01 00 00 SECTION 1 GENERAL REQUIREMENTS
01 01 00 Site Location
The site of the proposed development is located within the sabon gari local government Area of
Kaduna state. It is situated kabama phase II latitude 11.7 oN,7.67oE and longitude. The average air
temperature of Kaduna is 24°C dry bulb and 50% relative humidity.
01 02 00 Restrictions On the Contractor and Method of Work
The Contractor shall take account of the restrictions, method of work, sequence of work and
other conditions detailed in the following sub-clauses of this clause
01 03 00 contractor’s responsibility.
The Contractor shall be solely responsible for all the vehicles, equipment and personnel
employed directly or indirectly and shall be responsible for ensuring that the requirements and
restrictions imposed by this specification is understood and adhered to by all personnel engaged
under this contract in the execution of the works.
04 00 Vehicle Movements
A. The Contractor shall control all construction related vehicle movements as to avoid
impeding traffic flows both within and outside of the boundary. Queuing of vehicles on
the roads attached to the construction site will not be permitted. Vehicles shall be
required to wait, if required, within the Contractor’s Compound.
B. The Contractor shall ensure that all vehicles he intends to use on the public roads comply
with and are used in accordance with all relevant statutory regulations currently in force
in Nigeria.
C. The Contractor shall take every precaution and shall make adequate provisions to prevent
excavated material or other debris being dropped or deposited on the public roads from
his vehicles and shall promptly comply with any instructions issued by a local authority
or the Project manager to remove at the Contractor’s expense any material which is so
deposited.
01 05 00 Building Working Areas
01 05 01 safety procedures
Ensure that the following procedures and principals are observed while planning and undertaking
work. These requirements are in addition to those of the Construction Safety Code approved for
the Project.
A. Life safety is of paramount importance. No work will be undertaken so as to imperil the
physical safety or life of any person.
B. Ensure that access for fire vehicles is maintained to all parts of the construction at all
time.
C. Ensure working areas are clearly defined, enclosed and separated from other Areas.
D. Debris, trailing cords and lines, and other obstructions will not be permitted in Public
areas under any circumstances.
E. The Construction site shall be kept clean, neat and well organized at all times. Hoardings,
barriers and temporary structures will be neatly constructed and painted. Every effort will
be made to mitigate the appearance and effects of construction on the public.
F. Any temporary structures of any sort will be engineered to resist all dead and live loads
that may be applied. Upon request, engineering calculations done by the Contractor’s
professional Engineer are to be provided to the project for review.
01 05 02 Programme of Work
As soon as possible after the letter of acceptance and before signing of the Contract Agreement,
the Contractor shall submit in triplicate the programme and particulars required under Clause 27
of the General Conditions of Contract. In the programme and particulars the Contractor shall
provide details of how he proposes to carry out the Works including:

