DOC 2.4.

SHOP DESIGN & CONSTRUCTION GUIDELINES

Lessee hereby accepts and has thoroughly understood that these Shop Design & Construction
Guidelines form an integral part of the Lease Contract.

LEASE PROCESSING
(Reference: Leasing Checklist)
2.1 Provision of Award Notice (w/ CFA). The Certified Floor Area (CFA) shall be computed based on the
actual measurement (center to center) of ICM-provided drywall/CHB. Deductible Items: (1)
Structural Columns, (2) ICM Utility Pipes, Hose, Etc.
2.5 Verification of CFA (optional). Lessee (or his/her authorized representative) together with his/her
designers/engineers and contractors, ICM Leasing Officer, ICM Engineering Dept (ED)
representative and ICM Tenant Coordination Officer must verify actual site dimensions and
conditions.

II

PRE CONSTRUCTION
(Reference: Leasing Checklist)
4.1 Provision of:
4.1.1 Turnover Notice. Turnover of the leased space shall be scheduled.
4.1.2 Lease Certification. ICM Leasing will give Lessee a lease certification (to be used for
registration / filing purposes)
4.1.3

As-Built Plans. ICM ED will provide Lessee with as-built plans detailing utility provisions.

4.2 Submission of Colored Perspective. Lessee is required to submit a colored storefront perspective
on a 15 x 20 illustration board (scale 1:50) to: The Leasing Officer, c/o ICM Leasing Office,
Island City Mall, Dao, Tagbilaran City.
4.3 Evaluation of Perspective. Lessor will evaluate perspective -- may recommend changes or may
ask for other options, when necessary.
4.4 Turnover of Area & Key. Lessor will turn over leased area and key to Lessee or his/her authorized
representative(s). This will be documented using the Turn-over Checklist.
4.5 Payment of Pre - Construction Payables / Charges. Lessee will be required to pay the
Construction Bond, plywood enclosure, etc.
The construction bond which is to be paid prior to start of construction will answer for all violations
or non-compliance of any guidelines, requirements or deviations from the approved plans.
Lessee will be required to correct deficiencies within sixty (60) days from start of operations.
Otherwise, said bond will be forfeited and Lessor will undertake the corrections and charge such
to Lessees account.
4.6 Shop Planning & Preparation of Construction Plans. Lessee will proceed with the preparation of
construction plans only when the submitted colored perspective is approved. Lessee must see to
it that the Design and Working Drawings to be submitted shall conform with the provisions of
Section III B (Design Criteria / Standards). page 4, & III C- page 12.
4.7 Submission of:
4.7.1 Construction Plans. The following detailed drawings and specifications (signed and sealed
by licensed professionals) will be required, in 8 sets each (note: incomplete plans will not
be accepted):
Architectural

Mechanical (aircon, sprinkler, exhaust)

Fire Protection
Signage Details
Structural Load Computation for mezzanine (if any)
Plumbing/Sanitary (if any)
4.7.2 Utility Requirements Form
4.7.3 Wall Partition (optional)
4.8 Evaluation of Construction Plans. ICM ED will review plans and recommend revisions, if needed.
4.9 Review of Approved Construction Plans. Lessor will return to Lessee two (2) sets of Approved
plans (1 copy for Lessee & 1 for contractor which will be kept at Lessees job site).
4.10Agreement on Construction Period. Lessor and Lessee shall agree on the number of days the
Lessee will be allowed to work, etc. .
4.11Accreditation of Contractor. Lessee will submit for Lessors evaluation the list of chosen
contractors, using the Accreditation of Contractors form.
4.12Contractor Briefing. ICM ED will conduct technical briefing to Lessees contractors to orient them of
construction policies / guidelines.
4.13Submission of CARI copy. Lessee will require its contractor the Contractors All-Risks Insurance
(CARI). A copy of the policy and coverage will be submitted to Lessor. (Pls see Section V 5.1)
4.14Submission of List of Workers & ID Req. Lessee should provide ICM Leasing with the list of
construction workers to work on-site, together with colored 2 x 2 pictures for their IDs.
4.15Issuance of PERMIT TO CONSTRUCT. When Lessee has complied with the above requirements,
Lessor will issue the Permit to Construct so that Lessee can proceed with construction.

