General Method Statement

1 Introduction
The Project site is situated in South Legon, Greater Accra Region, Ghana, within the jurisdiction of the
Ayawaso West District. This undeveloped area spans approximately 1.43 acres and is adjacent to the
Ghana Red Cross Society to the east and the Jiangxi International office building to the west. The
structural configuration comprises of 28 floor levels and 2 basement levels, utilizing a frame shear wall
system alongside a raft foundation and isolated footings.

The total land area of the project is approximately 5,250 square meters (75 m × 70 m), featuring a
combined raft and isolated footing foundation system with a frame structure. The two basement levels
below the ±0.000 elevation have a total built area of 10,224 square meters, while the 28 above-ground
levels have a total built area of 32,776 square meters. The tower structure is designated as a residential
apartment building (65.5 m × 16.5 m, Ground Floor + 28 Floors), complemented by a two-story podium
(Ground Floor + 1 Floor). The eaves height of the tower is 98.8 m, with the base elevation of the raft
foundation set at -11.675 m. A tower crane (70) is installed between axes 10-11/E-F, with an installation
height exceeding 120 meters, while a second tower crane (50) is located on the southern side of the site
for the handling and transfer of equipment and materials.

For more control, & closer follow up of the project, Construction activities on site shall be carried out
into different Zones, this is based on different functions, structural nature such as volume of work. The
primary work scope shall be to carry out shell and core activities for the above mentioned project. The
following presents the works zonal distribution trends:
Area A → Area B → Area C → Area E → Area D (phased interleaving completion).

2 Construction workflow (Shell & Core)


The construction sequence for individual structures is as follows :
Survey & Setting out works → Excavation works → Slope stabilization → Termite Control→
Foundation works→ Bottom slab cushion layer, waterproof layer, protective layer → Raft foundation
construction → Shear wall construction → Independent footing construction → Basement structural
work → Waterproof layer and protective layer for basement walls → Back-filling around the foundation
pit → Superstructure construction for the tower and podium → Masonry of infill walls → Plastering
works → Roofing works → Exterior wall plastering → Outdoor grading, drainage, and final cleanup →
Completion acceptance.

3 Construction Schedule (Project duration)


The project is scheduled to commence on January 5, 2025, and to be handed over on June 6, 2026,
resulting in a total duration of 518 days. For detailed information, refer to the construction progress
schedule table. Construction of the raft foundation in Area B will begin upon completion of Area A (total
concrete volume of approximately 2,600 m³, with two pours of 1,300 m³ each). Due to the influence of
expansion joints, staggered construction will be implemented between Areas A and B. Excavation,
replacement, raft foundation, and basement construction for Areas A and B are anticipated to take
approximately four months.

To ensure the safety of the adjacent Jiangxi International building, excavation in Area C will proceed
concurrently with basement work in Areas A and B, with timely backfilling to maintain pit stability.
Upon reaching the 18th floor of the tower in Areas A and B, excavation and foundation work in Areas
D and E will commence, with overlapping construction. The main structure construction for the tower
in Areas A and B is projected to take approximately 11 months (averaging 11 days per floor). Access
hoists & Temporary Elevators will be installed before reaching the 13th floor to facilitate concurrent
masonry work.

4 Scope
This Overall Method Statement applies for overall construction methodology for the entire Project.
Which shall comprehensively include works on shell and core and associated works. Based on the actual
site conditions, construction machinery, labor, and resources will be allocated in a balanced and rational
manner. The construction sequence will prioritize the foundation, followed by the superstructure, with
masonry progressing accordingly. The approach will involve a combination of regional and phased
operations, integrating large and small-scale workflows.

5 Purpose
This Method statement outlines the construction methodology and procedures to be followed on site.
This includes Staff, Labour and Equipments, which shall be utilized on site.

7 Project Organization
The Project organizational structure shall reflect the anticipated staffing level for all operations on the
project. The level of staffing will vary according to the project activities at a particular point in time and
as detailed in the staffing programme.
A Project Manager heads the Project Team and the key staff members reporting directly to him shall be:
 Project Manager.
 Quantity Surveyor
 Project Coordinator
 Chief Technical Engineer
Reporting to the Corporate Head Office and liaising with the Project Manager shall be the-
 QA/QC Engineer
 HSE Engineer
We have chosen the Senior Management for this project with several years of Construction Experience,
long service employees and staff members who have performed on our Joint Venture Projects in the
sub-Saharan Africa countries.
All staff employed on this project will have previous experience on high-rise building construction and
on high quality finishing. They possess the Technical Knowledge to understand the requirements of the
project. We believe in selecting people who communicate well and can operate in large project teams.
The key performance detailed areas required in the Management of the Major Projects are described:

8 Engineering
The development of the detailed designs and shop drawings from Contract documentation is seen as
critical to the success of this project. We have provided for a strong team to fulfill this requirement.
The components of Concrete Structure, Precast Concrete, Steel Structures if any and finishes are
identified as critical elements of the project requiring intense upfront effort to plan, Co-ordinate and
expedite information to ensure that construction can proceed in the most efficient manner.

8.1 Statement of Design responsibilities


Our role shall include but not limited to preparing shop drawings to develop the details to a stage suitable
for complete installation. In particular, this will include:
 The Coordination of all Mechanical and Electrical Installations with the structure and
other trades within the works.
 Production of shop drawings for structural elements

 Production of shop drawings for Architectural elements such as block works.

We will conduct a technical review of the design and specification of individual components to ascertain
their suitability for the project, when used separately or in combinations. Similar interfaces shall be
undertaken to provide comprehensive detailed solutions to junctions and interfaces. We have no direct
design responsibility unless specifically stated.

8.2 Methodology for Design development


The success of this project will depend upon how efficient we are in developing and processing large
volumes of information. We have tried and tested methods of handling information, which have proved
very effective on large complex projects.

We will establish and manage the following:-

 Detailed summary programme


Including all submittals in sufficient detail, and logically packaged to promote effective working by all
parties. The sequence of all submittal will take account of all procurement considerations. Priority items
shall be identified. The programme will include sufficient time for adequate review.

Engineering team / design review team

 To review and approve all Technical Submissions prior to submittal.


 To review the Engineering and Design elements and carry out checks prior to formal submission.
 This will also include the use of outside consultants where necessary.

MEP coordination team


Upon submission of our work program to consultants for review, the nominated MEP team from the
consultant’s activities shall be coordinated with our works to prevent delays in execution on site and also
enable us achieve our objectives within the shortest possible time.

Information and handling system


All submittals and Request for Information shall be recorded on a database to ensure efficient tracking
and reports produced on a weekly basis. All information shall be transmitted via a Transmittal
Document, recorded in a database and tracked to assist with information flow: -

Architectural and Structural review, Coordination and Approval of Shop Drawings will have dedicated
personnel.
On site Planners will provide detailed Operational and Look ahead Programmes to ensure that this
process happens in a Timely and Ordered manner.
Closely aligned with planning, procurement shall be managed under the Engineering Department and
will detail all components and track their purchasing, manufacture, transportation, and delivery to site.
Identification of problematic items and their resolution shall be managed form this department.
Development and approval of method statements shall be prepared in consultation with construction and
QA/QC Staff.

The interaction between site activities and information co-ordination shall be managed through a Request
for Information System. RFI, Submittals and Transmittals shall be all recorded and tracked through a
database system, with regular reports produced.

Construction machinery & Logistics:


The work shall be completed in one single phase. Construction activities shall be headed by our Project
Manager and Project Coordinator. Supervisors with suitable high rise buildings construction experience
shall be on site to ensure fast and accurate erection of the structures.
The Project Manager and Site Engineers will ensure adherence to details and coordinate with the
Construction Management Department on site. Planning Department will produce short-term look ahead
programmes.

Finishing shall be directly controlled by an experienced Construction Manager and will have
engineers/foremen specifically dedicated to control the identified critical work elements.

Whilst we have allowed a normal working on a seven days a week, certain operations such as concreting
will take place at night for which the night shift supervisor is allocated. Detailed schedule shall be
submitted at a later stage.

Plant and Logistic Coordinator shall be appointed for plant requirements and operational control thereof.
His responsibility will also include the control of all site storage, lay down and personnel and material
movement throughout the site. If one is not sufficient, we will ensure one for each tower. Below is our

Planning
The Planning Manager will co-ordinate with the Engineering and Construction Managers to provide a
forward planning and a historical reporting function. Primavera shall be used as Planning Software.

We believe that the programme is an essential tool used to assist us in effectively managing all aspects
of the Project. As such, we take great care and effort to ensure that a realistic, considered, and
comprehensive document is produced.
Planning Assistants shall be available to produce historical reports and look ahead programmes and
detailed records of progress.
Weekly and monthly reports shall be produced, the format of which shall be for contract documents.
Preparation, review and approval of all Engineering shop drawings shall be monitored relative to
programmed construction activity.
Subcontractor Progress Reports shall be received, analyzed, evaluated and incorporated in the overall
programme assessments. Identified problem areas shall be responded to by the Engineering and
Construction Managers.

