Karnataka Property Registration Upfront Cost to Go Up
March 6, 2024: Karnataka homebuyers will have to pay higher stamp duty charges during the registration of sale agreements where the property is yet to be delivered. The revenue department has increased the rate to 0.5 percent of the total property value and a minimum fee of Rs 500. This means that if a person purchases a property valued at Rs 1 crore, they will be liable to pay stamp duty charges of Rs 50,000 upfront when signing the sale agreement. This is a significant increase compared to the previous charges of 0.1 percent with a cap of Rs 20,000.
The current stamp duty in Bangalore is 6.6 percent of the property’s market value. The government will adjust the advanced stamp duty against the current one at the time of property registration.
Experts believe that the current hike will not drastically impact the real estate market. However, further increases may hamper the upward market growth.

IGR Karnataka: Register @igr.karnataka.gov.in
Before availing any service on the Kaveri Online Services portal, you must register on it. Here is a step by step guide to registering yourself on the portal. Kaveri Online Service is the same portal the Department of Stamps and Registration, Karnataka, uses for registration.

Step 1: Go to IGR Karnataka website @igr.karnataka.gov.in. Then click on Kaveri Online Services and then click on Press this Link to Online Services.

Step 2: Now, you will be redirected to a new page, where you will have to click on Register as a new user.

Step 3: A registration form will open up, where you need to give all the details like name, address, aadhaar number, contact details etc.

Step 4: Now, enter a security question and enter Captcha. Once that is done, click on One Time Password (OTP).

Step 5: Once you have entered OTP correctly, your account will be activated. A SMS will be sent to your registered mobile number. The same username and password will be used to log in to the portal later.
IGR Karnataka: Pre-Registration Data Entry Process
On IGR Karnataka portal- Kaveri Online Services, you can book an appointment for property registration. On the portal it is called Pre-Registration Data Entry Process (PRDE). Perform the following steps to book an appointment:-

Step 1: Visit the Kaveri Online Services Portal and log in using your credentials.

Step 2: Now, click on the PRDE Process tab and the Document Registration from the left menu bar.

Step 3: A new window opens up, fill the form with general details like the nature of the document, execution date, number of parties, number of pages etc. Click on Save and Continue.

Step 4: Here you will have to enter property details and party details. You will have to enter details like name, gender, age, dob, marital status etc. Once you have filled the form, click on Save and the Witness Details.

Step 5: Now click on Check Stamp Duty and Registration Charges. On the similar page you can pay such charges as well. However, online payment of stamp duty in Karnataka and registration charges is optional, you can pay at the SRO’s office too. You will have to enter witness details. Also, upload the property documents and if payment has to be made do that as well.

Step 6: Once everything is done, now you can book an appointment for property registration.

Step 1: Visit the official website of Kaveri Online Services Portal. Now, use your username and password to login. If you have not registered then you login as Guest User.

Step 3: An application form opens up, filling the form property number, registration duration, area, district, village, hobli etc. You also need to fill the boundary details.

Step 4: Click on Send OTP, which will be sent on a registered mobile number.

Step 5: A pdf file of your property details will be generated, verify the details and click on Submit.

Step 6: Once you have made the payment, get a print out of the receipt. The entire process of getting an Encumbrance Certificate takes up to 10 days. After a few days you will receive a copy of the Encumbrance Certificate.