A. A Critical Path Analysis showing all major activities, trades and phases of works. Detail
shall be sufficient and to the satisfaction of the Project manager to demonstrate the
relations and interdependencies between all aspects of the work. The Critical Path
Analysis shall identify off-site as well as on-site activities including delivery lead time,
shop drawing production and approval, materials testing, samples submission and
preparation of mock-up.
B. A detailed Statement of Construction Management Procedures proposes by construction
manager to adopt. He shall also state his intentions regarding shift work. In all respects he
shall pay particular attention to the security and to seasonal rainfall and to the
construction sequencing and restrictions identified for the Work Packages.
C. Detailed Phasing Drawings showing to the satisfaction of the project all the proposed
phases and sequences of work, lines, types and details of hoardings and barriers,
provisions to maintain public access and safety, temporary signage and all temporary
work proposed. The scale of such drawings shall not be less than 1: 200 for building
works and 1:500 for site works. As necessary to clarify the stages of work, independent
drawings representative of each stage shall be repaired.
01 05 03 Contractor’s Monthly Progress Report
The Contractor shall report monthly progress to the Project manager on charts submitted in
triplicate and showing actual work done superimposed upon copies of the programme. He shall
furnish an explanation of any deviation from the programme stating his proposals for improving
progress should this be lacking in any respect and he shall furnish the Project manager with his
amended critical path analysis in triplicate.
01 06 00 Shop Drawing
A. The Contractor shall prepare and submit the Shop Drawings for all Works to the Project
manager for his review and approval. They shall be prepared by the competent
professionals and shall be approved from the Project manager 14 (fourteen) days prior to
the start of the Works. No works shall be started by the Contractor without getting
approval on the Shop Drawings. The Shop Drawings shall show at a suitable scale all
particulars of the work including sizes, capacities, performance, manufacturer, materials,
methods of jointing, finishes, tolerances, site dimensions, lines, levels and all other
details of the work required to show compliance with the specification, the suitability of
the item for its purpose.
B. Shop drawings shall be fully reviewed and checked by the Contractor and signed and
dated by a representative of the Contractor prior to submission to the Project manager.
The Contractor shall review drawings for compliance with the specification and drawings
including coordination of work within and between Sections and trades. Drawings
requiring substantive revision must not be forwarded to the Project manager. Any
drawings not meeting the requirements between Sections and trades will be returned
without Project manager’s review.
C. Each shop drawing for non-catalogue items shall be prepared specifically for the project
and shall include a title block indicating the project title, date of preparation, scale, item
described by the drawing, fabricator’s name, Contractor’s name and a drawing number.
D. Brochures and/or standard drawings submitted for catalogue items of standard
manufacture shall be clearly marked in green ink noting the relevant information and
items to be supplied, and the date of submission. The information supplied shall be
equivalent in detail and content as that supplied for custom produced shop drawings.
E. The Project manager and his representatives will review the drawings only for their
general compliance with the intent of the drawings and specifications. Responsibility for
accuracy of dimensions, technical design, performance and suitability for intended
purpose of the item remains with the Contractor.
F. Three copies of each drawing are to be submitted in sufficient time to allow for review,
possible revisions and resubmission for approval prior to ordering materials, fabricating,
installing and coordinating all affected and contingent work without delay to the
scheduled of construction.
G. One copy of all shop drawings will be retained by the Project manager. The remaining
copies will be returned to the Contractor signed by a representative of the Project
manager and marked
01 07 00 Reviewed
A. A request for resubmission and notes as to deficiencies.
B. A note indicating the drawing has been reviewed but is subject to conditions noted or
listed, and does not require resubmission or note indication the drawing has been
reviewed and is considered to meet the intent of the design and does not require
resubmission.
C. Do not commence fabrication, or order materials or products until shop drawings have
been reviewed and are returned under conditions of Clause 6.4.7 b) or 6.4.7 c) except
when instructed by the Project manager.
01 08 00 Samples
A. The Contractor must submit samples of all material and equipment together with the
manufacturers' specifications and test certificates to the Project manager for his approval
prior to commencement of the Works. At his discretion the Project manager's
Representative may order independent tests to verify the quality of any particular item
submitted for use in the Works by the Contractor, whether the manufacturer's test
certificate has been submitted or not. Cost of such tests will be borne by the Contractor.
B. b. The Project manager may at his discretion request or take samples of any material or
product for use in the Works. Where samples are requested in the specification they shall
be submitted in the number requested or if not specified then as directed by the Project
manager.
C. Samples will be of the type and size specified and is fully representative of the materials
proposed to be used.
D. Samples will be indelibly and clearly marked with the date submission, material
reference and any other data required determining the source and kind of sample.
E. One or more samples of each kind submitted will either be returned marked
“ACCEPTED” and signed by a representative of the Project manager or the Contractor
will be requested to provide new samples and be notified of deficiencies present in the
submitted samples.
F. One or more “accepted” samples will be retained by the Project manager for comparison
with materials and workmanship supplied and will form the standard of acceptance.
G. One or more “accepted” samples shall be retained at the Contractor’s site office and be
available for reference on request.
01 09 00 As-built Drawings
Three months prior to the end of the Defects Liability Period, the Contractor shall submit As
Built Drawings based on REVIT printout and corresponding digital files. The following
equirements will apply:
A. The Drawings shall be prepared on a computer using REVIT of the latest release
available at he starts of the Defects Liability Period. Manually prepared or marked-up
drawings will not be accepted.
B. The As Built Drawings prepared shall be at least to the standard of the Drawings
prepared for the original construction.
C. The drawings will include all available information on the construction.
D. Site drawings will include all the area covering the Buildings, Services and Site
Development works.
E. The acceptance of the As-Built Drawings shall not relieve the Contractor from his
responsibilities for ensuring the accuracy of all information shown.

