General Notes For The Interior Contractor Units Qty Rate

1. The following costing is based on item rate format wherein Quantities may vary as per actuals but rates remain firm.
2. Items in the BOQ mentioned with base cost to be quoted basis the rate mentioned ( The basic cost is excluding the taxes,
transportation , wastage etc.). If base rate increases/ decreases, Adjustment would be done on prorata basis as per the rate
quoted with maximum profit margin of ±15% on the item being procured as per the standard norms of CPWD.
3. All Hardwood to be seasoned and painted with anti-termite and fire retardant paints.
4. All partition to be erected from floor to the bottom of the ceiling as per the drawings/details issued by the architect, and filled with
sound insulated material, as specified & as per the standard practices under the direction of the PMC/ architect.
5. All openings for the cutouts for ducting/raceways/cables etc. in the partitions to be closed & made air tight with apropriate
material.
6. All Veneers to be seasoned and melamine polished to shade as / sample approved by Architect
7. All materials to be as specified in the lsit of makes and duly Approved by the Architect/PMC/Client before execution. The
Contractor to make a sample Board of approved sample and place it at site for display within a week of start of work at site .
8. All Soft boards (Sitatex) make shall have beading as per approved EDGE finish all-around for edge protections.
9. All fabric boards shall have PVC grippers with Al edge protection at critical junctions as per approved EDGE finish all-around for
edge protections.
10. Contractor shall provide all necessary protection of glass until handover.
11. General housekeeping & site security would be included in quoted rates.
12. Hoisting of material would also be included in quoted rates.
13. Making of Temporary site office along with light fixture, AC , 1no printer, 1no water dispenser (or as specified by the Project
Manager) etc to be included in the quoted rates.
General and mandatory for Partition works.
1. The frame work in partition (As specified) will be of 50mm x 38 mm Aluminium sections to have verticals as required (max 600
c/c) and as per Manul.'s specs. And horizontals at every 1200 mm c/c or as per the Pattern of grooves whichever is less . Cost of
partitions to include insertion of necessary wooden members at skirting level or elsewhere as deemed fit by architect/PMC

2. The frame work in partition (As specified) will be of special section power pressed/ roll form G.I. sheet with zinc coating of 120
GSM as per Manuf.'s specs. Cost of partitions to include insertion of necessary wooden members at skirting level or elsewhere as
deemed fit by him
3. All full ht. partitions ,unless otherwise specified will go up to RCC slab,complete with insulation , MDF Board etc. to be for first
skin as applicable but till 100mm above false ceiling level. Above this shall go single skin of Gypsum. The second skin shall be
over the first skin of MDF, in MDF/ Gypsum or as specified basis finish dwgs. Actual Area executed will be paid for.
4. All paneling framework, unless otherwise specified will go up to 150mm above bottom of false ceiling.
5. All exposed wooden surfaces in this Item or anywhere else in the BOQ to have melamine polish as per approved sample and
as/green building specifications.
6. All wooden/mdf framework under this item or anywhere else in the BOQ to be treated with anti termite and fire retardant paint
( viper or equiv.)
7. All the wooden framework under this Item or anywhere else in the BOQ will have well seasoned wooden members of species
as defined in the individual item
8. All Glass to Glass, Glass joints shall be sealed with 6mmx6mm Alu I- Section/Box section as specified in the drawings with
Glass works to be got done by an approved specialized Agency.
9. Any other Glass to Glass, Glass to wood and Glass to SS joints shall be sealed with Dow Corning Glass sealant with minimum
contact surface to be not less than 6mm after cleaning and masking procedure with full tool & tackle .Silicon works to be got done
by an approved specialized Agency
10. All panel like, gypsum board, MDF, Ply veneer etc to be fixed to the channels with dry wall screws, jointed and finished with
requisite filler, paper tape, finisher and primer suitable for the surface.
11. The outer skin on either side shall have 10mm grooves with aluminum 'L' angle bends fixed to the thickness of board at the
edges, neatly finished with paper tape and P.O.P punning.
12. All gypsum partitions to have 40mm wide 12mm thk MDF on corners on both sides(outward turning partition) to protect edges.
Cost for the same shall be included in partition item.
13. Partitions to have extra skin of wire mesh only when specified by the architect/PMC for securing the finishes in given areas.
The same will be paid separate extra only for the wire mesh
14. All Aluminum demountable partitions to be quoted with the inclusion of a 12x12mm joint groove made by a 12mm ply strip.
15. All Partition framework specified in Aluminium will be at a minimum of 600 x 600 but some additional members may be required
at some locations.

