MISCELLANEOUS 6 LIMITATIONS ON USE OF UNITS AND COMMON AREAS: Al units shall be used exclusively for residential purposes by their respective owners (the " Owners"), or registered lessees (the “Registered Lesseos”), of, in the case of units owned by ‘corporations, the authorized or designated occupants thereof (the "Authorized or Designated Occupants”), their families, guests and domestic helpers, and may net be used for any business or ‘commercial purpose whatsoever. No unit shall be subdivided into smaller units nor shall such unit be partitioned, either judicially or ‘extra-jcicially, among the co-owners thereof except by the sale of the entire unit and the Cistribution of the proceeds. Unit Owners, Registered Lessees and Authorized or Designated Occupants of units shall not do. ‘or permit to be done anything whereby any obstruction, restriction or hindrance may be caused to the entrances, exis, hallways, passages, stairways, fire exits and fire escapes, vestibules, lobbies, elevators, sidewalks, driveways, parking spaces or any part or area of common use and ownership. Nothing shall be done or kept in any unit or in the common areas of the condominium project ‘which will Increase the rate of insurance on the condominium buildings, or will result in the ‘cancellation of the insurance on the condominium buildings or on any part therect, or which will be in violation of law. Unit Owners, Registered Lessees and Authorized or Designated Occupants shall not permit any Unlawful andlor scandalous activity to be done or committed within the condominium project premises; nor permit the unit to be used as a boarding or a lodging house, or for instruction of ‘music; nor allow the holding of vigils or wakes therein; nor permit the unit to be used for any purpose which will injure the reputation of the condominium project or which will disturb the peace and convenience of the other residents of the condominium buildings. Nothing shall be done or placed in any unit or in the common areas of the condominium project ‘which is beyond or will impair the structural strength of the condominium buildings or change the appearance of any exterior portion thereof. No additions, alterations, improvements, relocations, or any other work that may deface or injure the condominium buildings, shall be allowed without the supporting renovation plans and ‘written approval thereof by the Condominium Corporation. It is understood that the Unit Owner, Registered Lessee and Authorized or Designated Occupant shal study the Fit-Out Guide prior to planning any addition, alteration, improvement, relocation or other work and shall secure ‘the necessary renovation/building permit before implementing the sarne. The implementation of ‘the approved plan shall be for the account of the Unit Owner, Registered Lessee and Authorized ‘or Designated Occupant concerned. The plan should not, when implemented, cause injury or ‘damage to the condominium buildings nor exceed the electrical capacity ofthe unit or condo- ‘minium buildings, and shall further comply with the Fit-Qut Guide and pertinent government rules and regulations. All radio, television or other electrical equipment of any kind or nature installed, operated or Used within each unit shall fully comply with all the rules, regulations, requirements or recom mendations ofthe fire insurer and the public authorities having jurisdiction thereon. The Unit Owners, Registered Lessees andlor Authorized or Designated Occupants shall be solely liable for any damage or injury caused by the installation, operation and use of any radio, television or ‘other electrical equipment within their respective units. Nothing shall be allowed to be hung from or attached to, or in any other manner displayed on or from, the curtain wall, windows, planter boxes and doors of units nor any part of the areas of ‘common use. No shades, venetian blinds, awnings or window guards shall be installed in the ‘exterior portion of the unit or the condominium buildings. LR 24 22 23 24 ® ©) © 25 Unit Owners, Registered Lessees and Authorized or Designated Occupants shall not affix, inscribe or paint any sign, notice, poster, illumination or other advertising medium on any part of the inside or outside of the condominium buildings without the prior written consent of the Condominium Corporation. Residents shall not be allowed to display their names in any entry, passageway, vestibule, hallway or stairway of the condominium buildings. The lower and upper roof decks, the mechanical and electrical rooms, fan rooms and garbage collection facilities and sump pits with pumps and sewage ojectors are restricted areas and access thereto shall be allowed only with the permission of the Property Manager and under the supervision of an authorized representative