Individual Assignment
1. Topic

You are required to prepare and certify Report & Valuation of Double Storey Terrace
House (anywhere in the Greater Kuala Lumpur) for the purpose of Financing.

2. Introduction

The task is designed to evaluate an individual understanding in relation to the


preparation of Report & Valuation for a massive market.

3. Specific Objectives

To develop an understanding in respect of the following areas:

● Understand the segmentation of property market in Malaysia (Residential,


Commercial etc.)
● Understand the Malaysian Valuation Standards (MVS)
● Overall process of Valuation Practice in Malaysia
● The process of selecting appropriate methods in Valuation
● To ensure student is competent to provide professional opinion & service

4. Submission and Assessment


Your report must be submitted by 12 noon on 13 August 2022. The submission should
be typed written. Your submission will be assessed against the criteria set out in section
6 below.

You are expected to provide an official Report & Valuation and details valuation
concerning a Subject Property i.e Type, land title etc. You are to describe the basic
information of the selected property as well as preparing the valuation of that property.
You are strongly advisable to apply any TWO (2) method of valuation to ascertain the
selected property.

This coursework will count for 10% of the report.

7. Report Format

The technical requirements of the written submission are as detailed below.


a. The length of the written submission should not exceed 20 pages. This total is inclusive
of the report narrative and appendices. The latter can include plans, photograph and
data.
b. For each page more than the limit referred to above, there will be a deduction at the flat
rate of 5% per page.
c. Use Arial 12-point font and 1.5 spacing throughout (with adequate spacing between
paragraphs) except for headings and title pages
d. Use an appropriate front cover.
e. When you are writing references/ bibliography please using APA format. Further

f. Word count not more than 4000 words.