01 10 00 Maintenance Manual
A. The Contractor shall supply prior to a request for certification of practical completion a
Maintenance Manual in triplicate containing all materials identified in the various
Sections of this specification.
B. The Contractor shall submit a draft outline of the proposed format and contents within 30
days after the issuance of the virtual completion certificate by the Project manager. The
submitted manual will conform to the approved outline.
C. The Manual shall be contained in a black three ring loose-leaf binder and be subdivided
into sections according to the various Sections of this specification. Material shall be
fully indexed, with a typed contents page located at the front of the Manual. Tabbed
sheets shall be used to subdivide the contents as required. All material shall be neatly and
legibly presented. Photocopies will be used only if original documents are not available.
01 11 00 Spares & Maintenance Materials
A. The Contractor shall provide spares and maintenance materials as identified in the
various
Sections of the specification.
B. All materials shall be clearly labeled according to manufacturer, manufacturer’s
reference, source, location of use, and quantity.
C. Include in the Maintenance Manual a list of all materials submitted indicating quantities,
source, manufacturer, manufacturer’s reference(s), and location of use. Also include
printed manufacturer or supplier’s instructions on use, application, and maintenance of all
products and materials.
01 12 00 Contract Documents
The Contractor shall be issued with two copies of each of the Contract Drawings. When
necessary the Contractor shall also be supplied with two copies of any further drawings which
may be issued in accordance with the Conditions of Contract.
01 13 00 Quality of Materials And Labor
All materials incorporated in the Works shall be new, of the best quality of their respective kinds
and entirely suitable for their intended purpose and conditions of service. The Workmanship in
every case shall be of the best character and the whole shall be subject to the approval of the
Project manager. All materials and equipment shall be the best quality available and shall
conform to the requirements of above Specifications, or in case of ambiguity, Project manager's
decision will be final. All material and equipment supplied and used in the Works shall be new,
unless otherwise specified or permitted in writing by the Project manager and shall be fabricated,
handled and used to the best standards and practices currently prevailing. Workmanship shall
conform to the best practices currently prevailing and only those craftsmen capable of working
with best practice methods shall be engaged in this Project. The Contractor shall observe core
labor standards of the host country. Social and labor factors, which include recognizing equality
and diversity; observing core labor standards; ensuring fair working conditions; increasing
employment and skills; developing local communities and their physical infrastructure.
01 14 00 Sources of Materials
The use of any kind or class of material from more than one source is prohibited, except by
written permission of the Project manager's Representative. Such permission, if granted, will set
forth the conditions under which the change may be made. The sources or kinds of materials
shall not be changed at any time without written permission of the Project manager. If the
product from any source proves unacceptable at any time, the Contractor shall make such
arrangements as may be necessary to assure acceptance of material, either by alternations in
plant operations or by a change of source. Claims for increased costs, which maybe occasioned
by such alternations or changes, will not be given consideration unless the source of the
unacceptable material was designated in the Contract as a source of material. When any
manufactured product, either new or used, is furnished by the Project manager, the location at
which such material will be delivered to the Contract will be designated in the Contract. In such
cases the Contractor shall transport the materials from the designated delivery point to point of
use, and cost for such transportation will be considered included in the Contract unit price for
placing the materials in the finished work. Such material should be sourced from eligible
member country. Such material shall exclude the presence of some substances harmful to people
or to the environment.
01 15 00 Brand Names of Materials
Certain articles or materials to be incorporated in the work may be designated under a brand