of the Property Management Office. The heliport may be used only incase of fire, earthquake, or other emergency or life-threatening USE OF RECREATIONAL FACILITIES “The swimming poo! and ether common recreational faclities of the condominium buildings shall be for the exclusive use of the Unit Owners, Registered Lessees and Authorized or Designated ‘Occupants, and their respective families and invited guests. In no case shall the same be used for functions which are civic, religious, charitable or organizational in character, Private social functions given by Unit Owners, Registered Lessees and Authorized or Designated ‘Occupants shall be held exclusively in the funetion room. All applications for reservation of the function room shall be made in wrtng onthe prescribed form to be supplied by the Property Management Orfice and addressed to the Property Manager spectyng the following: () the date ‘oF dates of reservation; (i) the numberof guests expected: and (i) the nature of the occasion. Any reservation will become effective when confirmed in writing by the Property Manager, provided that the applicant/host shall, at his expense, make such arrangements as the Property Manager may deem required for the proper handling of the guests and their cars on arrival, and the cleaning-up of the function room after its use. Due care shall be exercised in the use of the following common recrestional facilities of the Condominium Corporation. Damages caused shall be reimbursed by the Unit Owner, Registered Lessee and Authorized or Designated Occupant concerned Squash Court — The squash court shall be available for use at designated hours of the day and on a reservation basis only. A reasonable fee to cover operating costs, Le, electricity consumption and maintenance costs, shall be charged for the use of the squash court Fitness Room — The fitness room shall be avallable for use at designated hours of the day for free, ‘except that in cases where personalized instruction s requested or use of the fitness room beyond the designated hours is desired, a fee shall be charged in accordance wih the schedule of {fees to be posted in the fitness room, Lounge — Reservations for the exclusive use of the lounge facilities for purely private social functions to be glven by Unit Owners, Registered Lessees and Authorized or Designated Occu- ppants may be accepted, subject to the payment of a reasonable fee to cover operating Costs, i.e. electricity consumption and maintenance costs. Subject to the prior approval of the Condominium Corporation, the Property Manager is hereby authorized to promulgate, from time to time, such reasonable rules and regulations pertaining to the proper use and maintenance of the common recreational facilities. 31 32 33 34 35 4d 42 43 44 4s 46 az 5 52 53 SERVICE ELEVATOR All domestic helpers, drivers, security personnel, workmen, tradesmen, messengers and other service personnel in the employ of a Unit Owner, Registered Lessee and Authorized or Desig- nated Occupant must use the service elevator, Baggage, furniture, equipment, boxes, supplies and other heavy andor voluminous articles are to be delivered to the units from the basement through the service elevators only. ‘All workmen and maintenance personnel of the Property Management Office and all persons inappropriately dressed shall be permitted to use the service elevators only Equipment or articles in excess of the maximum load of the service elevator (.e., 1000 kgs.) shall not be allowed therein. Any and all damage to the service elevators or any part of the condominium buildings caused by the moving or carrying of any article shall be relmbursed by the Unit Owner, Registered Lessee and Authorized or Dasignated Occupant responsible for such damage PASSENGER ELEVATOR Passenger elevators shall be used exclusively by Unit Owners, Registered Lessees and Authorized (or Designated Occupants, and their families and guests Governesses or nurses in the employ of Unit Owners, Registered Lessees and Authorized or Designated Occupants may use the passenger elevators freely. Domestic helpers and/or drivers in the employ of Unit Owners, Registered Lessees and Autho- ‘ized or Designated Occupants may use the passenger elevators only when accompanying their employers or the latter's children or guests. Inno case shall garbage be allowed to be transported in the passenger elevators. ‘Subject to the restrictions in Rule 3.2, the maximum lead allowable for the passenger elevators is 1000 kgs. ‘The Property Manager may designate certain passenger elevators to be used to service specific floors in the condominium buildings. ‘Any and all damage to the passenger clevators or ary part of the condominium buildings caused by the moving or carrying of any article shall be reimbursed by the