Work Schedule
The owner or/and the occupant is required to submit to the Management the schedule of work together
with all drawings and plans
(Including all Mechanical & Electrical) on any work done by its contractors. The plans to be submitted are
as follows:
a) Proposed Electrical Layout Plan.
b) Proposed Plumbing Layout Plan
c) Any modification works to the Air-Conditioning Layout Plan / Air-Conditioning System (if
applicable).
d) Proposed Air-Conditioning Layout Plan / Air-Conditioning System etc.
Even though consent given but the plan does not comply with the Guidelines and House Rules, the owner or/and the
occupant shall make good such non-compliance to the satisfaction of The Management.

TERM AND CONDITIONS
1. Only parcel owner of a parcel shall be allowed to apply for the abovementioned renovations, alterations
or additions and such application shall be made prior to carrying out any such renovations, alterations
or additions to the parcel. The parcel owner shall be required to apply for written approval from the
Management by way of cheque or online transfer a renovation deposit of Ringgit Malaysia One
Thousand Eight Hundred (RM1,800.00) only as refundable deposit and, a non-refundable charge of
Ringgit Malaysia Two Hundred (RM200.00) only for the fee for Centre roller bin. The renovation deposit
shall be refunded, free of interest subject to compliance with all conditions stated herein including those
on the application form and subject to deductions for all claims by the Management for damage caused
to the common property. In the event the renovation deposit is insufficient to meet the Management’s
claim, the parcel owner shall compensate and pay the Management the difference between the said
deposit and the amount so claimed by the Management. In the event of failing to comply with all
conditions stated herein including those on the application form, the said deposit shall be forfeited to
the Management. Any unsettled Management’s claim shall be recovered as a debt due without dispute
from the parcel owner concerned.
Payment can be made only via online transaction and made payable to TANJUNG RATNA SDN.

2. Application for written approval for the abovementioned renovations, alterations or additions and the
making of the abovementioned payment shall only be made at the Management office during office
hours. Such application shall be submitted in the prescribed form obtainable from the Management
office accompanied with copies of all relevant plans, designs and, where necessary, approvals obtained
from the relevant Authorities and/or certified by a registered professional architect and/or registered
professional engineer. Any proposal for demolition or opening of the non-structural part of the existing
wall or floor shall be subject to prior written certification and approval from a registered professional
engineer and/or relevant Authorities (if applicable) at the parcel owner’s own expense. Any form of
demolition or opening of any structural or load-bearing part of the development shall be strictly
prohibited.
3. The endorsement or approval of the Management shall not constitute and/or form the approval of the
relevant Authorities. Parcel owners must bear full responsibility to ensure compliance with the laws,
building by-laws and any other regulations applicable and as may be introduced by the relevant
Authorities from time to time.
4. Parcel owner/resident shall not erect any renovations, alterations and/or additions to his parcel without
the prior written approval of the Management save for the installation of grilles to the windows and
doors which shall be strictly adhered to the prescribed standard grille design and specification for the
development that can be obtained from the Management Office.
5. Parcel owner shall also be required to arrange with the Management for a joint inspection of the parcel
prior to commencement and upon completion of the abovementioned renovations, alterations or
additions.
6. The Management shall have the authority to demolish or remove any such unauthorized renovation,
addition, alteration and/or grilles after giving seven (7) days written notice to the parcel owner
requesting him to remove the same within the prescribed time frame and to the full satisfaction of the
Management and all costs and expenses incurred in respect of such demolition or removal shall be
borne by the parcel owner and the parcel owner shall fully indemnify the Management against all
actions, proceedings, claims, fines, demands, penalties, liabilities, costs, losses, charges and/or
expenses including but not limited to legal costs incurred by the Management on a solicitor and client

