“Subdivision and Condominium: A popular housing
projects in the Philippines”
I. Background of the Study
Residential housing project means a specific work or improvement undertaken
primarily to provide or to rehabilitate dwelling accommodations for persons and families
of lower income, including the acquisition, construction, and rehabilitation of land,
buildings, and improvements and such other facilities as may be incidental or appurtenant
thereto.
Subdivision is the first illustration. Subdivisions are the act of dividing land into pieces
that are easier to sell or otherwise develop, usually via a plat. The former single piece as
a whole is then known as a subdivision. Subdivisions may be simple, involving only a
single seller and buyer, or complex, involving large tracts of land divided into many
smaller parcels.[1] If it is used for housing it is typically known as a housing
subdivision or housing development, although some developers tend to call these
areas communities.
Subdivisions may also be for the purpose of commercial or industrial development, and
the results vary from retail shopping malls with independently owned out
parcels to industrial parks.
a condominium is a second example. A condominium (also called a "condo") is a large
property complex comprised of individual units, and each unit is owned separately.
Ownership usually includes a nonexclusive interest in certain "community property"
controlled by the condominium management. Condominium management is usually
made up of a board of unit owners who oversees the daily operation of the complex,
such as lawn maintenance and snow removal.

Here, all your needs are right inside the township with 3 St. Edward School Campuses,

-Subdivision
Subdivisions With an HOA (Homeowners Association)
The Pros of a Subdivision
• A subdivision’s houses are sometimes under the control of an association. The
homeowners association is an important factor in the day-to-day living within a
subdivision.
• Often referred to as the HOA, this organization oversees services and
maintenance in the area. This might include ensuring the common areas of the
development are looking their best, as well as making sure the trash is collected,
and snow plowed.
• When you are part of an HOA, some neighborhoods may offer perks such as a
community pool, tennis courts, or a gym.
• The HOA ensures that living in the community is a more ordered experience and
better for everyone. If living in the neighborhood is more pleasant, more people
want to live there, ensuring subdivision houses maintain their value.
• If you live in an HOA subdivision, you will have more services than living
elsewhere, which can benefit your living experience.
• You also can help in the running of the HOA by applying to join the board. This
allows you to influence the direction of the association, to make the subdivision a
better place to live.
• There are some common association rules you should verify before moving
forward. If you have never lived in a neighborhood before, you might find some of
the rules and regulations unbearable. It pays to know this upfront before making
a purchase mistake.
• Some subdivisions will have an HOA, and others will not. When you start the
process of looking at homes, it will be helpful to let your real estate agent know if
you have a preference of living in a neighborhood with a homeowners association
or not.
The Cons of a Subdivision
• There are some negatives to living in a homeowners association too. You will
have to pay fees to the association every month, and these costs can range from
as little as $100 to more than $500.
• The flip side of living with an HOA is you are no longer the king of your castle.
Before making a final decision on buying, study all of the guidelines.
• Part of living in an HOA means that you have to follow the rules. This can restrict
what you want to do and changes you want to make to your property. If you don’t

like the rules in the community, you could end up in a dispute with your
neighbors and the HOA board.

• While HOAs can be great if they are run well, sometimes they aren’t. If the board
members aren’t diligently doing their job, maintenance of the community can slip.
Subdivision homes can become undesirable when the homeowner’s association
is lousy.
Community and Privacy With Neighborhoods
The Pros of Neighborhood Living
• You can often find a better sense of community in subdivisions than you would
expect in standard neighborhoods. Since people live closer together, you are
more likely to see your neighbors more frequently and, therefore, have a better
relationship with them.
• This can be particularly attractive if you have young children. It gives them a
better opportunity to make friends in the community as they are growing up.
• If you like the idea of being invited to neighborhood barbecues and other types of
events, a subdivision home can be an attractive choice.
• A new neighborhood brings the appeal of the residents to establish bonds with
others in the same boat. These are important factors for many home buyers.
• Older neighborhoods also have the benefit of mature trees and other healthy
landscaping.
The Cons of Living in a Neighborhood
• Subdivisions tend to have less room between properties, which can reduce your
privacy. If you don’t want to feel like you live on top of your neighbors and value
your privacy, living in a subdivision may not be for you.
• Property taxes are often higher because the purchase price is usually more for a
home in a subdivision.