III PROVISIONS & STANDARDS


III A. LESSOR PROVISIONS
FACILITIES CONNECTION

-- To be provided by the Lessor:

1. ELECTRICAL
The main breaker inside Lessees area will be for Lessees account.
Lessor will provide one telephone line per lessee. Should Lessee require more telephone lines, he/she
should file his/her request in writing. Additional costs to be incurred will be for Lessees account.
Lessees will be provided with cable lines for the Point-of-Sale terminals. Specific location of the terminals
must be indicated in the plan.
2. AIRCON
2.1 For Non-Food Tenants:
2.1.1

Centralized airconditioning system. Aircon ducts and diffusers will be provided by


Lessee.

2.1.2

Lessee must follow the standard and existing aircon duct and opening. Mechanical
plan showing this is to be required.

2.2 For Food Tenants


2.2.1

If Lessee is to supply his/her fan coil unit, Lessor will ensure chilled water line
provision (supply & return).

3. FIRE SPRINKLER SYSTEM


3.1 Lessee will be required to shoulder costs of relocation, modification and additional installation
of sprinkler heads.
3.2 Provision of higher temperature rating of sprinkler heads using 212 deg. Fahrenheight is
required for restaurants kitchen area.
PHYSICAL CONDITION OF LEASED PREMISES
* NON-FOOD TENANTS:
1. FLOOR: Concrete floor designed to carry a maximum load of 60 lbs/sq ft with rough cement finish.
2. WALLS & PARTITION: Double wall drywall board partition.
3. CEILING: Open ceiling
4. STOREFRONT:

Signage band with cove light above

5. PLYWOOD ENCLOSURE: Lessor will provide the enclosure which shall be charged to Lessee.
Lessee will be allowed to remove the enclosure only at the end of construction.
* FOR FOOD SHOPS:
1. FLOOR:

Rough Cement Finish

2. CEILING:

None

3. WALL:

Partition between the leased premises: hardiflex on metal frames, double wall

4. STOREFRONT: Drywall dropwall signage band with cove light above.


* KITCHEN REQUIREMENTS:
A.

Provide fire bricks / insulation on walls up to the bottom hood of all cooking batteries.

B.

Provide exhaust hood with exhaust blower in every cooking equipment with 6 hood extension
from edge of cooking equipment.

C.

No plastic/rubber hose connection at gas line is allowed.

D.

No LPG tank and flammable liquids allowed inside the leased area. Charcoal cooking is not
allowed.

III B. DESIGN CRITERIA / STANDARDS


ARCHITECTURAL GUIDELINES
1. FLOOR
1.1 Lessee may use vinyl, vitrified tiles, wood parquet, carpet or marble. Should Lessee use marble
flooring, Lessee shall remove existing floor topping at his expense prior to marble installation.
1.2 All floor covering materials must be selected or adapted in thickness to correspond exactly with
the level of the finished mall floor.
1.3 Concrete elevated flooring is not allowed.
1.4 Lessee shall submit floor framing plan and load computation for wooden elevated flooring
subject to Lessors approval. Maximum two steps up to 300mm or 30cm., such elevated area
shall not be more than 50% of the leased area.
1.5 On shops with Curtain Wall: No attachment is allowed on existing ICM Curtain Wall Glass and
Aluminum framing.
2. STORE FRONT
Please refer to attached LGF/UGF Storefront Design Criteria or 2F Storefront Design Criteria.
3. SWING DOORS
Lessees are encouraged to maintain an open front door concept. Should a door is installed, such door
should not open towards the mall area. The same should be within the confine of the leased premises
so as not to obstruct traffic in the mall.
4. CEILING
4.1 Ceiling height should have a minimum of 3.0m (Please refer to attached Storefront Design
Criteria).
4.2 Tenants are required to use non-combustible materials e.g. gypsum board, ficem board. No
wood or other combustible material shall be used above any ceiling.
For open ceiling, Lessee is required to put upright sprinkler heads. Additional upright and
pendant sprinkler heads will be for Lessees account.
4.3 Do not store any items on the area above ceiling.
4.4 No equipment is allowed to be installed inside the ceiling without the approval of the Lessor.
4.5 Location of aircon branches and sprinkler heads as provided by Lessor shall be indicated on the
ceiling plan. Should Lessee wish to relocate same, such changes should be reflected in the
plan. Any approved changes shall be for Lessees account.
4.6 Lessee shall provide access panels for service to Lessor/Lessees equipment and facilities, more
particularly to those located above the ceiling.
4.7 Ceiling hangers details. (Pls. refer to attached Storefront Criteria)
4.8 If a ceiling manhole has to be provided within tenants area, Lessee should install barrel bolt /
screw on any device that will secure the manhole cover from within.
5. ROLL UP DOORS
5.1 Provide rigid hangers for roll-up door to be anchored to beam or slab. Roll-up door must have
viewing slots of 1.50m above finish floor line.
6. ELECTRONIC CASH REGISTER / PC POS
Location should be indicated in the plan.