basis and/or other costs and expenses incurred by way of a court order, work or act rendered necessary
by the Management. Alternatively, if the Management deems fit, it reserves the right to carry out the
said reinstatement at its absolute discretion where all costs and expenses incurred therein shall be
deemed as a debt due without dispute from the parcel owner to the Management.
7. Renovations, alterations and additions to a parcel include but are not limited to –
a. Alterations, additions or removal of wall and floor finishes.
b. Demolition of walls, new partitioning, installation of windows, doors and grilles.
c. Repositioning of internal doors and walls.
d. Installation of false ceilings.
e. Installation of built-in cabinets and other large fixtures.
f. Installation of air-conditioning system.
g. All works that involve bringing in and or cement.
h. All painting works other than those carries out by parcel owner/resident himself and,
i. Installation or alterations of electrical and plumbing works including change of electrical system in
a parcel or shifting any plumbing and sewerage system in a parcel.
8. The abovementioned renovations, alterations or additions shall only be carried out on the following days
and hours –
Monday – Friday 9:00am– 5:00pm
Saturday 9:00am – 1:00pm
No such works shall be allowed to be carried out on Sunday & gazette Public Holiday.
Parcel owner and his contractors shall inform the Management of their schedule of work prior to
the commencement of such works.
ALL HACKINGS, DRILLINGS AND ANY ITEM OF THE WORKS THAT GIVES RISE TO LOUD SOUNDS
OR CACOPHONOUS NOISES OR HEAVY VIBRATIONS SHALL ONLY BE CARRIED OUT BETWEEN
11:00 A.M. TO 3:00 P.M. ON MONDAY TO FRIDAY (EXCEPT FOR GAZETTE PUBLIC HOLIDAY).
9. All such works shall be confined within the boundaries of the parcel. Hacking of structural slabs,
columns, beams, shear walls and any structural or load-bearing part of the development shall be strictly
prohibited. Hacking, drilling and punching of nails or screws into walls shall be prohibited within 300
mm of any concealed pipes and electrical conduits. All contractors shall be required to use a metal
detector before any hacking or drilling such walls, or punching of nails or screws into walls.
10. Parcel owner/Resident shall not carry out any work which may affect the façade of the development
without the prior written approval of the Management. Façade shall include windows, balconies,
terraces, open areas and all other visible parts of the common property of the development which
constitute or form part of the exterior appearance of the development.
11. Parcel owner/Resident shall not cause or permit any fitting or fixture or any alteration or change to be
made to the exterior of his parcel that will affect or change the appearance of the common property
without the prior written approval of the Management.
12. Parcel owner/Resident shall not any television/radio antenna or disc on the rooftop or on any external
part of the development without the written approval of the Management.
13. The installation of outdoor air-conditioning condensers shall be positioned at the designated areas
approved by the Management. The mounting of any air-conditioning condenser on the façade of the
development shall be strictly prohibited. All exposed pipes shall be laid in suitable conduits/ducts and
painted according to the color of the façade of the development. The outlet of the discharge pipe shall
be placed at the nearest floor trap provided at the approved designated area. Parcel owner shall ensure
that his contractor installs all air-conditioner units according to the standard specification and such air-

conditioner units shall not cause vibration, annoyance and discomfort to other residents.
14. Parcel owner shall ensure his contractors to comply with all safety requirements, and have valid work
permits for all workers. In the event that any illegal worker(s) is found or arrested by relevant Authorities
the Management shall not be held responsible and the parcel owner shall fully indemnify the
Management against all actions, proceedings, claims, fines, demands, penalties, liabilities, costs,
losses, charges and expenses including but not limited to legal costs incurred by the Management on
a solicitor and client basis, and other costs and expenses incurred by way of a court order, work or act
rendered necessary by the Management.
15. All contractors and their workmen shall report at the Guard House to obtain identification passes prior
to the work being carried out and shall wear their passes at all times whilst in the development.
a. All contractor personnel must report to the security check point.
b. All workers must wear identification pass while in the compound of The Admiral Residence and a
penalty of RM 50.00 will be imposed for the missing pass.
c. The security guards reserve the right to deny entry to the Admiral Residence premises if any
workers/Contractors are found in breach of any rules and regulations set by the Management
16. All contractors and their workmen shall use the designated lift and staircase only so as not to cause
inconvenience to other residents. Packed and crated materials shall be removed and disposed of from
the development by parcel owner and his contractors on the same day as they are being brought in.
The designated lift approved by the Management for such use shall be fitted with proper lift protection
to the lift wall and flooring. Heavy machinery shall not be allowed in the lift.
17. No storage space shall be provided on-site. All articles/materials shall be stored within the parcel under
renovation. Parcel owners shall ensure that adequate measures are taken to protect the common
property during the delivery or removal of materials by their contractor and their workmen. The parts
of the common property in question during the delivery or removal of materials shall be laid with
protective covers and left in a clean and tidy condition on the completion of work each day, failing
which, the cost of cleaning up or making good damage to any part of the common property shall be
borne by the parcel owner. If the offender of such an act cannot be established, then all the parcel
owners, who are currently carrying out renovations of their parcels at that time and in relation to the
affected common property, shall be charged equally as a debt due without dispute from the parcel
owners to the Management.
18. All contractors shall provide a doormat at the door entrance of the parcel in order to prevent their
workmen from dirtying the common property. Parcel owner shall maintain the general cleanliness of
the common corridors, walkways, staircases and any part of the common property used by his
contractor and their workmen. Parcel owner shall ensure the affected areas be cleaned up immediately
on the completion of work each day to the satisfaction of the Management, failing which, such cleaning
cost shall be borne by the parcel owner. If the offender of such an act cannot be established, then all
the parcel owners, who are currently carrying out renovations of their parcels at that time and in relation
to the affected common property, shall be charged equally as a debt due without dispute from the
parcel owners to the Management.
19. Delivery of materials and collection of construction debris, rubbish and scrap materials resulting from
the renovation works shall be confined to the designated loading and unloading areas.
20. Parcel owner shall be fully responsible for the dumping and removing of all unwanted material, debris
and similar waste by his contractors and their workmen and such items should not be left in the
corridors, lift lobbies, fire escape staircases or any other part of the common property in the
development, failing which, the Management reserves the right to remove the same and the cost of
removing the same shall be charged to the parcel owner. If the offender of such an act cannot be
established, then all the parcel owners, who are currently carrying out renovations of their parcels at
that time, shall be charged equally as a debt due without dispute from the parcel owners to the
Management.