Advantages
Affordability
According to many people, the reason why condominiums became popular was with
their affordability. Although condominiums are recognized for their luxurious living theme,
condominiums are known to be more affordable than houses sold in most cities, such as
in Manila. And unlike townhouses, condominiums are much more affordable.
Location
Another great advantage of owning a condominium is its location. Most condominiums
available in the market today are those found near business districts and commercial
areas. This allows its residents to be within walking or mass transit distance of business
and industrial areas of the city. Another popular location of condominiums are those
found in provincial areas. This adds to a condominium's luxurious quiet life.
Amenities
Another popular trait of most condominiums today, particularly the condominium,
complexes are its amenities. Most condominium complexes in the Philippines today have
their own resort facilities such as swimming pools, gyms, parks and playground
equipment. Condominium buildings, on the other hand, doesn't possess such amenities,
however, some are known to have their own gyms and other types of amenities.
Maintainability
One popular advantage of owning a condominium is its maintainability. Unlike owning
other types of Philippines homes such as a house, condominium are known to have their
own maintenance personnel that maintains a condominium's livability. Other than
exterior, because of its typical small size, people wouldn't have to worry about cleaning.
Security
Security is one of its most popular feature. Most condominium complexes and buildings
have their own security personnel that maintains peace within a compound or a building.
Disadvantages
• However, other than its advantages, there have also been several disadvantages
to owning a condo unit. One is the size of its unit. Most condominium units are
known for their small size. Although perfect for a small family, the parents and a
child, bigger family with 3 and more children would find it unsuitable.
• Other than monthly electric and water bills, as well as mortgage bills,
condominiums are also known for their monthly fees. Unlike other types
of Philippines homes such as a house, these fees are used to maintain a
condominium's livability as well as with its security. It is also used as wages for
maintenance and security personnel.
• Restrictions. In terms of exterior design, the buyer cannot just renovate or
repaint as he pleases, since there has to be some uniformity for all the units
which is specified in the house rules of deed of restrictions. For example, one
cannot just repaint the front door brown if the colors of the front doors in the

condominium are white. Some condominiums would only allow certain
color shades for the curtains and venetian blinds of the unit occupants. This is to
ensure that the unit looks clean from the outside. The administrator and security
guards will most often give up on reiterating the house rules to some hardheaded
residents, so they begin to tolerate minor infractions of the residents. But if the
developer and association have a reputation and imeage to protect, even minor
infractions are not tolerated. Most, if not all of the condominium associations
would strictly not allow anything that will affect the structural design and integrity
of the building. These include the breaking down of conrete walls to create more
space, moving the bath tub to another location, changing the size of the windows,
moving or removing of sprinklers and smore detectors, etc. Some condos will not
allow buyers in the upper floors to change the wooden floor parquet to floor tiles
to granite or any other heavy flooring due to the weight it will add to the computed
bearing load of the floor. Even if there are open spaces and many amenities in
large condominium projects, gone are the days when children can pick up fruits
from trees of their own or their neighbor’s backyards. There will be no more
climbing and playing around trees anymore in condominium projects. Adults who
love outdoor gardening can no longer engage in their past time since majority of
condos do not have enough space for real private gardening. Pets will have to be
limited to ones that fit in small cages, aquariums or containers.
• Parking. Without doubt, this is the main problem for most condo buyers. Different
cities have different parking requirements for condo development. The cost of
building a multi level parking, whether it is in the basement or not is costly for the
developers. so, a number of developers just apply the minimum standard of one
parking per 100 square meters. That translates to roughly about one parking for
every four 25-square meter studio units. For small areas where a residential
condominium tower is going to be built, most developers would just allocate
parking spaces on the assumption that most studio and even one-bedroom unit
buyers will not need a parking space since the projects are accessible to most
public transport. As a result, there are times when parking slots are fully sold and
additional parking slots cannot be made anymore. Even some high-end projects
sell their parking slots on a first-come first-serve basis. But there are times when
the project is located in a big compound; the developers would just wait and see
if there is a demand for parking slots; if there is no demand, they will not build
anymore that what is needed. Sometimes some developers build a parking
building in one building site if the need arises. The lack of parking slots gives the
buyer no sense of long-term security since he will not know where to park his
future car/s. For many studio unit buyers, a parking slot is not allocated. If it is not
possible to purchase one slot, the buyer will just have to rent one.
IV. Conclusion
Through this activity, I became aware of the value of housing projects projects in the
Philippines, with subdivision housing projects being the first example. The act of dividing
land into parcels that are simpler to sell or otherwise develop is known as subdivision
and is often done through a plat. Particularly for the owner with a limited budget, this is a
wise investment. Condominiums are the second example. A condominium, commonly
known as a "condo," is a sizable building complex made up of independent apartments,
each of which is owned separately.
I became aware of the benefits and drawbacks of these two housing projects in the
Philippines during this activity in terms of planning, social issues, environmental issues,
and economic growth.