name or the name of a manufacturer or from a particular catalogue. The use of an alternative
article or material that is of equal quality and of the required characteristics for the purpose
intended will be permitted subject to the following requirements.
A. Contractor has to prove that materials/products are not being manufactured any more or
any other valid reason.
B. The burden of proof as to the quality and suitability of alternatives shall be one the
Contractor and he shall furnish all information necessary as required by the Project
manager to verify. The Project manager shall be the sole judge as to the quality and
suitability of all alternative articles or materials and his decision shall be final.
C. Whenever the Specifications permit the substitution of a similar or equivalent material or
article, no tests or action relating to the approval of such substitute material will be made
until the Contractor submits in writing a request for substitution and submits all relevant
information needed to verify the quality and suitability of the material or article proposed.
Such request shall be made in ample time to permit approval without delaying the work.
01 16 00 Approval of Suppliers of Materials
Before entering into any Sub-contract for the supply of any materials or good the
Contractor shall obtain the Project manager’s approval in writing of the Sub-contractor from
whom he proposes to obtain such materials or goods. Should the Project manager at any time be
dissatisfied with such materials or goods or with the methods of operations carried out at such.
Sub-contractor’s works or place of business, he shall be empowered to cancel his previously
given approval of such Sub contractor and to specify any other supplier and the Contractor shall
bear any additional cost thereof.
01 17 00 Removal of Condemned Materials
The Project manager’s Representative may require the Contractor to remove and dispose of any
materials employed or to be employed in the construction of the Works which, in the opinion of
the Project manager’s Representative, are unsuitable or have been incorrectly deposited or have
suffered damage by exposure to the weather or otherwise are not in accordance with the
specified requirements for such materials. The Contractor shall be entitled to no payment
whatsoever in respect of the removal of such materials.
01 19 00 Disposal of Excavated Materials
The Contractor shall not dispose on the river and/ or road side any excavated materials of any
type obtained from the Site except in designated spoil areas and then only with the written
permission of the Project manager.
01 20 00 Coordination of The Work
The Contractor shall coordinate all aspects of the work to ensure compatibility between all
elements of the construction, and ensure that all aspects of the design can be accommodated
together in the space provided within the intent of the design. As necessary to achieve this
requirement or when directed by the Project manager, the Contractor shall prepare coordination
drawings. Such drawings shall be prepared to the same standard as shop drawings and illustrate
in plan,
elevation and section as required, all components of the work in any particular area, at a suitable
scale, and with sufficient precision, to demonstrate and/ or resolve the compatibility of all
elements. Such drawings shall be used in conjunction with required shop drawings where
appropriate. Such drawings shall be submitted to the Project manager on the same basis as shop
drawings, for review prior to executing affected work.
SECTION 2 SUBSTRUCTURE WORK
02 01 00 Site Clearance
The site on which the structure is to be built as shown on the plan and the area required for
setting out and other operations should be cleared and all obstructions, loose stones, materials
and rubbish of all kinds, stumps, brush wood and areas where excavation or filling is to be
carried out, the ground shall be cleared by removing of top soil (about 150 mm thick), all living
or dead trees, and stumps and root mats shall be removed to a depth of not less than 0.3 m below
the surface or a depth as directed by the engineer. With the exception of areas to be excavated,
all depressions made below the ground surface by the removal of stumps or roots shall be refilled
with suitable material and compacted to the satisfaction of the engineer.
02 02 00 Staking Out the Building Lines
The building lines shall be staked out and all lines and grades shown in the drawing established
before any execution is started. Batter boards and reference marks shall be erected at such places
where they will not be disturbed the excavation of the building.