7. MEZZANINE
7.1 Leased premises with mezzanine floor is subject to submission of floor framing plan and
structural load computation before approval of plans, duly certified by a Structural / Civil
Engineer.
7.2 Assume maximum combined live and dead loads of 60 psf.
8. SIGNAGE CRITERIA
Please refer to attached Storefront Criteria.
9. GLASS & ALUMINUM WORKS
All glass and aluminum requirements will be supplied by accredited contractor and supplier.

ELECTRICAL
1.

All electrical installations shall comply with all applicable requirements, rules and regulations of the
latest edition of the Philippine Electrical Code, laws and ordinances of the local code enforcing
authorities.

2.

The Lessee shall submit eight (8) sets of proposed electrical plan to the Lessor for approval. Prior
to occupancy, the Lessee shall submit to Lessor eight (8) sets of as-built drawings signed and
sealed by the electrical contractor for reference and future rewiring and maintenance.

3.

The Lessee shall secure all permits and all necessary fees required for the work and shall furnish
the owner the final Certificate of Electrical Inspection and approval from proper authorities.

4.

Power consumption of the Lessee shall be metered.

5.

Electrical load shall not exceed the capacity of the main circuit breaker and the feeder wire
designated for the area. Otherwise, upgrading shall be subjected to the approval of the owner and
cost of revision shall be at Lessees expense. All wiring should be inside metallic conduits.
For Dry Goods Tenants:

6.

All electrical wirings and installation shall be in EMT, IMC or RSC conduits.

7.

Metal cover shall be provided for junction boxes and pullboxes.

8.

Wires and cables shall be TW, THW and THHN with a minimum size of 3.5mm. It shall be
manufactured by Phelps Dodge, Columbia, Duraflex and Philplex.

9.

Wall receptacles shall be 10A or 15A, 250V, 2 Pole, 3 wire grounding type.

10. The Lessee shall be required to have POS connection to the Lessors server. It shall be the
responsibility of the Lessee to coordinate with the Lessor regarding this matter.
11.

Structured cable (telephone and data outlets and POS) shall be placed in metallic conduit.
Lessor shall provide a list of certified installers on structured cabling. Lessee shall take the
services of any one of the certified installers accredited by the Lessor to assure standard
application of installing the structured cabling.

12. Provision of Mica tubing insulation not more than 12 length on all fluorescent lights termination for
proper connection.
13. Flourescent fixtures shall have metal casing.
14. All fluorescent ballasts shall be of high power factor and provided with metallic backing.
15. Provide automatic circuit breaker for electrical control. (Bolt-on type)
16. All circuit breakers shall have a minimum of 20AT
17. 2.0 sq mm TW/THW/THHN wire are used only for grounding.

PLUMBING/SANITARY DESIGN (For Restaurant and Food Shops)


1.