Budget Evaluating Department:


The Budget Evaluation Department shall be responsible for internal cost management, preparation of
Contracts, prepares pay request valuations, measurements, pricing and agreement of variations to the
contract.
Cash Flow Management and account payments shall be facilitated from site.
Monitoring and ensuring compliance with the conditions of contract.
Measurement and payment of subcontractors and finalization of subcontractor accounts.
Coordination with the Construction and Planning Departments will allow cost forecasting to be an
integral of progress planning and management.
Final account agreement on a progressive basis with the Project Manager.

QA/QC Manager:

The QA/QC manager will report directly to the corporate QA Manager in order to ensure an isolated
assessment of non-conformances, but will also have access to consult the Construction and Section
Managers.

The QA/QC Manager shall be responsible with the technical and construction departments in preparation
of method statements for all operations.

Construction and subcontractor staff will undertake implementation with a preventive approach to
quality non-conformances.

QA/QC Staff will ensure that monitoring and checking regime for all operations are documented and
shall be liaised with consultant staff to achieve acceptance.

This process will not just cover construction operations but also off site manufacturing and procurement
processes.

Operation and Maintenance Manuals shall be produced for project handover.

Safety:
We are aware of the particular sensitivity of this site, being an occupied site it will place upon us the
responsibility for careful consideration of each work item, its potential impact, and preventive measures

that needs to be in place before works proceed. We strongly support the preparation of method
statements, their review, discussion and the use of pre-construction meetings to reinforce and
communicate what has to happen.
 The Safety Officer on site will have an experience in high-rise residential apartments
construction, essential on a project of this nature.
 Reporting shall be directly to Corporate Safety Department in order to ensure isolated assessment
of safety non-conformances, but also having access to the Construction and Section Managers.
 Regular daily monitoring of site activities shall be undertaken.

 Regular meetings with Main Contractor and Subcontractor’s representatives will ensure clear
lines of communications.
 Housekeeping and maintenance of a clean working environment shall be liaised via the Site
Safety Officer.
 First Aid facilities and the nursing staff shall be the responsibility of the Site Safety Officer.
 The Site Safety Officer will investigate proactive accident prevention programmes.
 Tool Box talks shall be conducted as per Project Safety Plan by the Site Safety Officer / Engineer.

9 Site Organization
9.1 Methods for Materials accessing the site
The construction site is bounded by two temporary site for our local and Exparts accommodation area,
Offices, storage areas and Plants storage areas. The size of the site and the arrangement of the structures
to be constructed result in limited areas for access and lay down which if not controlled could lead to
congestion and general slowing down of site activity. Access arrangements will vary at different stages,
being impacted of the construction of the water tank, the car park re-opening and the construction
of the new car park.
Our approach to limit this congestion shall be to implement a combination of the following:
 We will make use of off-site storage / fabrication facilities to pre-assemble components ready for
site installation. To develop an approach that results in the greatest possible utilization of site
space. This shall be achieved by introducing precast for Car Park. Unitized units for aluminium,
ducts fabrication, etc.
 Pre-packaging and palletization of materials: All materials, where possible shall be palletized
for site delivery. On arrival, they shall be hoisted to position by crane or handled by forklift on

to the hoist loading gantry empty pallets shall be removed from site if no space for storage is
available.

 The employment of just in time delivery philosophy. The use of short and medium term
programming techniques, together with the employment of a dedicated procurement planner will
ensure that deliveries are planned to occur when needed, not before.
 Defined Lay Down and Storage Areas. Site access shall be demarcated and sign posted.
Laydown areas clearly demarcated and prepared to ensure ease of handling and movement of
materials.
 Rigorous control over site housekeeping and logistics. The employment of a dedicated Site
Logistics Coordinator reporting to the Construction Manager will ensure that there is a plan for
each component delivered to site.
 Effective rubbish removal. We plan to have a loading gantry situated at the base of the hoist
incorporating a facility for filling skip waste bins direct from the aces hoists. Rubbish materials
from the floors shall be loaded into a purpose made wheeled bins on each floor which shall be
brought down at night and disposed of via these skips.
 Cantilevered Loading Gantries shall be employed at various levels to suit progress and facilitate
the loading of palletized materials using the site crane age.
 Efficient Vertical Transportation: we will provide suitable capacity for vertical transportation.
On tall structures, the ability to move personnel and material vertically in an efficient manner is
paramount to achieving the production levels required to meet the demanding programme of this
project. This shall be controlled by the Section Engineers, Foremen and in Coordination with
the Site Safety Officer.

9.2 Temporary works to ensure Safety of adjacent roads


Prior to the execution of any work related to excavation, we will prepare a detailed method statement.
This will include reference to adjacent structures, roads and underground services.
Potential problems shall be identified and specific measures developed to deal with the particular
circumstance. Temporary shoring, traffic diversion, support of existing services will all be considered
and used where necessary.

9.3 Traffic Management


Access to the site shall be defined and manned with control booms or gates. Due to the restricted area
on site and as previously described, deliveries to the site shall be planned and controlled. Staging areas
shall be arranged off-site if needed to structure the sequence of deliveries to site to suit construction
activity and ensure that congestion does not occur. Signage shall be erected to clearly direct deliveries
to demarcated off loading and set down points. A Site Organizational layout shall be shared indicating
swift access to site with delineated access routes for ease of construction activities on site.

Access onto site for construction traffic shall be at the Corniche side for the new building block. One
entrance and one exit shall be created at South and North side of the plot of land. Offloading shall be
directly from the truck to final position wherever possible. Limited lay down areas shall be provided in
the V-Shape area between new and existing buildings. Occasionally off-loading may be carried out from
the adjacent vacant plot if permitted and the side passage adjacent to the store warehouse.

Other than two VIPs vehicle, no private vehicles shall be allowed to park on site.

Safety signage shall be provided and maintained on the hoardings interfacing between the general public
and the construction site.

The enclosed site layout indicates our intention regarding the positioning of Construction Offices, Lay
down areas and equipment.

Application shall be made for a Temporary Power Supply; however, we will provide temporary
generators for the initial construction period, until the time temporary power is provided. As when the
permanent power shall be available by that time, we will start commissioning major plant.

A Site Logistic layout shall be developed showing detail of the major plant items and temporary site
facilities indicating the position and size.

9.4 Offices and Storage


Offices shall be those currently erected on site for Main Contractor’s Staff. Additional site offices shall
be constructed for subcontractors.

Main store shall be constructed as well in addition to some sub stores on different levels of the building
as construction progresses. It is intended that the majority of the operational staff and subcontractors will
eventually be located at the temporary facilities yard at the west side of the plot. This will include
labourers change rooms, prayer rooms, canteens, first aid rooms and sub stores rooms. Access routes to
and from the site shall be demarcated and strictly controlled to ensure that the movement of the labour
does not affect the operation of the existing structures.

9.5 Welfare facilities


Ablution facilities in the existing offices shall be used for site staff. Temporary facilities shall be located
on the ground floor of the existing car park to be relocated once this area is handed back to the Client or
needed for permanent works.

Welfare facilities shall be provided within the individual building structures thus supplementing to the
main facility and will allow workers to remain in their operational area for the greater part of the day,
avoiding inefficient movement to and from the workforce.

Urinals to all floors shall be provided. A prefabricated units and a waste and water riser shall be installed.
Water line shall be piped up with the header tanks installed on every alternate floors. Drinking water
dispensers shall be installed on alternate floors alongside urinals. Cleaners are operating under the Site
Safety Officer and will ensure cleaning of the facilities is undertaken.

Movement of personnel up and down the tower blocks shall be by goods/personnel hoists, two cages
shall be installed on the tower block with 2-ton capacity in each cage.

Construction staircases shall be installed in the cores to provide access in these areas that are being
constructed in advance of the floors.

First Aid Boxes and Fire Stations shall be installed in every floor.

Designated eating areas shall be provided on various levels as required together with rubbish bins, from
which the waste material shall be removed and cleaned on a daily basis. This restricts the vertical
movement of labour at meal times, thus reducing the pressure on hoisting facilities.

9.6 Rubbish Removal


A clean working environment shall be an important part of our approach to the project. This shall be
dealt within the following manner: -

A cleaning team headed by a cleaning supervisor and directed by the Site Safety Officer, who in
conjunction with the Construction and Section Managers will co-ordinate the allocation of such
resources as necessary.

The maintenance of a clean site shall be the responsibility of supervisory and subcontractor’s staff who
will ensure their working areas are clean on a daily basis.

Removal of concrete waste shall be undertaken using tower cranes and lifted directly off the floors.
Temporary refuse shuts shall be provided on working floors and rubbish loaded into them. These bins
shall be discharged into the waste vehicle bins adjacent to where the hoists are located

Food waste from eating areas shall be loaded into rubbish bins located in the eating areas, removed from
the building after each meal and loaded into the waste vehicle bins.