02 03 00 Excavation
All excavations shall be made to grade indicated in the drawings. Where the building site is
covered with any kind of fill, the excavation for footings should be made deeper until the stratum
for safe bearing capacity of the soil is reached. Whenever water is encountered in the excavation
process, it shall be removed by bailing or pumping, care being taken that the surrounding soil
particles are not disturbed or removed.

02 04 00 Shoring
Unless separately provided for in the contract, excavation of slopes to prevent falling in of sides
or providing, fixing, maintaining and removing shoring, bracing etc. shall not be paid for. The
Contractor shall be responsible for the design of shoring of sufficient strength to resist side
pressure and ensure safety from steps and blows and to prevent damage to work and property and
injury to persons. It shall be removed as directed after all the items for which it is required are
completed.
02 05 00 Stockpiles and Disposal
Excavated material accepted by the Bank to be used for backfill or for construction of other
permanent works shall be placed, if possible, in its final position, or otherwise may be stockpiled
or deposited on site at locations approved by the Bank. The quantity of acceptable excavated
material placed in stockpiles for later use shall be held to the minimum. Spoil materials removed
by clearing, grubbing and demolitions shall be disposed of by environmentally
responsible means.

02 06 00 Concrete Works
All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and
aggregates, and should be deposited as nearly as practicable in its final position, care being taken
to avoid segregation of the aggregates.

Water to be used for mixing concrete shall be clean and free from injurious amount of oil, acids,
alkalis, salt and other organic materials.

02 06 01 proportioning of concrete
All concrete works shall be done in accordance with the standard specifications for plain and
reinforced concrete as adopted by the BS 21(1987) Cement, to be used shall be blended Portland
cement, DANGOTE brand Portland cement or any other equivalent brands more readily
available in the locality Alternative cements so selected must meet the requirements and
approved by the Architect or Engineer in charge of construction.

The following proportions of concrete mixtures shall be used for the various parts of the
building:

Columns and Footings Class A (1:2:4)

Conc. Holl. Blk. Footings Class B (1:2-1/2:5)

Reinf. Conc. Beams and Slabs Class A (1:2:4)

Concrete slab foot on fill Class C (1:3:6)

Septic Vault cover Class A (1:2:4)

A. Class A concrete shall be a mixture of 1part cement, 2 parts fine aggregate and 4 parts
coarse aggregate by volume, plus enough clean water to make the mixture into a pliable
paste.
B. Class B concrete shall be a mixture of 1-part cement, 2-1/2 parts fine aggregate and 5
parts of coarse aggregate by volume, plus enough clean water to make the mixture into a
pliable paste.
C. Class C concrete shall be a mixture of 1 part of cement, 3 parts fine aggregate and 6 parts
coarse aggregate by volume, plus enough clean water to make the mixture into pliable
paste.
D. The fine aggregate for concrete shall consist of natural sand, or inert materials with
similar characteristics, having clean, hard and durable grains, free from \organic matter or
loam.

The coarse aggregates for concrete shall consist of crushed rock of durable and strong qualities,
or clean and hard gravel. Size of the coarse aggregate to be used shall vary from 20mm to 40mm
(3/4" to 1-1/2").

02 06 02 Concrete forms
All forms for concrete works shall be properly braced or connected together so as to maintain the
correct position and shapes of the concrete members. Forms shall be constructed sufficiently
tight to prevent bulging and seepage of water.

Forms shall not be removed until the concrete has attained sufficient strength to support its own
weight and any loads that may be placed on it. Side forms of beams and girders may be removed
earlier that the bottom forms but additional posts or shoring must be placed under the beams or
girders until they have attained their strength.

02 06 03 concrete slab floors on fill


Concrete slabs on fill shall be poured on a gravel bed of not less than 100m thick. Each concrete
slab course to be poured shall not be more than one-meter-wide, and each course shall be poured
alternately to the indicated floor finish.

02 06 04 First floor slabs concrete


When preparing the concrete for upper floor slabs it shall be made waterproof by adding
SAHARA waterproofing compound to the mixture.

The proportion of the waterproofing compound to a given volume of concrete mixture shall be as
recommended by the product manufacturer.
02 07 00 Steel reinforcement Bars

A. All steel reinforcing bars to be used in this construction shall consist of round. deformed
bars with lugs or projections on their sides to provide a greater bond between the concrete
and the steel. All steel reinforcing bars to be used shall be high yield mill steel bar.
B. All steel reinforcing bars shall be accurately placed and secured against displacement by
tying them together at each bar intersection with Gauge No. 16 galvanized iron wire.
C. The steel reinforcing bars indicated for footings, columns, slabs, beams, girders and other
concrete members shall all conform to the number, size and spacing as indicated in the
drawings of schedule of steel reinforcements specified by structural engineer.
D. No metal reinforcement shall be installed in place unless it is free from rust, scale or
other coatings, which will destroy or reduce the bond with concrete.