21. Wet cement waste, adhesive waste materials, renovation debris, and other unwanted materials shall
not be permitted to be thrown into the refuse chambers/bins, sinks, lavatory cisterns, water, soil pipes
or manholes in the parcel or the development. Offenders of such act shall be liable for the cost of
replacement or repair of the damage caused to the manholes, common stacks, refuse chambers/bins
and their contents, and any other part of the common property. If such cost is not settled immediately
on demand, then it becomes a debt due without dispute from the parcel owner to the Management. If
the offender of such an act cannot be established, then all the parcel owners, who are currently carrying
out renovations of their parcels at that time and in relation to the damage done, shall be charged equally
as a debt due without dispute from the parcel owners to the Management.
22. Parcel owner and his contractors and their workmen shall not be allowed to tap water supply and
electricity supply from the common property.
23. Parcel owner shall be responsible for the conduct and behavior of his appointed contractors and their
workmen. Damage to any parcel and any part of the common property caused by the moving of heavy
and bulky materials, machines or other effects shall be replaced or repaired at the expense of the
parcel owner. If the offender of such an act cannot be established, then all the parcel owners, who are
carrying out renovations of their parcels at that time and in relation to the damage done, shall be
charged equally as a debt due without dispute from the parcel owners to the Management.
24. For renovation that is extensive and involving masonry or wet works, the contractor shall provide a
certified copy of each of the insurance policies for contractor all risk insurance and public liabilities of
adequate covers to the Management before the commencement of such renovation.
25. The Management shall not hesitate to impose a Stop Work Order should a contractor or his workmen
are found to be in breach of the By-Laws and the rules and regulations pertaining to renovation, or
causing disruptions or disturbance to other residents and any activities in the development.
26. To allow the authorized personnel from the Management to enter into the said unit for inspection at
any reasonable time during and after renovation works of the same unit.

RENOVATION WORK PROCEDURE
BEFORE RENOVATION
I. PLEASE ATTACH THE CANVAS AND PLYWOOD ON THE FLOOR
BEFORE THERENOVATION WORKS BEGINNING.
II. CANVAS AND PLYWOOD SHOULD BE FITTED FROM THE BOMBA LIFT TO
THE UNITDOOR
III. ENSURING THAT THE GOODS USED FOR THE REPAIR WORK ARE NOT
LEFT IN THECOMMON AREA.
IV. THE CONTRACTORS ARE ONLY PERMITTED TO USE ONLY LIFT
SERVICE/BOMBA LIFT INCLUDING TRANSFER OF EQUIPMENT OR CUSTOM
GOODS.
V. THE CONTRACTORS SHALL COMPULSORY TO REMOVE THE CONSTRUCTION
WASTE AND DEBRIS.
VI. THE CONTRACTORS ARE STRICTLY FORBID THROWING THE CONSTRUCTION
WASTE INTO THE REFUSE CHAMBER AT EACH LEVEL. FAILURE TO COMPLY
WITH THESE INSTRUCTIONS MAY CAUSE THE WORK TO BE STOP AND
PENALIZED ORDEDUCTIONSFROM DEPOSIT.
AFTER RENOVATION
I. UPON COMPLETION OF THE RENOVATION WORKS; THE OWNER IS REQUIRED TO
NOTIFY THE MANAGEMENT AND A JOINT INSPECTION SHALL BE CARRIED OUT
BEFORE THE RENOVATION DEPOSIT CAN BE REFUNDED LESS ANY DEDUCTIONS (IF
ANY).
II. THE INSPECTION BOOKING SLOT CAN BE CARRIED OUT TO THE NEXT WORKING DAY
BASED ON AVAILABILITIES.
III. DURING THE INSPECTION FOR DEPOSIT REFUND, THE MANAGEMENT OFFICE
REQUIRED TO TAKE PICTURES TO MAKE SURE ALL THE RENOVATIONS WORKS
HAS FOLLOWED THE STANDARD SPECIFICATIONS/PROCUDERE.
I/We understand that the deposit is refundable, less any sum
(if any), of which shall be determined by the Management
for repairing damages to the common area and facilities and
removing any renovation debris and rubbish which have not
been cleared by my/our contractor.
I/We further agree that my/our contractor and his employees
will observe the regulation attached herewith failing which
the Management may exercise their discretion to disallow
my/our contactor to continue with the renovation works Signature of applicant
and/or them entering to the Admiral Residence.
I/We have received and understood the renovation
guidelines given to me/us and I/We ‘shall be fully
responsible for all unforeseen circumstances/mishap due to
my renovation work contractor(s). Owner/Tenant shall be Date
responsible for the conduct and any damages/injuries
caused of and by their appointed contractor(s).
