SPECIAL POWER OF ATTORNEY

I, JOVENTINO ALZONA APELO, JR., of legal age, Filipino, with


address at 562 A. Mabini St., Dela Paz, Biñan City, Laguna, hereby name,
constitute and appoint John Paul D.C. Apelo and Ivy Charisse Gomez, and any
of their authorized representative/s, with address at Biñan City, Laguna, to
be my lawful attorneys-in-fact to act for and on our behalf in the processing,
filing, and receiving any document, contract, or paper in connection with the
registration of the Extrajudicial Settlement executed between me and my
other siblings over the property covered by TCT T-259118, and with full and
special power and authority to do and perform the following:
a. to cause the preparation and submission of, and to execute, sign,
subscribe, and/or swear to any affidavit, instrument, document, and
such other document and statement as may be necessary or
appropriate, and to take all steps as may be required for procuring
the requirements for the registration of the Extrajudicial Settlement
with Waiver of Rights of the subject property;
b. to appear personally, act for, or otherwise represent us before any
government body or private entity, in relation to the registration of
the subject Extrajudicial Settlement with Waiver of Rights; and
c. to receive the duplicate copy of the new certificate of title issued in
my favor on he subject property.
I hereby give and grant unto said attorneys-in-fact full power and
authority to do and perform any and all other acts and things necessary and
proper to be done in and about the premises as fully to all intents and
purposes as I might or could lawfully do if personally present, and I hereby
ratify and confirm all that my said attorneys-in-fact shall lawfully do or cause
to be done on my behalf by virtue of these presents.