Lessees sanitary, vent and domestic water piping shall adhere to all local code requirements.

2.

Only one tapping is allowed per tenant space. Check stub-out provision in Lessees area.

3.

Provide wye connection for tapping and floor clean-out for every change in direction or for every
three (3) lengths of pipes.

4.

Location of floor drain shall be reflected in the plan.

5.

Clean-out must be floor-mounted with brass countersunk cover.

6.

Provide standard clamp hangers for sewer lines under slab.

7.

Use Italian membrane with 4 kg per sqm density hot process waterproofing on all kitchen, toilet,
sink and lavatory areas.

8.

Waterproofing is subject to 24 hours flood-testing and inspection prior to floor topping.

9.

Use Visbo or Philsaterm polypropylene pipe or equivalent for cold water line.

10.

Use S1000 PVC for sewer line using steam washing and for ordinary sewer line.

11.

Provide 10 gals per min. minimum capacity for grease traps per kitchen sink.

12.

Provide heavy duty isolation valve (KITZ) right after the waterline tapping point.

13.

Indicate location of water meter.

15.

The Lessee will be provided with a plan indicating the tapping point of the kitchen waste, toilet
waste and water line.
Color coding of utility pipes as shown below (where applicable):

16.

Plumbing and sanitary requirements of the Lessee are strictly restricted to the pre-established stubout provisions only.

17.

ICM Engineering Dept will conduct final inspection of kitchen sewer vent and water line before
tapping your line to existing piping system, with calibrated water sub-meter.

2. Others:
2.1 Complete plans and specifications shall be submitted for approval.
2.2 No installation shall be permitted without prior approval of plans and specifications.
2.3 Access panel provision (ceiling manhole)
- All AHU, FCU, Isolation valves shall be provided with manhole
- Ceiling where main duct passes shall have manhole strategically located for access to service
all dampers. This manhole shall be adaptable and accessible for use as inspection manhole.
2.4 Drains:
- Floor Drains: All AHUs shall have at least 1 floor drain.
All fan rooms for ventilation use shall have at least 1 floor drain.
- Drain Pipes: Drain pipes for FCUs shall be PVC. (2 mm min. with styropor insulation with
vapor barrier)
Drain pipes for AHU shall be galvanized pipe.
2.5 Insulation:
- All kitchen exhaust duct shall be insulated with 1 thk., 3 pcf fiberglass insulation with
aluminum backing foil with continous G.I. beads and strapping band.
- All aircon duct shall be insulated with Styrofoam insulation 1 thk. X 1.5 pcf fire retardant
complete with continous G.I. beads and strapping band.
10. Tenant Guidelines
A. Airconditioning
Any request for additional duct opening and cooling capacity shall be made by Lessee to the
Lessor in writing.
If request can be accommodated, all revisions will be for Lessees
account.
1.

Branches of ducts and aircon diffusers shall be for account of Lessee. Ductworks shall be in
accordance with SMACNA Standard and approved by our Mechanical Designer.

2.

Provide volume damper per AC outlet/branch duct.

3.

Do not tap on Mall main duct. Tap only on nearest AC branch provision.

4.

Provide proper ventilation (air return) in your leased area. In case where tenants do not
provide ceiling, an approved size of return transfer duct shall be installed by the Lessee.
(Mechanical designer shall determine the size of the transfer duct if required.)

5.

Provide exhaust fan inside comfort room.

6. All aircon ducts shall be insulated with fire rated stryropor, complete with continous beads
and strapping band.
7. Complete plans and specifications shall be submitted to ICM Engineering Dept for approval
prior to construction.
For Food Tenants Only
8. Provide fire-rated insulation on all kitchen exhaust ducts. (Use fiberglass insulation 25 mm
thk. 32 kgs. with aluminum backing foil with continous G.I. beads and strapping band.)
9. Provide own Fan Coil Unit to be connected/tapped to building chilled water line (supply and
return).
10. Provide approved size of self-balancing valve for each FCU brand (shall be auto flow or flow
con).
11. Use fire-rated styropor insulation for all chilled water line complete with polyethelene vapor
barrier tape.
B. Exhaust System
1.

