GENERAL POWER OF ATTORNEY
KNOW ALL MEN BY THESE PRESENTS that I, Ambika Deepak wife
of Shri B.R. Deepak, D/o late Shri Dhani Ram Gautam, Native of Solan, Himachal
Pradesh, India and Permanent Resident of House No.92, 7th Main Road, MSR City, J.P.
Jagar, 7th Phase Bangalore-560 076., do hereby appoint, nominate and authorize my
mother Smt. Meera Gautam wife of late Dhani Ram Gautam, R/o Dass Niwas officer
colony, Near JBT School, Solan, PO Galanag,District Solan, H.P-173212 as my lawful
general attorney in my name, on my behalf and in my interest to do the following
lawful acts, deeds and things i.e. to say :-
1. To manage, control, look after, supervise, maintain and deal with my immovable
land and builtup house being co-owner in possession, comprised in
khata/khatauni No.489/630, Khasra Nos.2302/1230/30 and 2305/1233/302 kitas
2, measuring 00-01-94 (194 sq. meters), situated in Mauza Basal Patti Kather,
Hadbast No.48, Tehsil and District Solan, H.P. as per copy of jamabandi for the
year 2019-2020, on my behalf in any manner whatsoever in whole or in parts and
to receive, enjoy and keep all the benefits, profits etc. of the said land alongwith
builtup house.

2. To sell, gift, exchange, transfer, parts/plots or by way of flat or otherwise to
any person/persons for any consideration on my behalf to enter into any
agreement to settle and receive the consideration amount, earnest, full and final
and the rents etc. and to issue proper receipt thereof, to receive any cheque, draft,
pay order or refund voucher and to receive payment of such negotiable
instrument on my behalf from any bank, govt. treasury and to represent me
therein all matters, to issue proper receipt thereof qua my share in the above said
land and builtup structure.
3. To have all correspondence, negotiations and dealings on my behalf with any
Govt./Semi Government Department, Board, Corporation, Local Authority, Sales
Tax department, Town and Country Planning Department/SADA, Municipal
Corporation/Council or any other Govt./Semi Govt. Department or any other
body on my behalf in any manner whatsoever qua my share with respect to the
above mentioned land and builtup structure of any kind under any provisions of
law and to complete all the codal formalities, to sign, file and verify any paper
or documents on my behalf, to apply for planning/re-planning of the above said
land and builtup structure or to club the said land with any other property and to
make a consolidated property and to complete all formalities in this regard.

4. To engage or employ any labourer, contractor, mason, engineer, architect etc. for
raising any construction on land, to get any site plan approved from any authority
if the need arises, to purchase the building material, to maintain proper record
and to produce the same before any authority if required.
5. To supervise the construction and completion work at the spot, to settle and pay
the wages/charges of any person, to apply for and get installed all type of
facilities such as water, electricity and telephone connections, to apply for and
obtain the N.O.C. from any authority/quarter if the need arises, to fill in and sign
all kind of forms, to deposit the security amount and to get the refund thereof if
required.
6. To pursue and defend all court cases if arises qua my share in my above land
alongwith builtup structure in any court of law on my behalf upto the highest
court of India of any nature with any person(s), Govt. Department etc.
7. To pursue and defend all such cases which may be filed against me by others of
any nature, to take any action against any person etc. for protecting my interest in
the above said land alongwith builtup structure, to institute and file any new
case(s) of any nature against any one in any court of law upto the highest court of
India and to pursue and defend such cases.
8. To purchase stamps, judicial or non judicial and to cause the refund thereof if
required.
9. To engage or appoint any advocate(s) for pursuing and defending any court
case(s) of any nature in any court of law at anywhere.
10. To sign, verify and file any plaint, reply, written statement, appeal, revision,
review petition, objections, cross objections, writ petition, special leave petition,
application of any nature, affidavit, rejoinder, replication, proceedings, complaint
under any provision of law or any such paper or documents required by the
courts.
11. To appear in the courts personally, to make statement on oath on my behalf, to
compromise and settle any all disputes with respect to the above said land
alongwith builtup structure, to enter into any agreement/compromise etc., to
receive and apply for the grant of certified copy of any order, judgement,

statement, decree, revenue papers etc., to execute the order/decree of any court,
to obtain stay order against any one, to file criminal/contempt proceedings if the
need arises, to obtain police assistance if the need arises.
12. To inspect the case file, to receive and pay the costs, to summon the witnesses,
to give evidence, to deposit and withdraw any amount, to accept the service
of summons on my behalf and to do all other lawful acts, deeds and things which
have not been specifically mentioned in this deed which my said attorney may
think fit and proper for the purpose as aforesaid.
13. To execute and sign the proper conveyance/transfer deed or document on my
behalf, to present any deed or document etc. on my behalf before the
Registrar/Sub-Registrar concerned for its registration to admit the execution and
registration of any deed or document, to receive back any paper after registration.
14. To attend the mutation proceedings, to give affidavit for such purpose or to
appoint any other person(s) as sub/special power of attorney and to give/delegate
such powers to him/her, to take and given possession of above said land
alongwith builtup structure, to apply for and obtain the demarcation and report
thereof, to get any mutation entered and attested on my behalf in favour of any
other person(s) with respect to the above said land alongwith builtup structure.
15. To receive the compensation amount on my behalf from any officer, collector,
court etc. for the land alongwith builtup structure if acquired by the govt.,
originally revised or enhanced or any other compensation amount, either by way
of cash or through any cheque, draft, pay order, refund voucher or in any other
manner and to receive payment of such negotiable instrument on my behalf from
the bank/government, treasury, and to represent me therein all matters, to issue
receipts thereof, with respect to abovesaid land alongwith builtup structure to file
land reference, appeal, revision, review petition for the enhancement of the
compensation amount and to receive the enhanced compensation amount and to
take all steps in the matter, to execute and furnish bank guarantee, security/surety
and personal bond etc. if the need arises and to complete all codal formalities in
this matter/regard before the bank authorities in any manner whatsoever.

16. To receive the rent from the tenant(s) either by cash or through any cheque, draft,
pay order etc. and to issue proper receipt thereof, to induct any new tenant and to
cause eviction of the tenants from the said property either by negotiation or
through the process of law by way of filing any proceeding etc. to recover and
receive all the debts on my behalf from any person(s).
17. And Generally to do all lawful acts, deeds and things which may be necessary
for the purpose as aforesaid which have not been specifically mentioned in this
deed except loan and mortgage. The attorney shall not raise or take any loan or
shall not mortgage this property in favour of anyone or any financial institution
or Bank whatsoever.
18. And I hereby agree to confirm and ratify that all lawful acts, deeds and things
done by my said attorney shall be construed as acts, deeds and things done by me
and shall be binding on me. I hereby undertake that I will not revoke or cancel
the aforesaid general power of attorney in any manner and under any
circumstances.
20. In witness whereof I have put my hands on this General Power of Attorney at
Banglore on this __ day of November, 2024 in the presence of witnesses as token
of its acceptance and correctness of its contents.
