Apollo Global Management, Inc. wins $1bn mandate to manage Singapore’s new private credit growth fund. The mandate, confirmed via Singapore’s government procurement portal, places Apollo at the centre of the city-state’s latest push to position itself as Asia’s private debt capital. Launched in March 2025 by the Ministry of Trade and Industry and Enterprise Singapore, the Private Credit Growth Fund targets mid- and late-stage companies with bespoke financing solutions that preserve founder equity. Apollo’s appointment marks a significant win in the global private credit space, where institutional demand continues to rise. [#DEAL] MTR Corporation Limited 香港鐵路有限公司, a majority government-owned public transport operator in Hong Kong, has successfully priced its debut US$3 billion subordinated perpetual hybrid securities offering. The transaction was the largest USD corporate subordinated perpetual securities in Asia ex. Japan. It has also achieved the highest-ever ratings for a USD subordinated perpetual issuance from S&P Global and Moody’s globally. Stress in Hong Kong's financial system is spreading from cash-strapped property developers to commercial banks, where lending to commercial real estate averages around 15% of their loan portfolios, according to Fitch Ratings. (....) The debt struggles of New World and other, smaller developers in Hong Kong reflect the increasing challenges banks face in mitigating risks stemming from their property sector exposure, while keeping stressed borrowers afloat.

CapitaLand Ascendas REIT (#CLAR) grew FY 2024 distributable income by 2.2% year-on-year to S$668.8 million, underpinned by the full-year contribution from properties acquired and completed in FY 2023, as well as the portfolio’s robust operations. Strengthening its portfolio in the United States with two new acquisitions, CLAR increased assets under management of its logistics properties in the country by c.77% to approximately S$570 million. It also completed two asset enhancement initiatives at Pacific Tech Centre and ONE@Changi City in Singapore for S$3.9 million. Leveraging its strong financial position and asset management expertise, CLAR will continue to enhance its portfolio with eight upcoming projects valued at S$803.6 million, progressively completing between 1Q 2025 and 1Q 2028. This includes the redevelopment of Logis Hub @ Clementi, transforming the existing cargo lift warehouse into a modern seven-storey ramp-up logistics property in Singapore for S$136.2 million.