Providing and finishing of homogenous self levelling epoxy flooring of thickness minimum 1.5 mm for AHU in
approved color after surface preparation the rate should be inclusive of carrying out cove up to 100mm high into the
wall with solvent less epoxy incorporating very high abrasion resistant aggregates and merged with wall levelling on
one end floor on other end as per specification of manufacturer/architects. The rate to be inclusive of self levelling
required due to undulations in the floor.

3 Block Work

Providing and laying of Autoclaved Aerated Concrete (AAC ) block masonry using blocks having dimensions of 650X240mm
/600X200mm and thickness 100 /150 mm of density 600 Kg / m³ with compressive strength not less than 3 N/mm² conforming to
IS 2185 (part III)1985 from FFL till structural ceiling lvl or height as mentioned in drawing in cement sand mortar 1: 6 (Cement:
sand), if required suitable plasticizer may also be added. The horizontal and vertical joint thickness should be approximately 10
mm. Masonry work strictly be carried out as per IS 6041 - 1985 (Reaffirmed 1990). The same shall be anchored properly with the
structure. The cost to include providing & laying of 100mm thick RCC band @ every 1.00 Meter c/c as per details complete to true
line & plane in all levels and locations & finished to receive plaster. The cost to include scaffolding, curing etc., complete as
specified. Suggested make: Aerocon-Hydrabad Industries Limited/ Siporex India LTD/ BILT.

4 Wall Plastering

Cement Plaster: Providing and laying 12-15mm thick plaster in Cement mortar 1:5 (1cement : 5 sand) to all types of RCC work

shown in detailed drawings, as directed including providing necessary bands, drip moulds, tapak, grooves & wire mesh at all the Sq.M 385

raking out the joints or roughening the RCC surfaces, necessary curing, scaffolding etc., complete as directed and specified.

POP Putty

8 Ceiling Works
Gypsum Board Suspended Ceiling:- Providing and fixing in position multi level GYPSUM board false-ceiling suspended on G.I.
frame work in design as shown in the drawing. The G.I. frame work consist of Perimeter channel of size 27mm x 0.5mm.
Intermediate channel of size 45mm x 0.5mm thick. Ceiling section of 0.5mm thickness. 12.5mm thick tapered edge gypsum

plaster board fixed to ceiling channel with 25mm dry wall screws at 230mm centres Jointed and finished with requisite filler, paper
tape, finisher and primer suitable for Gypsum plaster boards. Rate to include making necessary cut-outs/openings for light fittings.
All components to be of India Gypsum / Boral Gypsum. All flat & vertical surface to be measured under this item.

Grid Ceiling :-Providing & Fixing of Mineral Fibre Acoustical Suspended Ceiling System with TILES usiing SILHOUETTE
EXPOSED GRID.
The tiles should have Humidity Resistance (RH) of 95%, Light Reflectance >85%, Thermal Conductivity k = 0.052- 0.057 w/m K,
Colour White, Fire Performance Class 0/ Class 1 (BS476 Part 6&7) in module size of 600 X 600 X 20 mm with Bio Block / Bio
Guard coating on the face of the tile, suitable for Green Building application, with Recycled content of 63%.
The tile shall be laid on Silhouette profile grid system with 15mm white flanges incorporating a 6mm central reveal in white/black
colour and with a web height of 45mm and a load carrying capacity of minimum 15.68 Kgs/M2. Silhouette, Main Runners & Cross
Tees to have mitred ends & “birdsmouth” notches to provide mitred cruciform junctions. The T Sections have a Galvanizing of 120
grams per M2 & passed through 500 hrs of Salt test.
The Tile & Grid system used together should carry a 15 year warrantee.

Ceiling Suspension System

type anchor fastener. Ceiling suspension system to be fixed at interval (grid) of 1200mm in both directions.

Grid System
