RERA Delhi - Projects That Need Prior Registration

1. All projects that are constructed in the planned or unplanned areas, such as abadi areas or lal doras, must be registered prior with the RERA Delhi.

2. If the area of the plot, an existing building, or a new building is more than 500 square meters and is used for converting into apartments, commercial use, or a house for industrial use, it should have a prior registration with Delhi RERA.

3. Any real estate project for which the developer has not received registration for before the date of 1.5.2017 must be registered with the Delhi RERA.

4. If the number of units to be constructed in an apartment is more than eight across all phases of construction, then it needs to be registered prior to RERA Delhi. In this case, the area of the plot is not applicable.

Builders must register their projects with the Delhi RERA before commencing any activity related to the project. Builders benefit from registering a project with the Delhi RERA authority since it serves as certification for the builders. The RERA registration further enhances the credibility and reliability of the builders, particularly in the eyes of the buyer.

To register a project with Delhi RERA, the builder should follow these simple steps:

Step 1: The builder should visit the website RERA.Delhi.gov.in and select the 'Register as Promoter/Project' under the 'Online Registration' tab on the RERA Delhi website.

Step 2: On selecting the ' Register as Promoter/Project,' the RERA Delhi website will appear. Next, the promoter will have to indicate if it's an individual or other than an individual (in the case of companies) to create a new account. Also, there is a ' User Guide' tab which promoters must read before completing the registration process.

Step 3: Once the promoter creates the account on the RERA Delhi website. Log in to the RERA Delhi website and fill in the details, such as personal, contact, residential address, experience background, and other additional information. After that, the RERA Delhi website screen will prompt the user to upload the documents, such as Aadhar Card, PAN No., and Auditor Annual Report. Post that, the final verification is done via OTP. Before final submission, the promoter can preview the information added and then submit the form.

Step 4: After completing the details, there is another option to 'Add Project' on the RERA Delhi website, wherein the promoter has to share information about the project, such as Name of the project, Description of the Project, Type and Status of the Project, Area of the Land, and Location of the Project. In addition, the promoter also has to share information such as building, apartment, stages of construction, and the shared amenities, facilities, and area.

Final Steps: Lastly, the promoter also needs to add CA of the project, Architect of the project, Engineer, and Structural Engineer of the project. Some of the documents that the builder needs to submit on the RERA Delhi website when adding the project include documents related to the land, project, approvals, promotional and performa documents, and other documents.

After sharing all the documents and completing the process, the builder has to make the fee payment. The online payment option is available on the RERA Delhi website to ease the ease process of making payments for the builders or promoters.

Registration of real estate agents with RERA Delhi is mandatory. Real estate agents who wish to deal in the real estate projects registered with RERA Delhi need to register with the Delhi RERA website.

This process can also be undertaken by the buyers if they wish to check the authenticity of the real estate agents.

Suppose a potential buyer is planning to invest in a project, then before making any payment. In that case, the buyer should check for RERA registered projects in Delhi.

One must ascertain the RERA registration status of the project-new or old-in Delhi. The buyers can check the RERA registration of the projects in Delhi through the RERA Delhi website.

Step 1- You will have to select the 'Projects' tab on the RERA Delhi website, followed by clicking 'List of Registered Projects' to check project status.

Step 2- The RERA Delhi website shall display a list of RERA registered projects in Delhi. In case the project is not found in the RERA registered projects in Delhi, the status must be checked on the other lists - which is “List of Rejected Projects” and “List of Projects Pending Registration.”

First, register with the RERA Delhi portal to file a complaint with the Delhi RERA authority. Here are the steps to register a buyer's registration.

Step 1: Select the 'Register as Buyer' tab under the 'Online Registration' in the RERA Delhi website.

Step 2: The buyer has to then provide the details, such as name, father's name, email address, and mobile number. Post that, OTP verification has to be done.

Once registered with RERA, the buyer can file a complaint with the RERA Delhi authority. For filing a complaint with RERA Delhi, the buyer has to click on 'Online Complaint' on the RERA Delhi website.

Once you select the Complaint to Authority tab (Form M), the RERA Delhi website will prompt the user to know if they want to make a complaint. Click Yes, in case the buyer wants to file a complaint. The RERA website will then prompt the buyer to log in with the email id and password used at the time of registration.

The buyers can file a complaint against both the real estate agent and the builder developing the project.

Step 1: The person who has filed the complaint can check the status of the complaint on the website. Select the ' Cases Before Authority' and select the required tab.
