This is the Last WILL executed by me on 5th Day of April Two Thousand Twenty-Five (05-04-2025)

Bangalore – 560003.
Hereinafter called the Testator, wherever the context so requires.

IN FAVOUR OF

1. Sri. R. Sandeep,
S/o. R.N. Suryanarayana,
Aged about 48 years,
Residing at No.17, Serenity Enclave, Yelahanka, Bangalore.

2. Smt. R. Sandhya,
W/o. Dr. K. Ramesh,
Aged about 45 years,
Flat No.206, Prestige Gardens, Whitefield, Bangalore.

3. Smt. R. Shruthi,
W/o. S. Venkatesh,
Aged about 42 years,
80 Wellington Street West,
Toronto, Ontario, M5K 1A1, Canada.

([Link]. 1, 2 and 3 are the son and daughters of the Testator, hereinafter called the legatees wherever
the context so requires.)

A. Whereas, the property bearing Site No.25, situated at 2nd Cross, Malleshwaram, Bangalore –
560003, was allotted to me by the erstwhile Bangalore Development Authority.

B. And whereas, in pursuance of the allotment, I executed the lease-cum-sale deed on 10th August
1985, registered as Document No.4567/1985-86, Book I, Volume 900, Page 123, at the Office of the
Sub-Registrar, Bangalore North Taluk.

C. And whereas, I was handed over possession of the property pursuant to the lease-cum-sale deed.

D. And whereas, the Khatha was changed to my name and I have paid all property taxes regularly to
the BBMP.

E. And whereas, I obtained building plan approval dated 12.03.1986 via L.R. No. MLR/243/85-86 and
constructed a residential house thereon.

F. And whereas, I have been residing in the house since 15.11.1987.

G. And whereas, the BDA transferred jurisdiction to BBMP under the provisions of the BDA Act.

H. And whereas, I obtained the final Conveyance Deed from BDA on 2nd February 2008, Document
No.1508/2007-08, Book I, Page No.98, Office of Sub-Registrar, Bangalore North.
NOW THIS DEED OF WILL WITNESSETH AS FOLLOWS:

1. I am the owner in possession of the schedule property and I have been regularly paying
property taxes.

2. I am aged 78, and though old, I am in sound state of mind and health, and executing this
WILL out of my free will.

3. I was a retired government officer from the Department of Agriculture, Karnataka. I acquired
this property through allotment while in service.

4. Myself and my wife, Smt. R. Kamalamma, reside in the schedule property.

5. I have one son and two daughters who are well settled in life.

6. My son, Sandeep, is a chartered accountant living with his wife and two children, Rahul and
Riya, in Bangalore.

7. My daughter, Sandhya, is a lecturer. Her husband is a professor, and they have one
daughter, Roshni, who is married and lives in the US.

8. My younger daughter, Shruthi, is a software engineer living in Toronto, Canada. Her


husband is a consultant and they have two sons, Vikram and Karan.

9. All my children have their own residences and are financially independent.

10. My son Sandeep has taken good care of both myself and my wife and continues to support
us.

11. Considering all this, and to avoid any possible future disputes, I hereby bequeath the
property in the following manner:

12. The schedule property shall be sold and the sale proceeds divided as follows:

13. Fifty percent (50%) of the total proceeds shall go to my son, Sandeep.

14. Out of the remaining fifty percent (50%), an amount of Rs.30,00,000/- (Thirty Lakhs) shall
be first distributed as gifts as below:

 Smt. Meena Sandeep (Daughter-in-law): Rs.5,00,000/-

 Smt. Roshni Ramesh: Rs.5,00,000/-

 Master Rahul Sandeep: Rs.5,00,000/-

 Miss Riya Sandeep: Rs.5,00,000/-

 Master Vikram Venkatesh: Rs.5,00,000/-

 Master Karan Venkatesh: Rs.5,00,000/-

15. The remaining amount after disbursement of the above Rs.30 lakhs, from the 50% share,
shall be equally shared between my two daughters, Sandhya and Shruthi.

16. My wife, Smt. Kamalamma, shall have full right of residence in the schedule property during
her lifetime.
17. The legatees may mutually agree to retain, lease or sell the property, in deviation from this
WILL, by mutual consent.

18. I have fixed deposits in SBI Malleshwaram Branch and in Canara Bank, Yeshwanthpur
Branch, which are jointly held with my wife. She is the nominee and is entitled to claim the
same. I also have a joint savings account with her in both banks.
