Type of Construction

Note that the available size of CHB in the market is 100 mm.

2. Occupancy Classification
- The proposed building is an Islamic School/Madrasah. Thus, the structure is
classified as Group A, Division A-2. The zoning classification is Maximum R-2,
which applies to low-rise multi-level structure of 3 storey like School Building.
3. Location of Property

- The proposed building has direct access to a public space on the front side.
- The centerline of the street is treated like the edge of the property.
- Eaves above the window are measured to be more than 750 mm from the side and
rear property lines.

Lot type: Inside Lot


Total Lot Area (TLA) = 31 X 50 = 1550 sq. m.
Allowable Maximum Building Footprint (AMBF) = 16.5 X 31.5
= 519.75 sq. m

Total Gross Floor Area (TGFA) = GFA X 1.2 = 3255 X 1.2 = 3906 sq. m

Allowable No. of Story: 5
Actual No. of Story: 3 < 5 (ok)
Allowable Building Height: 15 m
Actual Building Height: 12.5 m < 15 m (ok)

Height = tan (38) x (6.685 + 10) = 13.036 m > 12.5 m (ok)

- Minimum no of parking= 11/4=2.75 or 3 parking slot.
8. Light and Ventilation
- Maximum Allowable Percentage of Site Occupancy (PSO): 60%
- Maximum Allowable Impervious Surface Area (ISA): 30%
- Minimum Unpaved Surface Area (USA): 10%
- Total Open Space Within Lot (TOSL): 40%

Based on the Actual Plan (Guided by Figure VIII.1):


1. Total Lot Area (TLA)
TLA = 50 x 31 = 1550 sq. m.
2. Allowable Maximum Building Footprint (AMBF)
AMBF = 31.5 x 16.5 = 519. 75 sq. m.
3. Maximum Allowable Percentage of Site Occupancy (PSO)
PSO = AMBF / TLA
PSO = 519.75 / 1550 = 33.53 %
PSO = 33.53 % of TLA
4. Maximum Allowable Impervious Surface Area (ISA)
ISA = Yard 1 + Yard 3 + Yard 4
ISA = (10 x 50) + (9.25 x 16.5) + (4.5 x 50)
ISA = 877.625 sq. m.
ISA = 56.52 % of TLA

5. Maximum Allowable Construction Area (MACA)
MACA = PSO + ISA
MACA = 33.53% + 56.52%
MACA = 90.05%
6. Minimum Unpaved Surface Area (USA)
USA = Yard 2
USA = 9.25 x 16.5
USA = 152.625 sq. m.
USA = 9.86% of TLA

11. Entrance and Exits

- Based on the actual plan, there are a total of 2 exits for each floor, providing
enough space for evacuation.

- Actual distance: 31.1 m > 1/5 *(78.75) (ok!)