02 08 00 Block Work
02 08 01 concrete hollow blocks
A. Concrete hollow blocks to be used in the project shall be RAHUSA Concrete Products,
Inc. brand.
B. All exterior concrete hollow blocks to be used for first floor walls shall be at least 150mm
thick while concrete hollow blocks for interior walls unless otherwise indicated, shall be

shall be 20mm while for a plaster is 18mm.

03 03 00 The Wall and Floor Finishes

The toilet and bathroom floors shall be finished with unglazed mosaic tiles carrying the brand
MARIWASA tiles. The walls of the tweets, bathrooms’, top of kitchen cabinets, and laundry tut,
and their adjacent walls shall be wainscoted with 200mm x 200mm (8"x8") MARIWASA glazed
tiles.

Interior and exterior comers of tiled floors and walls shall be provided with the necessary tile
moldings.

All tiles for floor, walls and moldings shall be free from laminations, serrated edges, chipped-off
corners and other defects, which would adversely affect their appearance and strength. All joints
between tiles and moldings shall be filled with PRIME brand white cement and then carefully
wiped
Before the tiles and moldings are laid in place, they shall be thoroughly soaked in water if
recommended by the manufacturer. Mortar to be used in setting the tiles and moldings shall be a
mixture

03 04 00 Lumber for frames


Lumber to be used in this project shall be well seasoned, thoroughly dry and free from loose or
unsound knots, shakes or other imperfections impairing their strength or appearances.

SECTION 4
04 01 00 Roof Framing and Ceiling
NOTE: Roof trusses must be fastened to top plate with hurricane clips on each end of each truss
on the exterior surface of the wall attaching the rafter to the wall. Truss tie must catch at least 2"
of top chord.
04 02 00 Roof trusses
Roof trusses will be constructed with a minimum 4"/12" pitch and a minimum 1' overhang.
Trusses are to be braced laterally according to the plan specification. start at the top of
each gable and install one run of 2 by 4 16-ft. long diagonal across, each purling in the
center of the trusses to the top of the bottom cord. Then nail a 2 by 4 (length as needed) to
the top of the bottom cord to tie the diagonal 2 by 4 braces together. This is to be installed
on both sides of the trusses. The contractor must install two 2 by 4by 16's from the top
peak of each end truss with the brace attached to the web of each truss that it passes. Once
these are in place, two 2 by 4s will be attached to these braces and laid flat on the top
chords of the trusses, being nailed to each one.
04 03 00 Roof sheathing
Roof sheathing is to be 7/16" OSB nailed according to KRC & IRC requirements. Plywood
clips as spacing separators and for added strength when trusses or rafters are spaced 24"
c/c. If the rafter spacing is 16" ply, clips are not required.
0All sub fascia’s (fly rafters and gutter boards) are to be constructed using 2" x 6" SYP or SPF
lumber.
04 04 00 Shingles
Shingles are to be 235 pound, grade A, 12" x 36" fiberglass with 25-year guarantee
submitted to homeowner. Shingles are to be fastened with galvanized nails. Shingles are to
be installed per manufacturer’s specifications. Roof edging shall be pre-painted aluminum,
pre-formed
04 05 00 Valley Flashing
Valley Flashing for open or closed valleys shall comply with architectural plan.
O4 06 00 Roof venting
Roof venting shall be by ridge vent, pre-finished to match the color of the roof.

NOTE: Ridge vent material or another commercial plastic formed vent product under shingles
forming ridge vent is to comply with plan
Rain gutters shall be seamless, continuous 5" white aluminum attached to nose boards with
appropriate hangers.
Downspouts shall be 3" properly strapped to the wall with a splash pad beneath each downspout.
04 06 00 Roof Covering
The roof shall be covered with ALUMINUM ROOF SHEET pre-pointed roofing sheets as
shown on the plans. The roofing sheets shall be secured to the purlins with 6mm diameter. The
straps shall each be at least 25mm wide with corners chipped off at the nailing ends.

Ridge rolls, hip rolls and valleys to be used shall be those compatible with ALUMINUM ROOF
SHEET pre-pointed long-span roofing sheets. They shall lap the roofing sheets at least 250mm.
The ridge rolls, hip rolls and valleys shall be nailing to the roofing sheets.