Any hazardous waste which have been identified shall be disposed of in an appropriate manner in
compliance with local authority regulations.

A specialized contractor will undertake a regular assessment and treatment of the building in order to
maintain a Rodent Control Programme.

10 Preconstruction Activities
Prior to start, the Planning Manager will produce the Proposed Construction Programme that will include
the following: -
 Subcontractor Procurement Schedule.
 Material Procurement Schedule
 Histogram
 Design Drawings/Shop Drawings Procurement Schedule.
The above schedule shall be containing of detailed information of subcontractors, materials and shop
drawings. The information will include the dates of when the subcontractors and the materials shall be
on site, duration of materials order, manufacturing and shipping and when shall be given for critical
items and long lead items.
All the programmes and schedule shall be submitted for Clients approval as per the Milestone details by
Contract Documents.

11 Project Execution
11.1 Demolition
In the case of any demolition, it shall be carried out in the following sequence. Each phase shall be
tackled simultaneously.
Areas shall be demarcated and hoardings erected where necessary to protect the public. Warning notices
shall be posted as required to ensure that the existing tenants and the public are not inadvertently stray
into risk areas. Scaffolding shall be erected in the passageway, with protective fencing and screen to
protect the public and vehicular traffics during demolition.
The existing roof waterproofing system on car park shall be lifted and removed from site in the areas
affected by demolition.
Parts of the topping concrete covering the hollow core slabs will then be removed using pneumatic
breakers.
The precast planks shall be freed, using pneumatic breakers, with temporary propping installed as
required. When free they shall be lifted out using mobile craneage directly onto trucks for removal from
site. Areas out of crane reach shall be broken down into sizes suitable to be maneuvered to within crane
reach and capacity.

Beams shall be propped and then cut using diamond saw at critical locations where portions are to remain
for new construction. Beams shall be lifted out in manageable sections and loaded onto trucks for
removal from site.

Beams and columns shall be trimmed back to expose rebar for new construction using hydro-demolition
techniques, with cutting jets mounted on purpose made rigs as required to suit each location. Walls shall
be demolished using a combination of pneumatic breaker and diamond saw.

Surface beds shall be demolished with pneumatic breaker. Shallow saw cuts would be made to form a
neat joint for new construction. Areas shall be over broken to expose sufficient lap length for re-
connection of reinforcement.

Removal and re-profiling of the existing pile caps to suit new construction shall be carried out using
traditional and hydro-demolition techniques. When that portions of the existing reinforcement mat shall
be cut away with approval of the Client to allow access for the hydro demolition arm and cutting jet. A
detailed method statement for sheet piling, shoring and dewatering those foundations shall be submitted
for demolishing and re-construction of the deep pile cap.

11.2 Setting out


Setting out shall be preceded by meeting of our site technical teak to agree on all benchmark locations
and spot heights. This meeting shall comprise of all the consultants and the Clients representative, along
with the site and project managers and the surveyor.
Levels would be decided based on the sea level and the existing road and ground levels, so that cut and
fill is reduced as much as possible.
Setting out information:
We shall produce shop drawings for setting out coordinates upon request for copies (hardcopy and/or
electronic copy) of Consultant’s setting out points. Prior to the work commencement, construction
drawing shall be reviewed to check of its latest issuance for construction and all essential details are
given. It shall be checked that the intermediate dimension agreed with the overall dimension.
The setting-out shall be made at the beginning stage of the work by referring to the construction
drawing and all reference points shall be made necessary for the entire work. This shall be acquired
and develop method of checking and cross-checking on all setting-out operations. When principal lines

and levels haste be set-out, it would be advised to be the relevant persons.

Layout and Marking


Temporary benchmark shall be set near working area by measuring traverse. We shall set more control
points to control all site infrastructure work. These control points shall be declared under witness
of client representatives, and frequently report the displacement of coordination.
Layout and marking shall be marked using surveying equipment having a valid calibration certificate
and shall be verified by QC.

11.3 Excavation works


Excavation by Mechanical Means
 If required trial holes shall be dug with mechanical tools to confirm the locations of existing
services before carrying out excavation using the excavators to widths, lengths and depths as
given in the specification/drawings.
 For foundation excavation, we shall keep the bottom layer of minimum 15cm undisturbed while
mechanical excavation and subsequently remove this layer manually when the blinding concrete
is about to be placed. This prevents softening or deterioration of the excavated surface. If hard
strata appear then jackhammer and breaker shall be used.
The depth of excavation shall be determined by reference to Excavation plan. Reference to the
Geotechnical report shall be made to inform us on any soil replacement activities.

Open Excavation
We shall carry out open excavation at a depth in reference to the contract drawings and specification
from the property line. Lastly, individual excavations shall be carried out for all isolated Pad footings.
 The excavator shall continue to excavate prior to slope stabilization works at excavation area.
 Excavation depth for discharge area from ground level shall be according to drawings.
Excavation profiles shall be followed the required shape, alignment.
 We shall identify and mark the location of the excavation line away from the property limit and
12 meters from the building frontage since the site in consideration is limited.
 Our Supervisor shall monitor the excavation for safety requirement. Slope stabilization
excavation to design depths shall be done using backhoe.

Excavation on Pipelines, Concrete Valve Boxes, Manholes and Miscellaneous Foundations


 Excavation for pipe lines, concrete valve boxes, manholes and appurtenant structures shall
include the work of removing all earth, sand, gravel, quicksand, stone, loose rock, solid rock,
clay, shale, cement, hardpan, boulders and all other materials necessary to be moved in
excavating the trench for the pipe and other structures; maintaining the excavation by bracing,
dewatering or well pointing to prevent the sides of the trench from caving in whilst in progress.
 Trench support system shall be suitable for the soil structure, depth of cut, water content of soil,
weather conditions, superimposed loads, vibration. This method shall ensure safety of workers
in the trench.
 Sloping stabilization to the sides of excavation to the angle of repose shall be carried out make
the soil remain safely at rest.
Cutting and Sloping the Sides of Excavation
 Whenever there are chances of sliding, we shall carry out slope stabilization of excavation. Trim
the slopes by hand or be mechanical means to uniform batters. Trim any rock or boulders
appearing in the face of the slope and remove it altogether if it seems unstable.
 If any rock is removed, fill the resulting void with compacted material.
 Any overhanging, loosed or unstable material shall be removed.
 In cutting where the strata consist of earth overlaying rock which is required to be cut to a slope
of 1:2, the face of the rock shall be given its appropriate slope up to the junction of the rock and
earth and the latter shall be stripped to form a bench and sloped to the gradient as specified.
 Unless otherwise specified, excavation in rock shall extend to at least 50mm below the specified
formation level and backfilled with approved materials.

11.4 Slope Stabilization works


Based on the analysis of the geotechnical report and the surrounding environmental conditions of the
foundation area, including the locations of nearby roads and buildings, foundation characteristics, and
considering factors such as construction space, placement of personnel, and construction loads, it is
recommended to use a combination of three slope stabilization measures: "soil nail wall approach,
shotcrete anchorage approach, and retaining wall piles" prior to complete the foundation pit

construction. The purpose of this document is to establish the procedure for the slope stabilization
during the open-cut excavation for the building foundation works.

Methodology
Construction of Scaffolds on slope.
Scaffolding shall be installed safely using GI scaffold pipes of min 2” diameter and secured using an
appropriate clamp. For safety reasons, no tie wires or other methods of securing the GI pipes shall be
used except the approved clamps.
As the slope at the site is steep (40-60 to horizontal) and high, proper scaffolding must be used and
additional bracings must be made to ensure its safety. Working platforms shall be installed and all
workers shall wear safety belt/harness while working on the scaffolding.
Based on the geological survey report for the Selton-Skye project and the characteristics of surrounding
buildings and structures, the earthwork for the slope stabilization works is divided as follows:
In Areas A and B, where the main building is located and the excavation depth is approximately 12
meters near the road, it is recommended to use sprayed anchor support (if coordination with municipal
authorities allows for the removal of the existing wall near the road and the extension of a temporary
wall outward by 2.5 meters, the increased slope factor of the foundation pit may consider soil nail wall
support). In Area C, due to proximity to the CJIC Tower, it is recommended to use retaining wall piles
for support. The remaining Areas D and E are suggested to use soil nail wall support.

Drilling & installation


 Prior to drilling, the slope shall be cleared of loose material.
 Survey & mark the location of the soil nails on the slope with a peg or spray paint.
 We shall use GI pipes or other appropriate supports, lift and position the drilling rig at the first
drill location.
 Then install the drill rod and drill bit and level the machine using an angle level to the required
tilt
 When drilling is done using an air compressor connected to the drill rod and bit We shall
assemble the air compressor and suitable air hose to the rig.
 The air compressor will deliver compressed air to the machine while drilling is done. The drilled
soil shall be flushed out of the borehole using the compressed air.