Unit Owner, Registered Lessee and Authorized or Designated Occupant responsible for such damage PARKING SPACES Parking spaces on the basement floors are exclusively assigned to specific condominium units ‘The carsivehicles of residents shall be parked only at the slots assigned to them. Unit Owners, Registered Lessees and Authorized or Designated Occupants and their respective families and guests, shall observe trafic rules and regulations in the designated parking areas and ‘grounds. Only one (1) car per parking space is allowed. Double parking is not permitted. The ‘arivehicle owners should, at their own expense, furnish a pan to collect dripping car ol Al cars/vehicles of Unit Owners, Registered Lessees and Authorized or Designated Occupants ‘must be registered with the Property Management Office and the condominium stickers which shall be provided upon their registration must be conspicuously displayed on said cars/vehicles. Carsivehicles without these stickers shall not be allowed entry into the basement parking area. ‘Thore will absolutely be NO PARKING along the driveway, loading bays, and other areas unfit for parking due to structural imitations as may be determined by the Property Manager. The driveway under the eanopy of the condominium buildings shall be used strictly for loading and unloading only. ‘The Condominium Corporation and the Property Management Oifice shall not be responsible or liable for any loss of or damage to cars, bicycles, trailers and other vehicles in the parking areas, “The parking spaces designated for visitors of Unit Owmers, Registered Lessees and Authorized or Designated Occupants shall be available on a “frst come, first served” basis. GARBAGE DISPOSAL ‘The Unit Owners, Registered Lessees and Authorized or Designated Occupants shall provide ‘themselves, at their own expense, with special garbage disposal container(s) which local ordi- rances or these House Rules and Regulations require, and shal store them within their respective tits. Only garbage tightly sealed in disposable plastic garbage bags of a quality, type and size to be approved by the Property Management Office shall be permitted to be thrown down the garbage chute. However, bottles, cans, and fragile, breakable or rigid containers and other recyclable materials shall not be permitted to be thrown down the garbage chute and instead ‘must be tightly sealed in said disposable plastic bags and brought to the disposal area located in the basernent only through the service elevator or down the stairway for sorting and delivery to recycling centers by the Property Management Office. Only duly authorized garbage collector(s) shall be allowed to collect garbage from the condominium buildings. Unit Owners, Registered Lessees and Authorized or Designated Occupants shall faithfully ‘observe the following with respect to garbage disposal: Wrap dust and powdered waste in compact packages before disposing the same; ‘Thoroughly drain and wrap in paper all wet garbage before placing the same in sealed plastic garbage bags approved by the Property Management Office and disposing it through the garbage chute: Refrain from forcing large bags or bundles into the garbage chute; ‘Crush into tight bundles all loose papers before placing the same in approved disposable garbage bags: Refrain from depositing waste materials of an explosive nature inside any condominium unit or any other area in the condominium buildings, or from throwing the same down the garbage chute; and Refrain from disposing through the garbage chute all debris/waste from fitting out condominium Units, and dispose such debrisfwaste in the disposal area located in the basement only through the service elevators, and strity in the manner provided In the Fit-Out Guide. Garbage and discarded bottles, cans and containers should be securely wrapped or enclosed in disposable garbage plastic bags of the quality, type and size approved by the Property Manage- ‘ment Office, Garbage plastic bags shall be available at reasonable cost from the Property Man- agement Office 1 7 72 73 74 7s 76 Ww 78 Bl 82 83 MAINTENANCE OF UNITS: Expenses for the upkeep and repair of each unit shall be shouldered by ies Unit Owner, Regis- tered Lessee and Authorized or Designated Occupant. Unit Owners, Registered Lessees and ‘Authorized or Designated Occupants who intend to undertake in their respective units repair or refurbishing works as may be allowed under the Master Deed with Declaration of Restrictions of the Pacific Ptaza Towers, must comply with the guidelines set forth in the Fit-Out Guide and inform the Property Manager thereof before proceeding with said work so that movement of ‘workers in and out of and inside the condominium buildings and premises can be regulated Every Unit Owner, Registered