All roofing sheets adjacent to concrete hollow block and other masonry walls such as at property
line firewalls, shall be provided with Gauge to extend up to the top and over to the other side of
the wall. All rivets shall be placed at the top of the corrugations of the roofing sheets to prevent
water from standing around the rivets.
SECTION 5 ELECTRIC AND PLUMBING WORKS
05 01 00 Electrical installations.
The electrical installation shall be done in accordance with the approved plans and under the
direct supervision and control of a licensed Professional Electrical Engineer or Master
Electrician.

All electric works and materials shall conform to the provisions electrical engineer.

The electrical wiring shall be installed thru MOLDFLEX coil able PVC electrical conduit fittings
and appurtenances that conform with ISO dimensions

05 02 01 Electrical services
The type of electrical services to be supplied to the building shall be 220V, AC, single phase.

Electrical materials to be used for the electric installation shall be as follows

05 03 00 plumbing works.
All plumbing works for this project shall be in accordance with the approved plans and under the
direct supervision and control of a licensed Sanitary Engineer or Master Plumber
05 03 01 Piping
Piping shall be properly graded or pitched to ensure easy circulation, drainage and prevent water
hammer and noise.

Piping for drain, waste and vent shall be done using MOLDEX SANIMOLD UPVC push on
system. For the in-house water supply installation, MOLDEX SANIMOLD UPVC pipes and
fittings shall be used.

05 03 02 sanitary installation
A. Kitchen sink must be a double bowl, minimum of 7” deep, 33" x 22" in size constructed
of stainless steel or other KHC approved material and manufactured by Elkay or
equivalent.
B. Water closet is to be 1.6 gallon and made by Mansfield or an equal.
C. kitchen cabinets and be complete with one-piece sink top/basin. Sinks shall be 15"
minimum diameter; made of fiberglass, acrylic, porcelain, or, cultured marble.
D. Bathtub/shower combination is to be 60" x 30" x 72" one-piece fiberglass by Aqua glass
or equal (builder’s model) with built in wainscot.
E. Bathroom must receive one shower rod, one 24" towel bar and one tissue rack. Medicine
cabinet is to be surface mounted with a 4-bulb light bar above and the same width as the
vanity. All bathrooms shall have a medicine cabinet with mirror 16" wide by 20" tall
(minimum). Lights are to be wall switch operated.
F. All faucets are to be washer less, lever handle type. Shower faucet valves shall be
pressure balanced anti-scalding type manufactured by Delta or equivalent. Adjustment
directions shall be provided to the owner.
G. Drains are to be of PVC.
H. Water supply piping for potable water systems may be installed with any material
specified by plumber Water Supply and Distribution of the most current Kentucky State
Plumbing Law, Regulations and Code.
I. Water heater is to be either gas or electric fueled, thankless or a minimum forty-gallon
conventional model. Thankless heaters may be of any kind manufactured by Ruud or
equivalent.
J. Washer/dryer hook-ups in a plastic, wall mounted box with proper finish face cover
installed.

K. Washer hose shut-offs are to be one-quarter turn ball type.

The plumbing contractor must provide all permits and ensure inspection stickers are placed in
appropriate locations as proof of compliance with existing plumbing codes and regulations.

B. All wooden doors shall be hung on at least 3 pieces of 102mm by 102mm (4"x4") loose-
pin bearing template hinges,
C. Door locksets to be used shall be WEISER brand to be installed 1024mm from the
finished floor line

05 05 00 Steel Windows
Steel windows to be used in this project shall conform to the size and designs shown in the detail
drawings or schedule of steel windows, or as per the bill of materials.

05 06 00 Aluminum Windows
A. Aluminum windows to be installed shall conform to the detail drawings or schedule of
aluminum windows, or as shown in the bill of materials. Hardware’s and fittings for
louver windows shall be galvanized-plated steel with rotor-operators.
B. Glass aluminum slats shall be 5.5mm thick x 100mm wide. Use frosted glass blades for
all bedroom areas and clear glass slats for all other rooms
C. Glass aluminum windows shall be provided with aluminum screens. Wrought iron grilles
using at least 12 mm square steel bars shall be installed on all aluminum windows

05 07 00 Storm Drainage
All downspouts from the roof gutters shall end in concrete catch basins, to which 6" reinforced
concrete drainage pipes shall be connected leading to the street gutter fronting the building.