 We shall advance the drill bit a little at a time depending on soil hardness. Adjust the air
compressor air flow rate to suit type of soil, whether dry or wet soil accordingly.
 Upon completion of the borehole, withdraw the rods completely.
 Insert the prefabricated soil nail rebar into the hole. Ensure spacers are installed on the bars,
typically at 2m c/c. For joints, use an approved coupler to join the rebars.
Grouting works
 During the insertion of the rebar for the soil nail, a tremie pipe is also inserted together till the
tip of the rebar.
 For grouting works, we shall setup the grouting plant consisting a mixer, tank and diaphragm
pump (powered by air compressor) or piston pump at the base of the slope.
 Mix the cement according to the grout specification.
 Filter the mixed cement grout and contain it in a tank.
 Pump the grout mix using a pump via the tremie pipe into the soil nail.
 Upon completion of grouting, withdraw the tremie grout pipe.

Shotcreting works
Normal dry-mix shotcrete operation
 We will excavate certain depth (if require) and trim face to receive shotcrete.
 We shall install steel mesh held down by short steel rods drilled/ hammered into the slope at
approximately 2m c/c.
 Shotcrete shall be batched by volume using a wooden box of volume equal to one 50kg bag
cement.
 Mixing shall be by drum mixer for approximately two minutes.
 Shotcrete shall be conveyed by dry process through hose. Pipes may be used for long
conveyance distance.
 The nozzle man shall hold the nozzle at a distance of 600mm to 1200 from the shotcrete surface.
 Shotcrete shall be installed in layer not exceeding 100mm each and allowed to set before
applying the next layer. The finished surface shall be rough cast natural shotcrete finish.
 Curing shall be by water spray at least once a day for 4 days.

Retaining Wall Support at Zone C


At Zone C boundary, near the CJIC Tower along axis H to axis A (approximately 35 m), it is
recommended to use retaining wall pile support with mechanical bored piles.
 Mechanical Bored Piles: The arrangement of piles shall be positioned 1 meter from the CJIC
wall, based on the foundation design requirements. During construction, control the deviation
between the well centerline and the design axis. The mechanical bore diameter shall be 300
mm, and the bore depth should be 8 m (greater than the bearing layer depth).
 Reinforcement Cage Fabrication and Installation: Reinforcement cages should be made in
segments, with joints welded.
 Concrete Pouring: Control the quality of concrete compaction to prevent water accumulation
and sediment at the bottom of the hole.

 Construction Monitoring and Adjustments: Monitor the construction process and adjust the
plan based on monitoring results.
 Safety Measures: Strictly adhere to construction operation regulations to ensure safety.

Drainage at Toe of Slope Stabilization

The top of the foundation pit should be sloped with a gradient of 5% to ensure smooth surface drainage
and prevent surface water from affecting the pit. A drainage ditch should be established 1.0 m outside
the top of the pit, using C20 concrete, with cross-sectional dimensions of 50 × 50 cm and a thickness of
10 cm. The drainage ditch should connect with the existing drainage facilities to facilitate rainwater
discharge. A drainage ditch should be installed around the stabilized slope, also using C20 concrete, with
cross-sectional dimensions of 40 × 40 cm and a thickness of 10 cm, with a collection well every 30 m,
with a depth of 50 cm and cross-sectional dimensions of 50 × 50 cm.
Additional Proposal shall be indicated below for approval.

11.5 Dewatering system


General Description
The scope of this method statement is to establish a working methodology to ensure that the
dewatering system is installed to the required standard in order to lower the groundwater level below
excavation formation level and provide a dry working platform. If excavations are to go to a level below
the groundwater table, then the dewatering system is required to lower the groundwater table below
trench formation level and to provide a dry surface necessary to execute the works. The dewatering
system has been designed for the following parameters:
 Ground Level
 Existing Water level
 Target Level
 Extent of Site
The dewatering shall be based on perimeter well points or sump pumps at the deeper end of the trench.
Pumps shall extract water directly from the sumps through suction hoses equipped with a strainer at the
submerged end.
Water from the dewatering system shall be pumped to existing public drainage system around the Airport
city enclave.

Work Methodology

 The existing condition utility drawings shall be checked prior to establishing the locations for
the dewatering work.
 Permit for excavation shall be taken prior to start of excavation.
 The excavated areas shall be properly marked with safety signages as per the requirement.
 The dewatering can be done using open cut trench method or well point method as per the
requirement at site.
 Sump pits shall be excavated near the site.
 The capacity of each pits shall be as mentioned in the above referred drawing.

Shallow Excavation Areas (Open Cut Trench)

 The surveyor shall mark the set out lines as per the approved shop drawings.
 Excavation for the open cut trenches will start from deep to shallow by step cutting method as
per the site soil condition.
 When the excavation reaches below ground water table, the sump pumps shall be installed at the
end of the excavations or at manhole locations as per site requirements.
 Sump pumps shall be installed in metal or uPVC screen casings, surrounded with aggregates
below the level of excavations in a ditch, where the pump can be comfortably submerged.
 After dewatering of the excavation level is completed, further excavations shall be carried out as
per the requirement, following above mentioned steps until the excavation work is completed.
 The sump pumps shall be kept at the dewatering location until the completion of the entire
activity.
 The discharge hose shall be provided for working sump pumps at site for continuous dewatering
or as per the requirement.

Deep Excavation Areas (Well point boreholes)

 Our Surveyor will set out the sewer lines as per the approved shop drawings.
 Up to ground water levels the excavation area will lower with an additional width of 1 m both
sides, so that the well point pipes (the uPVC casings) can be kept uninterrupted while consecutive
excavations are in progress.
 The well points shall be installed to the adjacent areas of the main excavation locations.
 The area shall be of sufficient width to allow the drilling machine access and be relatively firm
and level. Prior to commencement of well points installation works, the alignment area shall be
leveled to at least .25m to 0.5m above existing groundwater level.
 The well point alignment shall be set out by surveyor with survey stakes at approximately 10 m
spacing.
 The well points shall be drilled at 5.0 m (as per requirement) spacing and individual bore hole
locations shall be located by the supervisor using a tape measure between the survey stakes.
 The drilling machine shall open hole augur 450 mm diameter holes vertically downwards up to
a depth of approx. 5 to 8 m. the quantity and the size of the hoses shall be based on provision of
low friction losses.

 The auger is then removed and the drilling machine set up on the next holes and repeats the
process.
 Alternatively jetting operation shall be used to make bore holes, as necessary.
 By using the excavation in the lower area, the drilling or the jetting operation for placing the well
point pipes with aggregate surround shall be made.
 Upon completion of the installation of the pre-determined number of well points, the well points
shall be connected to the header pipes by means of suction hoses with necessary leak proof
connections to suck the ground water from the area with the help of dewatering pump.
 The header pipes will pump away the ground water via discharge hoses to the already prepared
lagoons at the designated locations.
 For deep excavation areas, the excavation and lowering shall be done as per the required levels
by taking away the ground water via open channel connected to the submersible pumps or by
well point pipes connected to the dewatering pumps; as per the requirement and ground water
condition.
 For making open cut trenches follow the method given above and repeat the process.
 Well and well points shall be installed with suitable filter and screens so that continuous pumping
of fines does not occur.

In the areas where vehicular crossings are required, sleeves shall be installed to enable continuous access
by vehicles. For haul road and access road sleeves should buried in trenches under the road level. Ramps
shall represent a suitable alternative in low traffic.

Discharge arrangement

 We shall lay flat hose for connecting the discharge from header pipes to the existing drainage
system.

Existing drainage management

 Water levels in the existing drainage shall be monitored on a daily basis for overflowing of the
same.
 In case the discharge is at a higher capacity than the functional existing drainage, the following
measures can be opted for:
 Water can be diverted to the nearby drainage systems as mentioned if required.

11.6 Concrete works


Blinding
After termite control, a 10cm (per technical specification) thick blinding shall be casted & after curing
the water proofing will proceed as per specified layers and drawings and then shall be protected with
5cm screed layer.
After completion of water proofing works and screed protection, raft foundation work shall be carried
out by fixing rebars and shuttering for the sides of the raft. After completion of rebars fixation for bottom
and top layers, shuttering the sides and installing the utilities pipes, casting preparation will take place
and the raft foundation shall be poured using the adequate number of tans mixers and concrete pumps.
The execution of raft foundation shall be as per the zoning strategy, 2 crews shall be available for
executing the foundation works and shall be working in parallel. the sequences of works and movement
of crews shall be illustrated in the attached plans.

