CONTRACT OF LEASE FOR PARKING SPACE
Know all men by these presents:
This contract of lease is made and executed at the City of Cebu this day 6 th of June 2023, by & between:
RALPH NICKSON R. VILLACORTE, of legal age, Filipino and with residence and postal address at 2nd Floor
Rossville Bldg., Jose Rizal St., Iniguihan District, Bato, Leyte hereinafter referred to as the LESSOR
- and –
NAKAGAWA TOMOYUKI of Legal age, with residence and postal address Unit 207 Building 1, One Oasis
Condominium, Kasambagan, Cebu City hereinafter referred to as the LESSEE.
WITNESSETH; that
Whereas the LESSOR is the owner of a PARKING SPACE, SITUATED AT BASEMENT AREA OF
BUILDING 1 ONE OASIS CONDOMINIUM, KASAMBAGAN, CEBU CITY with SLOT # BP 1004.
Whereas the LESSOR agrees to lease-out the said parking Space for one vehicle to the LESSEE and the LESSEE
is willing to lease the same;
Now therefore, for and in consideration of the foregoing premises, the LESSOR leases unto the LESSEE and the
LESSEE hereby accepts from the LESSOR the leased premises subject to the following:
TERMS AND CONDITIONS
1. PURPOSES: That premises hereby leased shall be used exclusively by the LESSEE for parking purposes only and
shall not be diverted to other uses;
2. TERMS: This term of lease is for 6 months commencing from July 16, 2023 to January 16, 2024 inclusive of
condo dues. Upon its expiration, this lease maybe renewed under such terms and conditions as may be mutually
agreed upon by both parties provided that a written NOTICE OF RENEWAL will be given by the LESSEE to the
LESSOR 60 days before expiration of this contract.
3. RENTAL RATE: The monthly rental rate for the leased premises shall be FIVE THOUSAND FIVE HUNDRED
PESOS (P5,500.00) Philippine currency. All rental payment shall be payable to the LESSOR.
4. UPON SIGNING OF THIS CONTRACT, THE LESSEE SHALL PAY TO THE LESSOR THE SUM OF
THIRTY THREE THOUSAND PESOS (P33,000.00) as payment for 6 months from July 16, 2023 to January
16, 2024. LESSEE SHALL PAY DIRECTLY TO THE LESSOR.
