Introduction
The design and build method is figure out the relationship (contract) between the owner
and one entity (contractor) that will provide the project design and then construct all
those design. However, in some cases the owner will provide the primary design and give
it to selected construction firm as a benchmark to get a satisfied result. With high-grade
result of infrastructure project, this method is already help the people all around world to
use the office buildings, schools, stadiums, and etc.
also can reduce the potential for claims and lawsuit after the project is already complete.
In addition, design and build method can shorten the project timeline, then the cost for
employees salary can be reduced.
1. Through this method, the exclusion of the low bid contractor selection criteria can happen
and it can increase the project cost.
2. Moreover, it can give a crisis for the smaller local or regional firms to get this design and
build contract because usually the favors large engineering and construction firms will
get more attention by the owner to grab this opportunity.
3. Design and build method also can ruin the competition among the construction firm.
Consequently, the economy for economy for small construction firm become very bad.
By using the two-step process, the selection for the best design-build team can be held.
Firstly, the design-build team will only send their qualifications. Then, the short list of the teams
is produced out by the owner and RF will be questioned these teams by requesting cost
information and a technical proposal. And all those document based on the firms innovations,
schedule and detail of the project. Lastly, the owner will decide the team by looking into all the
scopes.
In addition, the variation order can be requested by the contractor but the cost is high. And
the extension time will be provided.