Where concrete is to be placed on the rock, loose, shattered or unsound rock fragments shall be removed.
Immediately before placing the blinding concrete the rock surfaces shall be thoroughly wetted so that
water is not absorbed from the blinding concrete.
Vertical faces of strip footings, bases and slabs may be cast against the faces of excavation provided:
 Prior approval shall be obtained
 The faces shall be sufficiently accurate and stable
 Support to faces is withdrawn progressively as concrete is placed
 Adequate measures shall be taken to prevent contamination of concrete
 Faces of the wall must be cast against formwork
No concrete shall be placed in a foundation until the extent of excavation and the character of bearing
material have been approved and no concrete shall be placed in any structure until the placement of
reinforcing steel and the adequacy of the forms and falsework has been approved.
Unless otherwise shown in the drawings or specified elsewhere, all concrete placed below ground level
shall have a minimum protection to its outside faces as follows:
 Underside – Protected by the laying of a grade 1000 approved polyethylene sheeting on the
blinding concrete. The sheeting shall be returned up the outside faces of the concrete and suitably
sealed.
 Sides – Coated with 3 coats of an approved flexible damp and vapor-proof liquid membrane
conforming to the contract specification.

Arrangements for premature stoppage of a pour shall be agreed and in place before work starts. Should
premature stoppage of a pour occur, the Contractor shall notify the Engineer and agree with him the
extent and timing of any necessary remedial work before the resumption of placing. Coring tests or Non-
destructive testing may be required as directed by the Engineer, to verify the quality of the concrete
bonding interface.
Procedure of Work
 After reaching the formation level, the final level shall be controlled and monitored by the
Surveyor.
 The final level of excavation shall be trimmed, cleaned, thoroughly compacted and
 consolidated.
 Rollers and plate compactors shall be deployed at the formation level to carry out compaction
works, as necessary.
 After preparation of the surface, installation of earthing shall be done prior to cast blinding
concrete.
 Blinding concrete shall be done as per approved Method Statement for Blinding Concrete Works.
 The Surveyor shall be responsible for the control and monitoring of the final levels of blinding
concrete.
 After curing and obtaining approval of the blinding concrete, a surface preparation shall be done
prior to commencing Waterproofing works.
 The surface of blinding concrete shall be smooth and even finish with no sharp projections or
abrupt steps, clean and free of loose stones or debris.
 The waterproofing membrane shall be as per the approved material as shown in the approved
shop drawings.
 Approved external/internal waterstops shall be installed for areas of construction joints and
expansion joints as per approved Shop Drawings.
 Upon approval of waterproofing works, preparation for concrete casting shall follow.
 The installation of formworks and reinforcement shall be done with the strict supervision to
ensure damage to the installed waterproofing shall be minimized and/or in any case of damage,
location shall be reported to do the repair works prior to move on to the next stage of work.
 The upturn to the edge of forms shall be installed with sealant from the top of the membrane to
avoid grout runs behind the membrane.

 During installation of reinforcement, inspection shall be done after installation of first layer of
reinforcement to point out the damaged areas since it shall be difficult to do repair once the
second layer of reinforcement was installed.
 Approved spacers shall be installed prior to install the formworks.
 Concrete pouring the for concrete thickness of ≥ 600mm shall be considered as mass concrete
and shall be done.
 Kicker sections of walls, columns etc. where used, shall be cast monolithically with the base slab
and compacted in such a way that their strength and other characteristics are at least equal to
those specified for the whole member. Kickers shall be done as per approved shop drawings.
 Curing shall be done using approved curing compound.
 All the joints shall be prepared in accordance with the technical specification.

Concreting of Retaining Wall and Vertical Structures


 All the retaining wall formwork shall be done considering active pressure.
 Rigidity of formwork shall be ensured by the competent person before starting the concreting
operation.
 One side of formwork shall be installed to ensure installation of steel in the form of steel cages
shall be done accurately. Concrete spacers shall be pre-installed prior to lifting and installation
of steel cages.
 Internal face of formworks shall be applied with approved form release agent.
 Any welding works shall be done as per approved Welding Procedure for Steel Reinforcement.
 After inspection and approval of the installation of steel reinforcement, closure of the formworks
shall be done. But prior to this, we shall ensure that approved bonding agent is applied.
 As far as possible horizontal construction / cold joints shall be avoided. Vertical joint shall be
provided.
 Height of each pour shall be limited to 400mm to ensure proper compaction of concrete. In case
of narrow section, form windows shall be provided as described by the Engineer following
approved shop drawings.
 Concrete casting shall be done from construction/expansion joint to construction/expansion joint
as per approved drawings. Concrete termination at intermediate location will not be acceptable.
 Concrete compaction shall be done using suitable compaction techniques approved by the
Engineer and ensure standby equipment are available at all times.

 During the casting, periodic checking of the verticality and stability of formworks shall be done.
 Columns and vertical structures shall have corner chamfers.
 Vertical concreting shall be cured by approved curing compound as approved by the Engineer.
 All loose material shall be removed before starting construction joint between vertical members
and vertical to horizontal structural connections before proceeding further. All joints shall be
prepared following the specifications.
 Any defect in concrete shall be recorded including the severity of defect. Before repairing any
defect, the Engineer shall approve the repair procedure.
 All column/wall bars extended above top of slab or connecting beams as mentioned in the
approved IFC drawings and shop drawings shall be protected from deterioration and rust
formation.
 Throughout the execution of the work, MEP clearance shall be secured.

Mass Concreting
 Mass concreting shall be considered when the thickness of the member is more than 600mm.
 The peak temperature of concrete shall not exceed (particularly in mass concreting) 70 degree
for a mix comprising of OPC or SRPC (Sulphate resisting Portland cement) and shall not exceed
80 degrees for a mix containing MS (micro silica).
 The temperature difference from core to surface in a cast-in section shall not exceed the limits
mentioned in approved ITP unless it can be demonstrated, by measurement of coefficient of
thermal expansion of the concrete to be used, that a higher value can be used without risk of early
age thermal cracking. Cooling and/or insulation of the concrete shall be carried out as necessary
to maintain the above conditions.
 If it can be shown to and approved by the Engineer that with the nature of the construction and
the concrete mix concerned, a higher temperature will not be detrimental to the concrete
performance. When the concrete temperature exceeds these limits, the Contractor shall inform
the Engineer and investigate the cause.
 Prior to commencing any large pour concrete placement (generally > 1m section), the Contractor
shall submit a Thermal Control Plan to the Engineer for approval for each mass concrete structure
component. The Thermal Control Plan shall be based on the design assumption that cracking of
the concrete as a result of heat of hydration shall not occur.

 Analysis shall be performed to determine the maximum allowable temperature differentials


between the hottest point of the concrete and the exterior faces. The size and sequence of the
pour shall be planned so as to minimize the internal and external restraints and associated thermal
and shrinkage cracking.

Thermal Control Plan shall include the following:


a. Dimensions of each typical mass concrete placement, including all locations in the structure to
be represented by that placement.
b. Types and dimensions of materials to be used for mass concrete forms and insulation, and time
frames for when the concrete forms and insulation shall be removed, including time periods for
removal and reinstallation of insulation where required as part of the thermal control plan.
c. Assumptions for average ambient air and average surface rock temperature for time period of
placement and curing of each typical mass concrete element.
d. If multiple lifts with time delay are proposed, provide lift height and define time delay between
lifts.
e. Include a placing diagram showing the typical mass concrete placement sequence and
construction joint locations, if any.
f. Identify areas where steep cooling gradients may occur, and how cracking shall be
avoided.
g. Predict peak temperature, peak differential temperatures and at what approximate times they will
occur.
h. Define allowable time periods for placing or removing insulation and or forms.

Roof Slab
 Our Surveyor shall prepare the layout by establishing the required elevation such as slab soffits,
elevation of top bars, top of slab, etc.
 The scaffolding shall be assembled below slab soffits. Staging and bracing shall be done as per
approved formwork drawings.
 All connection shall be applied with sealant to minimize bleeding of concrete during pouring.
 Formwork release agent shall be applied on the internal face of formworks.
 The reinforcing bar location shall be marked on the plywood for ease of reference.
 All MEP penetrations and embedded items shall be marked and ensure it is in placed prior to cast
concrete. MEP clearance shall be secured prior to cast concrete.
 The reinforcement shall be installed as per approved reinforcement drawings.
 The formworks and reinforcement shall be inspected and approved prior to concrete pouring.
 During concrete placement, competent formwork Supervisor shall be available to monitor and
validate stability of installation.
 The Surveyor shall monitor levels, verticality, and alignment of structure throughout the work.
 Concrete casting shall only be terminated at every construction/expansion joint.
 Concrete compaction shall be done using suitable compaction techniques approved by the
Engineer and ensure standby equipment are available at all times.
 Curing shall be done using approved curing compound and in accordance with the technical
specifications.
 Any defect in concrete shall be recorded including the severity of defect. Before repairing any
defect, the Engineer shall approve the repair procedure referring to the technical specifications.

Concrete Strength Test Sampling


 All samples and tests shall be carried out in accordance with approved ITP and approved mix
design.
 Samples and fresh concrete will normally be obtained from the concrete mixer during discharge
for slump tests and cubes.
 Each sampling will consist of at least 7 specimen cubes; 2 tested at 7 days and 3 tested at 28 days
as per relevant specification. Additional samples to be tested at the discretion of engineer.
 A minimum of one sample shall be taken of each mix every day the mix is used.

