Terms & Conditions
1.* Stamp Duty/Registration Charges and Conveyance Deed in the price sheet are indicative and estimated cost, which shall be payable as and when demanded based on prevailing rate. Any
changes/increase in any other Government taxes/levies (if any) along with other charges shall be intimated to the Allottee.
2.Taxes, Brokerage and Govt duties/levies/cesses are non-refundable.
3.Applicant/s should mandatorily complete registration of the agreement for sale within 10 days from date of invitation or within 30 days from date of Application Form, whichever is earlier.
4.he club membership charge is for 5 family members for lifetime. Family member refers to spouse, parents, child, in-laws, daughter/son-in-law, Siblings.
5.Payment through UPI/Credit or debit card is applicable for only Token Amount
6."At the time of Possession & Registration of Sale Deed" milestone and all other charges are applicable on the intimation of possession and shall be paid before the Conveyance Deed.
7.Payments should be made from applicant/s, bank account only. Third Party Payments are not allowed.
8.As per the extant regulations (which may change as per the govt. regulation), the GST (goods and service tax) payable on the following components are as under:

9.All figures are rounded to the nearest decimal. 1 Sq.mt = 10.764 Sq ft.
10.Estimated Consultation Charges of Rs. 18,500/-(approx.) to be paid directly by the Allottee in parts (i.e., at the time of registration and conveyance) to the Consultant appointed by the Developer. These
charges are subject to change.
11.All the applicant/s hereby agree(s) and undertake(s) to attend and remain present in person, before the concerned office of registration as required under the Registration Act 1908, for registration of
Agreement for Sale, Deed of Conveyance and all other incidental documents with respect thereto, within the time period as that may be intimated by the Developer to the applicant/s .If any applicant cannot
be personally present, then a duly executed and registered Power of Attorney (POA) may be provided in the format prescribed by developer.
12.In case of any requirement of addition or deletion of the name of applicant/s before allotment, the applicants will be required to share request for such change in writing, along with an affidavit, in the
format/s prescribed by developer. The affidavit document needs to be on a Rs 500/- stamp paper duty notarized before notary public and bearing signature by a Deponent of all applicant/s. Documents like
PAN Card and Address proof of parties/applicant/s should be attached to the document. Developer will charge Rs 5,000/- as admin fees for each such request the acceptance of such request will be
Developer?s discretion.
13.The applicant (s) has/have to deduct the applicable Tax Deducted at Source (TDS) at the time of making the actual payment or credit of such sum to the account of the Developer, as per the section 194IA
of the Income Tax Act 1961.Applicant(s) shall submit the original TDS certificate within the prescribed mentioned in the above Act.
14.Payment of each instalment, estimated other charges, govt charges and/or such other charges is of the essence of agreement, upon its default shall attract interest to the applicant(s) plus applicable GST
on the Interest.
15.The cheque dishonour charges payable for dishonour of a particular instalment cheque for first instance shall be Rs. 5,000/- (Rs. Five Thousand Only) and for second instance Rs. 10,000 (Rs. Ten
Thousand Only). Thereafter no cheque will be accepted and payment will be through bank demand draft/s only.
16.This cost sheet forms a part of the Application Form. Applicants should comply with all terms & conditions including payment of sale consideration & other amounts/charges as aforesaid of the Application
Form. The aforementioned payment milestone and events are in reference to the respective Plot.
17.The developer has the discretion to raise invoices for the milestones which has been completed /achieved irrespective of sequences of the milestones.
18.By submitting this Booking/Application Form, Applicant(s) confirm that Applicant(s) have read, understood, and agree to these Terms and Conditions. Applicant(s) also acknowledge that the information
provided is accurate and complete to the best of knowledge.