All odor and moisture producing areas and high-heat producing equipment and appliances
must be exhausted by special mechanical exhaust systems.

2.

Special exhaust systems shall be designed to prevent odor, heat and/or moisture from
entering the Mall and into Lessors airconditioning system.

3.

Exhaust air quantities shall be in adequate amount and shall be no less than required by
code.

4.

Exhaust ductwork shall connect directly to exhaust hood. However, if the capacity of exhaust
system is beyond the allowable capacity of Lessors provision, Lessee shall provide a
separate exhaust system at Lessees expense.

5.

Location of equipment serving exhaust system shall be designated and /or approved by
Lessor. Routing of ductwork serving special exhaust shall be designated and/or approved by
Lessor.

C. Fresh Air Supply System (FAS)


1.

System of fresh air supply shall be installed and the capacity shall be no less than 90% of the
total capacity of the exhaust system specified in B.

2.

A fresh air fan shall be provided for kitchen and other equipments with exhaust air-extracting
equipment.

FIRE PROTECTION
1.

Any relocation, modification, dismantling and additional Sprinkler heads and others shall conform to
the National Fire Protection Association and Fire Code of the Philippines.

2.

Lessee, who are required or with proposed changes in their existing Sprinkler installation shall
submit sprinkler lay-out with detail of relocation, deletion or addition of Sprinkler heads or lines to be
approved by ICM Engineering Dept.

3.

Prior to implementation, Lessee shall secure working permit from ICM Engineering Dept. Work
herein shall be submitted together with the complete name and address of the Contractor.

4.

All Sprinkler work shall be done only by a Contractor with technical expertise in Sprinkler system
installation or have already done Sprinkler works in any shopping complex.

5.

Shut-off of flow control valve of a certain sprinkler zone which supplies the sprinkler system of the
heads dismantling/relocation and re-installation shall secure approval from ICM Engineering Dept.

6.

The automatic sprinkler system layout for the Lessees areas is based on non-combustible ceiling
materials which the Lessees may use in their interior ceilings.

7.

If the Lessees propose to install rack storage, mezzanine floors, storage rooms and kitchen hoods
for commercial kitchens (kitchen with heavy cooking to be done), the plans of the Lessee shall be
submitted to the ICM Engineering Dept for review and approval. Kitchen hood shall have separate
fire protection sprinkler heads.

Food Lessees shall be required smoke/heat detector. Lessee will provide plan lay-out with details
(signed and sealed by a professional engineer) to be approved by ICM ED.
All areas shall be within 2.00 m. maximum radius from sprinkler heads.
All sprinkler system lines shall be hydro tested, at least 200 psi @ 24 hrs, prior to tapping to the
existing.

11.

Rooms with partitions above 1.70 m. will be considered as closed area.

12.

Gas Piping Installation (LPG) Criteria, if applicable:

All gas lines shall be BI pipe and fitting schedule 40.


Main line shall be provided with pressure regulator of approved brand.
Stub-out for tank connection shall be provided with individual ball valve TOFO or approved brand.
Gas line to fixtures shall be provided with automatic leak protection device HOSHO or approved brand.
All gas lines should be exposed and not embedded to concrete.
All gas lines shall be nitrogen - tested for at least seventy-five (75) PSI for 24 hrs.