 Samples shall be taken at the average rate of one sample every 30 m³ of concrete or fractions
thereof for the first 90 m³, then one sample every 100 m³ of concrete or fraction thereof when
continuous concrete production reaches up to 2000 m3 and later of one sample every 200 m³ of
concrete or fraction thereof when concrete production exceeds 2000 m³.
 A test shall be the average of the strength of the specimens tested at the age specified. If a
specimen shows definite evidence other than low strength, of improper sampling, moulding,
handling, curing, or testing, it shall be discarded and the strength of the remaining cylinder shall
then be considered the test result.
To conform to the requirements of this specification, strength tests representing each class of
concrete must meet the following requirements:
 The average of any three consecutive strength tests shall be equal to, or greater than, the specified
strength, f’c, and
 When the specified strength is greater than 35 MPa, no individual strength test (average of two
specimen tests) shall be less than 0.90 f’c.
 If works test specimens fail at 28 days, the Contractor shall suspend concreting operations and
shall not proceed further without approval. The Contractor shall carry out in-situ testing of the
suspect, in the presence of the Engineer. All defective work shall be replaced and retested to the
satisfaction of the Engineer.

Testing of Concrete Cube Samples


Cubes shall be numbered consequently and marked:
 Time, date and name of individual
 Section of work from which samples are taken
 Mix reference and delivery note number
 Name of technician
 And any other relevant information
The slump, concrete temperature and air temperature in the shade shall be taken and recorded every time
cubes are manufactured.
When consolidation of concrete is by rodding procedure, the concrete shall be placed in mould at 3 layers
of equal height. Rod each layer 25 strokes. Rod the bottom layer throughout its depth. Distribute the
roddings uniformly over the cross-section of the mould. For each upper layer, allow the rod to penetrate
through the layer being rodded and into the layer below about 25 mm. After each layer is rodded, tap the

outsides of the mould lightly 10 to 15 times with the mallet of 0.6 +0.2 kg, to close any holes left by
rodding and to release any large air bubbles that may have been trapped. Use an open hand to tap light-
gage single-use cylinder moulds which are susceptible to damage if tapped with a mallet.
 When Self Consolidate Concrete is used, the concrete specimens shall not be consolidated in
moulds and it shall be placed in single lift then leveled with minimum manipulation.
 All samples shall be moulded at jobsite on a leveled surface area to within 20 mm per meter.
 Immediately after moulding and finishing, the specimens shall be stored for a period up to 48 h
in a temperature range from 20 to 26 °C and in an environment preventing moisture loss from
the specimens.
 Specimens shall not be transported or handled until at least 8 h after final set.
 Transportation time from site to laboratory for final curing and strength testing shall not exceed
4 hours. Specimens shall be protected from direct sun or rapid evaporation and placed on cushion
layer to reduce vibration.

Concrete Repair
 Any defect noticed in concrete shall be rectified by methods approved by the consultant and
client.
 This method statement shall be adopted when concrete defects are identified at site after post-
concrete work inspection specifically after stripping of formed surface.
 All materials to be used for repair works shall be submitted for approval thru Material
Transmittal.
 All proprietary materials shall be used strictly in accordance with the materials manufacturer’s
instruction and/or recommendations.
 Curing for Concrete Patchwork: Polyethylene or plastic sheets shall be used to cover concrete
patchwork. Unless otherwise specified in the technical data sheets, curing shall be carried out for
2-3 days. If curing compound/membrane is used, they shall be compatible with the repair
products.
 Store unmixed materials in a cool (preferably temperature controlled) environment, avoiding
exposure to direct sunlight.
 Keep equipment cool, arranging shade protection if necessary. It is especially important to keep
cool those surfaces of the equipment, which will come into direct contact with the material itself.

 Try to avoid application during the hottest times of the day, arrange temporary shading as
necessary.
 Make sufficient material, plant and labor available to ensure that application is a continuous

11.7 Damp proofing works


Work Procedures:
Verification of Working Conditions
 We shall ensure that all preceding activities or activities completed which cannot be accessed
after waterproofing works are inspected, released and approved.
 We shall rectify non-conforming conditions prior to commencing the waterproofing works.
 We shall work of other trades, to be fix prior to waterproof works is properly located and
installed.
 Then obtain MEP clearance and clearance from other specialist trades which may not be
accessible after waterproofing, prior to commencing waterproofing works.

Surface Preparation
 All surfaces to receive waterproofing shall be clean, dry and free from dirt, dust, oil and grease.
 Wall Protrusions that likely to punch through the waterproofing films to be removed either by
using a chipping hammer or grinder.
 Prepare and level the concrete surfaces for waterproofing either by chipping, hacking or scraping
the surface.
 Repair the excessive pinholes, and similar imperfections (if any) to eliminate uneven surface.
 Barricade the working area as to be a non-trafficking passage.
 Raise an inspection request for surface preparation (RFI) prior to the waterproofing work
commences.

Installation of Accessories and marking of Waterproofing Levels


We shall:
 Immediately after the inspection use Viscose Elastic type adhesive tape at week joints and sharp
edges.
 Marking of waterproofing application levels can be commenced at this stage.

drawings/IFC drawings.

Rubberized Bitumen Emulsion Paint application and Bitumen Impregnated Protection Boards
We shall:
 Ensure all other trades in the said location are put on hold during the waterproof application so
to protect and avoid any damage to the waterproofing layers.
 Apply first coat using a manual brush application uniformly at a workable consistency.
 Floor application should continue to the vertical wall face up to a minimum of 150mm as per the
project specifications.
 Ensure all surfaces to receive waterproofing fluid Application firmly to achieve good adhesion
and to be in one continuous operation.
 Subsequent coats of waterproof may be commenced immediately after setting of the
 previous coat approximately 3 to 5 hours and as per the manufactures recommendations.
 Second coat should be applied at a right angle to the first coat.
 Finish coats to be fairly true to the plane with a homogenous finish.
 Bitumen Impregnated Protection Boards to have sufficient lapping as per the manufactures
recommendation.
 Leave at least 72 hours between the final coat and “water ponding” test.

Water Ponding/Hydrostatic Pressure Test.


We shall:
 “Water Ponding test” to be carried out for the water logging areas such as toilet floors and water
tank areas as per the specifications.
 After testing, repair works (if any) and re-testing work to be carry out immediately after drying
the waterproof surface.
 Separate method statement to be submitted for such remedial activities prior to the execution.

Cleaning and Protection


We shall:
 Pump out and remove ponding water after the testing and leave until complete dry out.
 Temporary covering (polythene or fiber sheets) to be used for horizontal surfaces for protection
and maintain conditions in a manner to ensure no damages or deterioration to the waterproof
areas until subsequent trade work begin.
 Remove excessive protective materials and waterproof materials from adjacent surfaces.

11.8 Installation of services


General
When the preparation of shop drawing activity is in the process, the equipment/material submittals shall
be made as per the approved programme. Samples of materials if required shall be submitted for
approval in proper format approved by Consultants. Priority shall be given to approval of duct work and
pipe work accessories to avoid any delay in installation. For all the major items or whenever necessary
backup calculations will also be furnished along with submittals.

Procurement
Upon arrival of equipment and material submittals along with related shop drawings, procurement
activity will commence in a systematic manner giving due consideration to the approved construction
programme allowing sufficient time to delivery of materials for commencement of related activity.
Simultaneously, safe provision would be made around the site storage of materials and equipment prior
to delivering them to the designated location.
Materials requiring controlled environment shall be kept in air-conditioned areas.

Inspection and Test Plans (ITP) in previously approved formats with the QA/QC Division would be
strictly implemented for materials delivered to site to check for compliance and suitability prior to
offering these materials for inspection to the supervising consultants.

11.9 Construction of HVAC


Dedicated construction teams with adequate supervisors shall be allocated to the various designated areas
based on CPM and available fronts. Installation details shall be submitted for installation of cable trays,

duct work, application of insulation, underground services and other equipment as required by contract
documents.
Ductwork assembly shall be laid at the respective locations as follows: -
 Marking supports location based on duct layout approved drawings.
 Making holes in concrete slab and fixing anchors and drop rods.
 Connecting duct pieces in appropriate lengths and lift between support rods. Lifting/raising of
ducts from floor up to support level to be done manually/mechanically as suitable.
 Fixing support angles and nuts to rest duct pieces on the same at the desired level.
 Connecting more pieces in appropriate lengths and install at desired level on support angles as
above.
 Ducts would be joined as per approved duct construction details.
 Accessories namely volume control dampers, fire dampers, in line equipment shall be installed.
 Upon receipt of coordinated reflected ceiling plans from the concerned department, installation
of flexible ducts and air terminal devices shall be commenced.