05 08 00 Painting
A. All painting work for this project, except as hereinafter specified, shall be done with the
use of DAVIES paint products manufactured by DAVIES PAINTS, PHILIPPINES, INC.
B. All exterior part of this wall shall paint in greenish colours with stucco form of paint
brand mentioned while interior shall be milk colours.
C. The painting contractor shall supply all labor, DAVIES paint materials, tools, staging and
equipment necessary, and shall perform all painting and finishing work as shown in the
schedule of painting and finishing work for this project.
D. The painting contractor shall store his materials in one place in the building to be kept
neat and clean, care being taken in the storage of paints, oits, etc. to prevent danger of
fire. Oily rags shall be kept in metal containers and shall be removed form the building
every end of the working day.
E. Upon completion of the painting works, the painting contractor shall remove any paint
spots from all finished work. He shall present his work to the Project owner or
Architect/Engineer in-charge of construction, free from blemishes and rubbish generated
by his workers.
F. It shall be the painting contractor's responsibility to protect his work and those of other
contractor during the time of his work is underway. He shall be responsible for any
damage to the work or property of others caused by his employees or by himself.
G. Before any painting is done, all surfaces shall be cleaned, smoothed and freed from dust,
dirt, grease, mortar, rust and other foreign substances. All parts where paint remover has
been used shall be washed off with paint or lacquer thinner. All paints shall be spread
evenly and carefully.
H. All paint and paint materials shall be delivered to the building site in unbroken. packages,
bearing the marks of the specified brand. No adulteration of specified paints with other
brands shall be allowed.

SECTION 6
06 01 00 Site restoration
A. Open completion of construction activities the site should be restored in its
preconstruction condition to extent practicable
B. Unused materials, equipment, and temporary facilities shall be removed from the site
C. Final grading, landscaping, and vegetation shall perform as necessary to stabilize the site
and minimize erosion risk.

06 02 00 Site Handing Over


A. The site shall be formally handle over to the owner or their designated representatives
upon completion of site preparation activities
B. Documentation of site preparation including records drawings, inspection report and as
build surveys, shall be provided to the client for their record

06 03 00 Warranties
A. Contractor shall furnish a written material and labor warranty on the dwelling for a period
of one year after completion.
B. Contractor will show samples of carpets, siding and paint to the owner to obtain proper
color combinations for the house.
C. Contractor is to instruct the homeowners on the adjustment procedure of the anti-scald
shower faucets.
D. Contractor will instruct the homeowners on the location of furnace filters and the
approved
replacement schedule.

E. Contractor will instruct the homeowners on how to maintain and care for .25 treated
materials of decks and guardrail systems. Explain when to provide treatment, what to use
and why.
06 03 00 General
All labor and materials required to fully complete the job shall be furnished by the
contractor for a turnkey job. Standard materials necessary to complete the house, which are not
listed, shall be furnished by the contractor. The contractor shall comply with the write-up, floor
plan, Housing Rehabilitation Specifications and Model Energy Code and/or all local codes. The
construction will be inspected for full compliance of the minimum standards of the KRC
including amendments, and where appropriate, KHC Universal Design and Minimum Design
Standards. Upon completion of the house, all material, scrap, trash and debris shall be removed
from the property and the yard excavated and seeded with grass for a neat appearance. The
contractor shall contact for rough-in inspections in a timely manner and shall provide photos of
the foundation trench not poured and photo after pouring. Also, photos shall be required of the
foundation wall and pier alignment for placement of anchor bolts. Contractor shall be
responsible for notifying all applicable agencies for compliance and pay all applicable fees for
permits to complete the necessary tasks. Install a septic system or a service line to the city sewer
line, whichever is applicable, and install a new water line from existing water meter. The
installation must be inspected by the appropriate agency and a certificate provided.