CONSTRUCTION
(Reference: Leasing Checklist)
5.1 Ingress of Materials, Fixtures, Equipment, Tools, etc. Prior to and during construction, the Lessee
or his/her representative will conform to the ingress policies.
5.2 Submission of Construction Requirements:
5.2.1 Fire Extinguishers -- Number required will depend on volume of hazard at the site.
Minimum of TWO (2) units, 10 lbs. dry chemical (ABC).
5.2.2 Construction Plans approved by ICM ED -- A copy should be available at job site.
5.2.3 Electric Meter -- Lessee will buy the electric meter (preferably, GE or Fuji). This should be
calibrated by BOHECO.
5.2.4 Water Meter (only when applicable) -- preferably, Asahi brand. This should be calibrated
by the local water district office or by an accredited calibration lab.
5.3 Temporary Utilities Connection / Certificate of Electrical Inspection (CEI). Lessor will provide
temporary electric power to Lessee. Power consumption and other utilities provision will be billed
to the Lessee. CEI will be obtained from proper authorities.
5.4 Construction. Lessees contractor will perform the construction onsite subject to the policies &
rules of the Lessor.
Special Work Permits. Prior to undertaking the following works during the construction phase,
Lessee will be required to secure approval for these critical jobs from the Lessor:
Cement Floor Topping
Water and Sanitary Line Tapping
Electrical Tapping
Water Proofing
Alteration of sprinkler heads / system
Works to be done after mall hours (esp. when mall is operational): spray painting, sanding,
welding, plumbing tapping, and use of chemical or materials emitting harsh odor.
Charges (esp. when Mall is operational). Additional costs for security posting, janitorial
deployment, debris hauling and other overtime or overnight expenses incurred while authorized
works/activities are undertaken, will be charged to Lessee. (Pls. see separate guidelines)
5.5 Routine Inspection & Provision of List of Deficiencies. Periodic inspection will be performed by
ICM Bldg Admin / Engineering to determine construction deficiencies.
5.6 Correction. The Lessees representative is bound to correct deficiencies prior to opening.
Clearance to Operate may not be issued if Lessee is unable to correct.

CONSTRUCTION GUIDELINES
1. GENERAL GUIDELINES
1.1 Materials & Workmanship. Only new first-class materials, equipment and fixtures (including
furnishings) shall be used within the leased area. All works should be done in Class A
workmanship and according to industry-accepted standards.
2. PLANS REVIEW & APPROVAL
2.1 To be submitted: 8 sets of plans (enumerated in Section I). Incomplete plans will not be
accepted.
2.2 Lessors approval of Design & Working Drawings is required prior to the commencement of
Lessees construction. It is understood that all comments and notations made by Lessor on
Working Drawings are acceptable, approved and have to be implemented by the Lessee.
2.3 Addition/changes to approved construction plans. Lessee must submit revised plans for
approval by ICM ED. No work may commence without prior approval.
2.4 Lessor and/or his authorized representative has the right to inspect construction work any time
to ascertain that work conforms with approved plans.
2.5 Lessor may ask Lessee to redo the work if it does not conform to the approved plans or Lessor
may do the work at the expense of the Lessee.
3. PERMITS AND LICENSES
3.1 Lessee shall secure all government permits

4. CODE
4.1 All works shall be in accordance with the latest government regulations, Building Code, Fire
Code, Electrical and Mechanical Codes.
5. INSURANCE
5.1 All contractors engaged by the Lessee shall secure the Contractors All Risk Insurance from an
insurance company acceptable to the Lessor. Coverage shall be combined single liability limit
of not less than P500,000.00 for bodily injury and property damage to third party for the
duration of the construction.

5.2 Contractor shall submit to the mall administration a copy of the insurance policy together with
the official receipt prior to start of construction. Otherwise, Lessor will not allow construction
to commence.
6. CONSTRUCTION HOURS

Regular construction hours: 7:00am to 7:00 pm.
To expedite construction, extension can be requested by Lessee in writing to ICM Admin
accordingly. Secure Work Permit 3 days before implementation of works.