Lessee and Authorized or Designated Occupant is obliged to keep and maintain his unit in good and sanitary condition and repair. No obnoxious or noxious substances shall be kept therein nor shall any offensive activity be carried on in any unit or in the ‘common areas of the condominium buildings, nor shall anything be done therein which may be or rmay become an annoyance or nuisance to the other residents of the condominium buildings Unit Owners, Registered Lessees and Authorized or Designated Occupants shall not throw or Permit to be thrown or permit to fall any material or substance whatsoever out of or from any ‘window, door, passage or areas of common use. Dusting and shaking of rugs and the lke from the windows or by beating them on the exterior portion of the condominium buildings are strictly prohibited, Water faucets shall not be left open for an unreasonable or unnecessary length of time. No awning, radio or television antenna or any equipment or device for any purpose may be Installed on any part of the exterior portion of the condominium buildings, the service areas of tunis, the breezaway and the trellises. No Unit Owner, Registered Lessee and Authorized or Designated Occupant shal ()) bring into the condominium buildings ary material of a highly inflammable or explosive nature; (i) install in his unit any apparatus, machinery or equipment which may cause obnoxious odors, tremors or noise, or expose the unit or the condominium buildings to fire; and (ii) bring into the condo- rminium buildings any other dangerous article or object which the Property Management Office ‘may reasonably prohibit. No plants or shrubs shall be allowed to be planted, nor shall potted plants or flowers be placed along the service areas of the units, the breezeway, the lobbies of the condominium buildings, and inthe trellises No Unit Owner, Registered Lessee and Authorized or Designated Occupant shall do or be permitted to do anything whereby any obstruction, restriction or hindrance shall be caused to the entrances, exits, hallways, passages, stairways, fire escapes/exits, vestibules, lobbies, eleva tors, sidewalks, driveways, parking. spaces or any ether part of the common areas of the condo- rminium buildings. No part of the foregoing areas shall be used as storage facilities. SERVICE YARD Nothing shall be hung from or attached to, nor shall any modifications be made to, any of the ‘electrical, plumbing, gas and fire equipment or any other similar equipment or device installed in the service yard. No changes in any of the electrical, plumbing, gas and fire equipment or any other similar equip- iment or device installed inthe service yard of each unit shall be made by a Unit Owner, Registered Lessee and Authorized or Designated Occupant, except when made () with the prior written approval of the Property Manager, and (i) only by a contractor acceptable to the Property Manager. No elecrical, plumbing, gas and fre equipment or any other simlar equipment or device installed in the service yard of each unt, eg, pipes, shall be repainted by ary Unit Owner, Registered Lessee and Authorized or Designated Occupant. oo 92 93 94 98 to. 102 103 lo4 AIR-CONDITIONING SYSTEMS “The air-conditioning equipment or units installed by the Developer in each condominium unit shall not be upgraded or replaced with any other equipment or unit except of the same kind, ‘make, capacity and type as that being replaced and only with the prior written consent of the ‘Condominium Corporation; provided, that in case of non-availability ofthe specified air-concition- ing equipment or unit, the Unit Owner, Registered Lessee and Authorized or Designated Occu- ppant concerned may, subject to the prior written approval of the Condominium Corporation, utilize a substitute equipment or unit, the installation and use of which shall notin any manner affect any portion of the centralized air-conditioning system. [No ventilators or addtional ai-condisioning device or other equipment shal be installed in any unit without the prior written approval of the Condominium Corporation. [No Unit Owner, Registered Lessee and Authorized or Designated Occupant shall permit the air- conditioning system/device to excessively leak, or to make any noise which may unreasonably disturb or interfere with the comfort or convenience of the other residents of the condominium buildings. Ifthe Unit Owner, Registered Lessee and Authorized or Designated Occupant fail 10 keep any such device in good working condition and repair, the Condominium Corporation may arrange for the removal of such device and charge the cost of removal to the Unit Owner, Registered Lessee and Authorized or Designated Occupant concerned. The device shall not be pput back in the unit unti i is in proper working condition and