NAME OF OWNER: Sh. Saleem Ahmed S/o Rasheed Ahmed, R/o [Link].280, Moh.
Yahyahshah, Saharanpur.

Respected Sir,

On the basis of documents, I have gone through the said documents produced
before me by Shriram Finance Ltd., having office at Saharanpur Since the
company has requested me to issue Title Certificate in the available registers for
period 13 years within the office Sub Registrar Saharanpur in respect of the said
property, I submit my search and Title Verification report in Respect of said property
as under

A. FULL DISCRIPTION OF PROPERTY: -


Sch A:
House east facing, bearing Mpl no 11/H-214, which is 1/3 part measuring 150 sq.
yds. i.e. 124.41 sq mtr with dimensions from E – 22 ft. 6”, W - 22 ft.6”, N – 60 ft., S –
60 ft., sold area 50 sq yds, pertaining to Khasra No. 492, 511, situated at Dara Ali
Swad Bairoon Tehsil & Distt. Saharanpur, dar abadi New Chand Colony,
Saharanpur bounded as below:

East : Way 22 ft i.e.6.71 MTR wide


West : Western part of plot no 89 of Mohd Haneef
North : Part of plot no 88 of Mohd Yaseen
South : House on Plot No.107 and 108

B. LIST OF DOCUMENTS STUDIED:

While taking search of the said Property, I received the following listed documents
from you. Accordingly, I have perused, scrutinized, verified and gone through the
same and investigated the title of the said Property.

1. Copy of sale deed DTD 27.2.2020 executed by Waseem S/o Shareef Ahmed,
Smt. Sanjeeda W/o Mohd Islam in favour of Saleem Ahmed S/o Rasheed
Ahmed regd on 6.3.2020 in Bahi no.1, jild 12542, page 397-434, doc no. 2391
in the office of Sub-Registrar Saharanpur.(50 sq yds)

2. Inspection Receipt No. 2025306011103 dated 22.05.2025 issued by office of


the Sub-Registrar, Saharanpur.

3. Copy of electricity bill issued by PVVNL

C. HISTORY (FLOW) OF TITLE IN RESPECT OF SAID PROPERTY: -

After perusal of all these documents I observe as under-

1. As per your instructions, I have verified and gone through the above listed
documents of last 13 years or more concerning to the title of said Property.
While taking search of the said Property :

2. Initially, Sh. Waseem S/o Shareef Ahmed, Smt. Sanjeeda W/o Mohd Islam
were owners of the property.

3. Thereafter, Waseem S/o Shareef Ahmed, Smt. Sanjeeda W/o Mohd Islam
executed a sale-deed dated 27.2.2020 in favour of Saleem Ahmed S/o

Rasheed Ahmed regd on 6.3.2020 in doc no. 2391 in the office of Sub-
Registrar Saharanpur.(50 sq yds)

Note : Saleem Ahmed, is owner of the property. But he has imperfect title.
The chain link is not complete.

D. Possession of said property for charge or mortgage SEARCH OF RECORD


AGAINST THE PROPERTY: -

I have taken the search of Index-II in the office Sub-Registrar, Saharanpur, which is
situated in Saharanpur District for the period of last 13 years, as per search record
from the year 2011 to 2025, I have found following entries as under:

As per Index II Register available in the sub register office year wise details as

I do/ do not find any entry against the property under reference in the terms of any
charge, lien or any other encumbrance. : Mentioned above.

E. LIST OF ORIGINAL DOCUMENTS WHICH IS REQUIRED TO BE DEPOSITED:-

1. Original sale deed DTD 27.2.2020 executed by Waseem S/o Shareef Ahmed,

the Said Property, there said property is free from same.

Therefore, in my opinion and as per the documents submitted by Shriram Finance
Ltd.. having office Saharanpur, as per documents it shows that the Saleem Ahmed,

has/have right, title and interest in said property, and the said property is not clear
and marketable and free from any Conveyance, Charge, Lien and Encumbrances
except said company.(Imperfect Title)