7. PUBLIC SAFETY
7.1 Lessee shall confine construction work within the leased premises and shall work in an
orderly manner removing trash and debris from the project site on a DAILY BASIS.
7.2 All works shall be done professionally, using first-class materials. No work or material shall
obstruct the hallway and sidewalks. A temporary plywood enclosure with PVC door to extend
60cm beyond the boundary of the leased premises is to be provided by the Lessor and for
the account of the Lessee.
7.3 Lessor shall not be liable for any damages or injuries sustained by Lessee and/or his workers
and third parties during the construction.
8. MOVEMENTS / DELIVERY OF CONSTRUCTION MATERIALS, SUPPLIES & EQUIPMENT
8.1 Mall not yet operational
Supplies and materials shall be delivered directly to Lessees area from designated
entrances.
8.2 Mall is operational
Supplies and materials shall be delivered directly to Lessees area from the Mall RDU.
Except for bulky and heavy equipment which require approval from ICM Admin, no gate
pass required.
However, deliveries from 8:00 pm onwards need work permit for delivery approved by ICM
Admin. Secure forms from ICM Admin.
9. UTILITIES AND FACILITIES
9.1 Electricity and water consumed during construction shall be charged to Lessee.
10. IDENTIFICATION SYSTEM
Lessees contractors must submit to ICM Admin the list of workers with ID pictures (Colored
2x2) and position, duly endorsed by Lessee.
ICM ID must be pinned while within the mall.
IDs to be surrendered to ICM Admin after completion of construction.
11. GUIDELINES FOR CONSTRUCTION WORKERS
11.1 Drugs, liquor or intoxicating drinks not allowed.
11.2 Gambling, loitering, littering, and smoking inside the job site are not allowed.
11.3 Proper work attire must be observed.
11.4 Shouting, use of indecent words, creating public disturbance are strictly prohibited.
11.5 Sleeping within the premises is prohibited.
11.6 Maintain cleanliness and sanitation during construction. Urinating at job site is strictly
prohibited.
Do not stock highly flammable materials inside the building.
Observe other security and safety measures.
NOTE:

Contractors are responsible for damages and losses committed by workers during
overtime / overnight works.

12. GUIDELINES TO BE OBSERVED WHILE DOING WELDING / TORCH WORKS


(especially when Mall is already operational)

Mall security guard must be assigned /posted to monitor security and safety compliance.
Fire extinguishers must be provided near all welding and torch works.
All flammable items at the welding and torch work area must be removed.
Stand-by electrician or Engineering personnel must be assigned to monitor /supervise

12.5 Fumes must be contained so it will not spread and affect other tenants or persons around.
12.6 Power supply of welding equipment must be tapped to the main electrical panel board.
12.7 All other safety measures must be observed.
13. FINAL INSPECTION OF PREMISES
Lessee shall request in writing to ICM Admin for technical inspection of the leased area at least
3 days prior to store opening.

POST CONSTRUCTION
(Reference: Leasing Checklist)
6.1 Request for Technical Inspection (refer Temporary Clearance). Technical inspection will only be
performed
when the Lessee requests for it. This should be scheduled at least 3 days from the date of
opening.
6.2 Technical Inspection (refer Inspection Checklist). The technical inspection to be done by ICM
ED will identify those areas that must be corrected prior opening or after opening (minor ones).
6.3 Submission of Temporary Clearance to Operate. Lessee will file the Temporary Clearance to
Operate. Clearance will be obtained from the concerned departments or officers such as Leasing,
Engineering, etc.
6.4 Correction of Deficiencies. Lessor will use the Inspection Checklist to determine the deficiencies
onsite.
6.5 Final Inspection. After the adjustments, the Final Inspection by ICM ED will review if there are no
more deficiencies.
Lessor has the right to restrain store opening depending upon the degree of deficiencies
stipulated in the final inspection report.
6.6 Issuance of Final Clearance to Operate. The Lessee can proceed with shop opening if he has
received the Final Clearance to Operate.
6.7 Submission of Permits (from Govt Agencies). Prior to opening, all government permits shall have
been processed by the Lessee:
Mayors Permit
Certificate of Occupancy
Mechanical, Sanitary / Plumbing Permit
6.8 Final Utilities Connection. The Lessor will facilitate the final tapping of utilities.

PRE OPERATION
(Reference: Leasing Checklist)
7.6 Submission of Fire and CGL Insurance Coverage & Policy Copy. Lessee should submit the copy
of the policy and the official receipt.
Food establishments are further required to have Comprehensive General Liability Insurance
(CGLI) for Bodily Injury and Property Damage to third parties with a minimum coverage of
P500,000.00