11.10 Insulation Procedure for ducting


 Surface preparation- Clean and dry the surfaces to receive insulation.
 Apply adhesive on external surfaces as per manufacturer’s recommendations.
 Fix Self-adhesive stick pins at the specified intervals.
 Cut/Prepare insulation board pieces in required sizes according to manufacturer’s
recommendations to prevent compression of insulation to less than 75% of its normal thickness.
Fix the same on the duct surface with the help of stickpins and previously applied adhesive.
 Fix the retaining speed washer on the stickpins.
 Seal the joints and seams with vapour barrier mastic when required as per specifications.
 Apply the first coat of vapour barrier, wrap with canvas and then apply second coat of vapour
barrier.
 Apply insulation continuously through walls and partitions except fire rated walls and partitions.
 For fire rated walls and partitions penetration, terminate insulation at fire damper sleeves.
 Fix Aluminium Cladding on insulated/vapour sealed roof exposed ducts as specified.
Pipe and duct leakage tests shall be conducted at various stages on installation prior to application of
insulation of duct work and chilled water pipe work.

Bedding details agreed for underground services would be issued prior to laying of cables or pipe work.
Installation of 2nd fix duct connections piping connections shall be carried out based on duly approved
details after ascertaining all the test provision requirements, i.e. test reports, dampers, etc. Relevant
International Standards would be followed for fabrication and installation details that would form part
of the submittals.

11.11 Plumbing/Sanitary/Fire-fighting/Drainage works


Samples of materials of construction to be incorporated in the plumbing works shall be submitted for
approval in proper format approved by the Consultants. Priority shall be given to approval of drainage
pipes and accessories and firefighting services equipment.

Special application shall be made to the Consultant for approval of specialist subcontractors for
execution of work if found necessary during the course of installation. Special attention shall be given
to storage of material during the course of contract.

End caps shall close open ends of pipes during storage and installations avoid ingress of dust and dirt.
PVC Pipes shall be stored in a covered area to avoid direct exposure to sunlight. Levels and route of
external drainage shall be determined after consulting the Drainage Department and Consultants. During
the foundation and concreting stage of the civil works, suitable approved sleeves shall be provided in the
beams, slabs and columns.

The underground drainage work shall be carried out simultaneously with the progress of the Civil Works.
Proper slopes shall be maintained and the pipeline shall be checked for water tightness by subjecting the
pipes to required pressure as given in the Contract Documents.

All the drainage pipe work in the horizontal run shall be supported. Adequate traps shall be provided
with water seal. Pipelines passing through fire barriers will have fire-stopping sleeves.
The local town municipal assembly in charge of works and development units etc. shall be kept informed
about the Method of Construction and their approval shall be obtained.

11.12 Electrical Services


Wiring Devices:
 Test all switches, socket outlets etc., for correct polarity and continuity of conductor’s in
 The presence of and to the entire satisfaction of the Engineer.
 Carry out live phase to earth loop impedance tests at all switches and socket outlets
 with an approved earth loop impedance tester to the entire satisfaction of the Engineer.
 Ensure that all device plates have satisfactory earth continuity to the protective conductor system.
 Test all socket outlets for instantaneous tripping of associated distribution
 board current operated earth leakage circuit breaker using testing equipment, approved by the
Engineer.

Diesel Generator:
Testing shall be carried out at full load after completion of installation by the Engine manufacturer's
qualified representation by the Engine manufacturer's qualified representative in the presence of the
Engineer. If the above cannot be done, then testing shall be done at the manufacturer/supplier's premises
at full load in the presence of the Engineer. All arrangements and costs incurred by such a test shall be
responsibility of the Contractor.

Switch Boards:
Test shall be performed at the manufacturer’s plant in accordance with BS-5486. The manufacturer shall
submit the test reports to the purchaser for approval.
Inspection shall be carried out at the manufacturer’s plant and test witnessed by the Engineer before
delivery of equipment to site.

UPS:
Routine tests shall be carried out at the manufacturer’s works on each completed unit and witnessed by
the Purchaser and Owner or his appointed representatives. These tests shall include:
- Insulation resistance test
- Dielectric strength test
- Operational and sequence test
- Performance test
- Transient response test
The transient response should record the results with oscillograms. These tests shall include:

- Simulation of an inverter failure, which would cause the full load to transfer from the inverter to
standby power.
- Manual return of the full load from standby power to the inverter.
- Simulation of failure of the AC power input of the battery charger.
- Simulation of battery charger failure.
- Measurement of the inverter output voltage when the input voltage is varied between ± 10 percent
and the frequency, between ± 2 Hz.

Telecommunication System
Test each pair of each cable for opens, shorts, grounds, and pair reversal. Correct grounded and reversed
pairs. Examine open and shorted pairs to determine if problem is caused by improper termination. If
termination is proper, tag bad pairs at both ends and note on termination sheets.
 Perform testing of copper cables with tester
 If horizontal cable contains bad conductors or shield, remove and replace cable.

Fire Alarm & Detection System


After the installation is complete, the contractor shall conduct operating commissioning tests. The system
installation, testing and commissioning shall conform with the contract specifications and drawings
requirements. The Fire Alarm System shall be completely programmed in accordance with contract
specifications and shop drawings requirements and a specialist from the manufacturer shall attend and
demonstrate the complete system.

Public Address System


The completed public address system shall be fully tested and adjusted the transformer taps for
appropriate sound level by the contractor in the presence of the Engineer representative to measure and
record sound pressure levels at designated locations. Upon completion of a successful test, the Contractor
shall so certify in writing to the Owner and provide detailed, demonstration and training. Submit all shop
drawings indicating installation details, cable routing and system configuration and technical catalogue
for each component.

Lifts & Conveying Systems


Upon Selection of the subcontractor of lifts, proper coordination shall be done by the Engineering
Manager. The lift motors shall be installed on completion of the lift motor rooms.

The guide rail installation to the main shafts will commence when the slabs at final level have been cast
and the shaft are completed.

As the permanent electrical power is provided, the lifts shall be commissioned, the inside of the cars
protected and the lifts used to transport personnel through the building during the finishing stages,
allowing the removal of the external hoist access and the closure of the curtain wall to achieve a complete
controlled environment.

We have positioned the construction hoists where they can remain until relatively late in the construction
process without impact, but the need to establish a controlled environment will involve their removal
and reliance will then be placed on the internal lifts. Experience has shown that the lifts shall be critical
to achieving successful completion.

The management of their operation is crucial and we will provide a dedicated member of staff to ensure
that the booking and use of lifts is controlled at all times.

11.13 Decoration and Finishes


The finishing works shall start with the masonry works. The masonry works shall be externally &
internally, internal & external masonry can be carried out upon completion of level four (4) slab works
and the slabs scaffolding are removed. The plaster works shall be carried out after completion of first fix
electromechanical works such as electrical conduits, and plumbing pipes at wet areas as well as doors
and window components have been installed.
Finishing works strategy:
As per our construction schedule of the finishing works, the execution of works shall be carried out as

Blockworks
Approval of the Mockup Sample
Before any fair or plastered masonry work is commenced, the contractor shall erect one sample panel,
size 1800 mm long x 2000 mm high, of each type of finish, to be used and shall be retained on site for
comparison. The panel shall incorporate typical opening detail and typical corner detail, and a typical
movement joint.
The quality of all subsequent block works shall match the approved mockup.

Preliminary
Before commencing masonry works, all relevant approved shop drawings shall be provided
incorporating block wall partitioning, the sizes, and locations of architectural and electrical/ mechanical
services openings.

Concrete Lintel
Constituents of mortar and concrete (for lintel work) shall meet the requirement of aggregate, cement,
and water.
The concreting operation for lintel work shall be carried out following the approved “Method Statement
for concrete work” including activities like formwork, mixing, transportation placing, and curing.
No concrete shall be site mixed.
Required arrangements (including concrete pump, scaffolding, etc.) shall be made for concreting of
partial lintel or lintel band all across the length of the wall.
All concreting operations shall be done in strict accordance with approved IFC drawings.
An open joint not less than 12 mm is to be left between the ends of the lintels and the blocks adjacent to
these ends.
If possible, these open joints shall be filled during plastering or other works required filling.
Partial Lintels are to have a minimum end bearing of 200 mm.

Mortar, Grout
The approved mortar mix related to work with an allowance of bulking of sand and having no plasticizers
shall be used. The right mix proportion shall be adhered to in relation to the technical specification.

Mortar shall be made on-site by either a portable batch mixer using weigh batching or manual mix using
volume batching. For larger quantities, it can be mixed in batch plants.
Mortar which has begun to set or which has been site-mixed for a period of more than one hour in the
cases of classes M2 and M6, and two hours in the case of classes M4 and M12 shall not be used.
Mortar for use in contact with the ground shall be mixed using sulfate-resistant cement.

