporary watertight seal where the exposed edge of the completed new roofing
terminates at the uncovered deck. Use a sufficient size strip of roofing membrane or
approved tape to bridge the new membrane and the roof deck. If using roofing
membrane, the strip must be welded to the new roofing membrane and cemented to
the cleaned roof deck.

Prior to the commencement of work, remove all temporary seals if they will cause a
water dam and any exposed roof cement if used. DO NOT TRACK ROOF
CEMENTS ONTO ROOF MEMBRANE.

Clean-Up: Remove all debris and excess material and dispose off site.

Protect all roof surfaces from damage by other trades.
