RENT AGEEMENT
THIS RENT AGREEMENT is made on this ____day of MARCH, 2022
between:
Mudassir Nzar S/O Ghulam Qadir Natnoo R/O Ghat Road Doda Near
Chenab Valley Public School Doda (hereinafter called the LANDLORD); AND
Moin Akhtar Zargar S/o Akhtar Hussain R/o Village Bandas, Near
Masjid Tehsil & District Doda, (for Ibraheem’s Departmental Store) duly
authorized and empowered to execute this rent agreement, (hereinafter called the
TENANT).
The expression “LANDLORD & TENANT” whenever occurs shall mean,
bind and include their heirs, successors, assignees and legal representatives etc.
WHEREAS the Landlord is the absolute owner of Shop and in possession
of the said Shop situated near J&K Bank Branch Nagri.
WHEREAS the Landlord have willingly offered to give the said piece of
land, on rent to the said tenant Moin Akhtar Zargar (for Ibraheem’s
Departmental Store) to run the said business; and the said TENANT has also
expressed his willingness to take on rent the said Shop.
AND WHEREAS the Landlord has agreed to rent out the aforesaid piece
of land to the tenant hereinabove for a period of 11 months on monthly rent @
Rs. 2000/- (Two thousand only) per month on the following terms and
conditions: -
1. That the tenancy of the aforesaid Shop shall be deemed to have commenced
after the execution of this agreement for a period of 11 months, however,
further extension can be given with mutual written consent of the Landlord
hereto with reasonable enhancement in the monthly rent.
2. That tenant shall pay the rent regularly by or before 10th day of every
month to the landlord.
3. That the rent of the aforesaid Shop has been fixed at the rate of Rs. 2000/-
per month by the parties (for Ibraheem’s Departmental Store).
4. That tenant shall not sub let or transfer the aforesaid Shop in any manner to
anybody whatsoever.
5. That the tenant shall not run any business which is prohibited under law and
the tenant shall not keep intoxicants or any type of fire-works items in the
said Shop.
6. That in case, the Landlord requires the said shop for his personal use and
occupation or the tenant is desirous of vacating the same before the expiry
of stipulated period in that case, the Landlord /tenant as the case may be
have to serve three months prior notice in this behalf. However, in case of
violation of any of the term and condition of the rent agreement, the tenant
shall be liable to be evicted without any notice.
IN WITNESS WHEREOF the parties have signed this rent
agreement on the day, month and year first abovementioned after fully
understanding and admitting its contents in presence of the witnesses.