Masonry Blockworks
The average thickness of both vertical and horizontal mortar joints is to be 10mm exclusive of any key
in the joint surface of the unit.
 All blocks and the previous day’s work shall be wetted before commencing/resuming new work.
 Any block which is moved/laid after the mortar has stiffened (not plastic) shall be removed and
relaid with fresh mortar.
 Block walls are to be built from undamaged blocks in stretcher bond unless otherwise specified.
Half blocks and special blocks are to be used as required to ensure correct bonding.
 The work is to be carried out course by course not leaving any part more than 800 mm lower than
another.
 Partitions shall be 10 mm thick unless otherwise noted. Partitions having lavatories or other
plumbing fixtures secured to them back to back (or approximately so) are to be a minimum of
150 mm thick. Solid concrete masonry units shall be built where full units cannot be used or
where needed for the fixing of accessories. Bells or hubs of pipes must be completely enclosed.
 When pipes or conduits or both occur in plastered partitions, at least one web of the hollow
masonry units must be retained.
 When new masonry partitions start on existing floors, the existing floor finish material is to be
cut down to the concrete surface.
 Any joint on the surface of the face of the block wall shall be tooled after the mortar is thumbprint
hard. Where cutting of blocks in fair face work is unavoidable, this should be done using a
mechanical saw.
 Openings are to be square and the jambs, are vertical and formed with the uncut faces of the
blocks. If the door and window frames are to be built-in the approved drawings are to be referred
to fixing details. The jamb walling is to be built up against the frame all around as the work
proceeds.

 Walls and partitions shall be bonded or tied (ties=2×20 mm stainless ties on the external side and
galvanized steel on the internal side as approved) referring to approved drawings. Ties shall be
fully embedded in the vertical spacing not exceeding 600 mm. The ends of the ties are to project
a minimum of 75 mm into each wall or partition.
 All connections between block walls or partitions and concrete or steel columns shall be
reinforced at a maximum of 400 mm centers by galvanized metal or stiffeners for columns in
block work except as noted on approved drawings.
 Metal ties shall be a width that will allow 20mm clearance from each face of the wall and to be
embedded for a minimum distance of 200mm in the mortar joint unless noted in the approved
drawing.
 Internal walls shall be built-up to leave a 20mm joint between the top of the wall grout or partition
and the soffit of the slab. The joint should be filled with Class M6 mortar. Where concrete slabs
are supported on block work. The top of the block should be fully grouted or a solid block shall
be provided to void any mortar slip between the ceiling and the top of the wall.

Sampling and Testing


Samples of each type of masonry unit to be used shall be submitted to Engineer for approval before use.
Initially, 12 units shall be selected by the Engineer from the first batch of units delivered which shall
later be given to the approved laboratory for testing.
The sample is to be accompanied by the following written information:
 Type of unit
 Means of identification of the unit
 Name of the manufacturer
 Type of masonry unit-making machine
 The capacity of the plant and present stocks available
 Certificates stating that the units are suitable for intended use
 Full Water Absorption: The average water absorption of the tested sample shall not exceed 5%
and no individual block shall have water absorption greater than 5.5%.
Water absorption by capillarity method: The manufacturer shall declare in g/m2 the maximum water
absorption coefficient due to the capillarity action of the exposed face of the unit.

12 Coordination Meetings

Progress and Resources reports shall be submitted by subcontractors in writing and reviewed by the
Main Contractor prior to the meeting so that discussions can be limited to top exceptions.

12.3 Planning
Planning is discussed in the light of actual progress. Both long term (full contract period) and short term
(weekly) shall be reviewed in relation to the Overall Construction Programme.

12.4 Information and Queries


Outstanding information shall be minuted for action by a definite target date and by a specific entity. An
ongoing query sheet system shall be operated and queries are reviewed in summary at the meeting.

12.6 Specialists trades


Considering the complexity and sophistication of this project, only subcontractors who are adequately
funded, possessing the skilled management and labour resources with the related experience and track
record shall be considered.

Subcontractor delivery shall be coordinated between Engineering, Construction and Planning


Departments.

Whilst some information has been obtained from subcontractors for inclusion into the Tender
Programme, agreement and finalization into the Contract Programme for the design, procurement and
construction shall be done through the following processes: -
 Technical Query System.
 Submittal System
 Drawing Control System
 Design Resolution Meetings
To achieve programme requirements, it shall be necessary to agree a schedule of design cut-off dates.
Regular Progress Meetings from commencement of the design process shall be undertaken to ensure
compliance with target dates. Prior to and during installation, these meetings will require Engineering,
Planning and Construction input.

Whilst all subcontractors have a role to play in the success of the project, we have identified certain
critical subcontractors for whom specific dedicated staff shall be allocated either at the design stage
and/or during construction.

A Finishing Supervisor controls the finishing process with engineers allocated on site with responsibility
for the following subcontractors: -

12.7 General Finishing Subcontractors


This aspect covers all remaining work, which in itself is extensive, i.e. ceiling, partitions, marble walls
and floors, stainless steel, painting and decorating, office furnishings, shop fitting and landscaping.
Supervision and control of these elements shall be provided by supervisory team on site and a complete
coordination by the Main Contractor’s Architect to ensure completion prior to snagging, commissioning
and handover.

12.8 Testing and Commissioning


The entire testing and commissioning operation shall be planned on an individual system basis and
details shall be submitted for Clients approval prior to starting any activity. All test equipment used shall
be currently calibrated and certified.

All testing, commissioning including testing, cleaning, adjustment, balancing, and details shall be carried
out under the supervision of our Project Manager and/or Manufacturer’s representative as required.

13 Plants and Equipments


13.1 Tower crane
We have established a requirement for 1 No. 12.5-ton capacity at 60m radius. This will handle the largest
column section and be able to place heavily loaded systems on the roof. To provide this capacity, we
have two options available: -

A TC60 tower crane shall be mounted inside the building block. This shall be located inside the building
and be self-climbing using an external climbing frame. This crane has a capacity of 12 tons at 60m. The
proposed layout of the cranes is shown on the attached site installation plan. This indicates reach and
capacity. These cranes have been selected for their high load capacity which shall be essential for the
erection of the structural steel frame, in particular the column sections. The cranes are of the luffing jib
type and their operation will therefore be relatively unaffected by the proximity of the adjacent existing
tower structures. These cranes are fast in operation compared to fixed head cranes which shall be
essential to meet the Construction Programme.

Dismantling of the cranes shall be by erecting a Fevelle Favco RX120 mobile crane on to the roof using
the TC60 respectively depending on building block location. The RX120 has a capacity to lower the
TC60 components.
On completion, a mobile crane shall be employed to dismantle into components that can be taken down
in the passenger lifts.

13.2 Access Hoists


One twin cage hoist shall be provided on the structure located as shown on the site layout. At the base
of this hoist shall be a loading platform to accommodate disposal of rubbish directly into skip waste bins.
Hoist shall be provided with interlocking landing gates at each landing level.

13.3 Perimeter fencing


Upon reaching first floor level and beyond, we shall install perimeter nets for protection during
construction activities. Our daily safety checks shall encompass this activity to achieve a zero accident
occurrence on site.

13.4 Concrete Pumps


We plan to use the crane to place the tower vertical concrete and the infill to steel columns. The floor
slabs and all decks shall be pumped using the concrete pump truck of 8 cubic volumes.

13.5 Scaffolds
We shall incorporate the use of the Cuplock scaffolding system on site during floor slab and column
formworks installation. A comprehensive design and method statement shall be communicated to the
Engineer representative on site prior installations on site.

13.6 Batching Plants


We shall install Batching plant for production of in-situ concretes depending on proximity factors for
concrete production and haulage to site. Details on batching plants capacity and specifications shall be
submitted to the clients’ representatives for approvals before delivery and assembly on site.

14 Project Close-out stage and Handover


The process of completion and handover shall be developed through a Method Statement agreed to
between our site team and Project Manager to ensure that the quality requirements of the project are
achieved.

The various elements of the project shall be satisfactorily completed during the construction process as
a result of QA/QC Inspection Procedures.

On completing the final finishes to the first programmed floor, a dedicated snagging team managed by
an experienced Finishing Supervisor will review the completed works, develop a snagging list and
complete the remedial works.

Upon completion of the identified snags, the area shall be offered to the Clients representatives for
inspection. This inspection shall be conducted in conjunction with Contractor will determine the
required standard of finish which shall be offered to the end user.

Based on this established standard, the snagging team will then proceed through the buildings identifying
and remedying the snags, prior to inspection by the Project management team. This shall be done on a
progressive basis.

A further snagging team will then proceed behind the initial snagging team to complete the Clients
representative snagging list.

Finished areas shall be closed off as controlled areas, to minimize unauthorized movement of people
thus reducing the risk of damage.

Commissioning of Plant and Equipment shall be subjected to a similar inspection process with the
respective specialist Consultants.

All snagging schedules shall be officially recorded to ensure completion and sign off. The requisite
procedures shall be agreed with the Client representatives.

Installation of Client equipment and furnishings by direct Contractors shall be accommodated in the
Overall Programme when further details are available.

When the works are complete to the satisfaction of the End User, final handover shall be accepted and a
maintenance team shall be available during the Defects Liability Period.