only with the prior written consent cf the Condominium Corporation. Should any trouble occur with the air-conditioning equipment or units installed by the Developer lnveach ecndominium unit, che Property Manager must first be consulted for asistance in the repair thereof. (Only an authorized agency or accredited service group shall be allowed by the Property Manager to service or repair the air-conditioning equipment or units installed in each condominium unit. Moreover, only duly authorized servicemen with the appropriate service job order forms shall be allowed entry into the condominium buildings. ELECTRICAL, GAS AND FIREFIGHTING EQUIPMENT. Electrical and telephone panels shall always be accessible at ll times and no obstruction of any kind shall be allowed inside the panel rooms, The maximum panel ampere rating should not be exceeded at any one time. Each Unit Owner, Registered Lessee and Authorized or Designated Occupant shal install, at his expense, at least one |0-Ib. fire extinguisher inside che condominium unit, the brand, model and type of which should be acceptable to the Condominium Corporation. Refiling ofthe fire ‘extinguisher shall be undertaken only by entities duly accredited with the Fire Department and/or ‘other regulatory agencies having jurisdiction thereon, Care should be taken by all Unit Owners, Registared Lessees and Authorized or Designated ‘Occupants to see to it that there shall be no tampering with the water sprinkling devices, alarm bell, smoke detectors, fire hose cabinets, public address system, fire alarm pull stations, and cether such devices, whether installed in their respective units or in the other common areas of the condominium buildings. [Any revisions made by a Unit Owner, Registered Lessee and Authorized or Designated Occupant in the electrical and gas systems installed in his unit shall strictly comply with the guidelines set forth in the Fit-Out Guide. Any such revisions in the electrical and gas systems installed in @ condominium unit which in the determination of the Property Manager would require the use of combustible material or create a potential fire hazard or risk should be examined by a qualified engineer acceptable to the Property Manager. 105 2 13 WA us 6 7 18 ng mI 122 123 124 ‘Gas pipes, connections and devices installed in each unit shall not be changed by a Unie Owner, Registered Lessee and Authorized or Designated Occupant without the prior approval of the Property Manager and Bonifacio Gas Corporation. VEHICLES AND TRAFFIC RULES All vehicles in the driveway and the basement parking areas shall strictly comply with the speed limit of five (5) to ten (10) kilometers per hour. Unit Owners, Registered Lessees and Authorized or Designated Occupants shall not cause or ppermit the prolonged blowing of the horns of their cars/vehicles. ‘There shall bo no bicycling in the driveways, basement, lobbies and other parts of the condo- rminium buildings or grounds. Motorcycles, motor scooters or any noisy contraption shall not be operated in any part of the condominium buildings and premises. Bicycles and scooters shall be stored and parked in the areas which may be specifically set aside for such purpose, ‘The only cleaning allowed within the parking areas isthe wiping and rubbing of carsivehicles that ‘can normally be accomplished with the use of rags and a small pal of water. Water should not be allowed to remain flooding the parking areas. The use of a water hose to wash carsivehicies is Prohibited. “Wash-your-car” boys shall not be allowed in the basement parking areas or any part ‘of the condominium buildings. Major repair work on cars/vehicles in the condominium buildings and grounds shall not be allowed In order to avoid the build-up of noxious fumes, prolonged idling of the engine of cars/vehicles in the basement parking areas is prohibited All Unit Owners, Registered Lessees and Authorized or Designated Occupants, and their visitors, _guests, employees and drivers, shall strictly observe all traffic rules as stated herein and as may Imposed by the Property Manager. DOMESTIC HELPERS, DRIVERS CONTRACT WORKERS AND TRADESPEOPLE Domestic helpers, contract workers and tradespeople in the employ of Unit Owners, Registered LLessees and Authorized or Designated Occupants must be registered with the Property Manage- ment Office and issued proper identification cards, Domestic helpers, contract workers and tradespeople shall not be allowed to loiter in the condominium buildings and grounds and shall confine themselves as far as practicable within their respective employers’ units or workplace, ‘The Property Management Office shall be informed of the hours each domestic helper is sup- posed to be in the employer's unt. Domestic helpers may be allowed to receive visitors only upon prior clearance from their respective employers, specifying the name of the visitors and the hours of visi. All drivers of the Unit Owners, Registered Lessees and Authorized or Designated Occupants must be registered with the Property Management Office and issued proper identification cards, 12.5. Drivers of Unit Owners, Registered Lessees or Authorized or Designated Occupants shall not loiter in the lobby and shall only be allowed in the designated drivers’ waiting areas in the basement parking areas. Drivers shall not be allowed to sleep in any portion ef the common areas of the condominium buildings and grounds 12.6 While in the condominium buildings and grounds, domestic helpers and drivers are prohibited from gambling, drinking liquor, loitering and conducting themselves in a rowdy or unruly manner. 12.7. Domestic helpers and drivers shall at all times be properly attired, preferably in Uniform, when in the common areas of the condominium buildings and grounds. 12.8 Each Unit Owner, Registered Lessee and Authorized or Designated Occupant shal be solely responsible forall the actions of his domestic helpers, drivers, contract workers and trades- people. 12.9 The Property Management Office reserves the right to deny entry into the condominium build- ings and grounds of any unauthorized individuals. 13. PRIVATE SECURITY PERSONNEL AND FIREARMS 13.1 Unit Owners, Registered Lessoes and Authorized or Designated Occupants employing or wishing +0 employ private security personnel or guards, including but not limited to “close-in securities”, shall submit an application for registration of such security personnel or guards with the Property Management Office, which shall have the discretion to deny or approve the said application. ‘Only security personnel or guards duly registered with the Property Management Office shall be allowed entry into the condominium buildings and grounds. 13.2. Private security personnel or guards of Unit Owners, Registered Lessees and Authorized or Designated Occupants shall not loiter in the lobby and shall not be allowed to sleep in any portion of the common areas of the condominium buildings and grounds. 13.3. While in the condominium buildings and grounds, private security personnel or guards are prohibited from gambling, drinking liquor, loitering and conducting themselves in a rowdy or luneuly manner: 13.4 All guests, visitors and employees of Unit Owners, Registered Lessees and Authorized or Designated Occupants, Including all security personnel or guards, must, upon entry into the condominium buildings or grounds, deposit their firearms, if any, with security personnel of the condominium buildings. Unie Owners, Registored Lessees and Authorized or Designated (Occupants shall refrain from carrying and/or brandishing firearms in areas outside their respective 13.5. Each Unit Owner, Registered Lestee and Authorized or Designated Occupant shall be solely responsible forall the actions of his security personnel or guards. 14, NOISE 14.1 Unit Owners, Registered Lessees and Authorized or Designated Occupants shall maintain their respective units in a peaceful and reasonably quiet manner and shall refrain from any nolsy or boisterous or loud activities, such as but not limited to wild partes, jam sessions and turning on at full blast radios, stereo or any other audio equipment, which will disturb the peace and quiet of the condominium buildings and residents thereof 15.1 152 153 154 155 156 16.1 i741 i712 173 174 PETS All Unit Owners, Registered Lessees and Authorized or Designated Occupants with pets must apply with the Property Management Office for a permit to keep their pets in their respective ‘units. Pets shall be limited to small house animals. Each unit shall not have more than two (2) dogs or two (2) eats or a reasonable number of birds and an aquarium for fish. For pet dogs and cats, there must be proof that these have received at least ant-rabies and distemper shots, and such shots must be administered annually for as long as the pet dogs and cats are kept in the Pets shall be kept within the confines of their owner's unit. They are not permitted in the main lobby, the lounge, fitness area, pocl area or other common areas of the condominium buildings. All pets shall be brought in and out of the condominium buildings only through the service elevator via the basement. Whenever large dogs are to be taken out of any condominium unit, they must be secured with a leash and muzzled, while small dogs must be hand-carried. For purposes of these House Rules and Regulations, a “small dog” shall mean any dog which can be carried conveniently by hand. ‘Any other dog not falling within the foregoing description shall be classified as a "large dog". ‘The owners of pets shall be held responsible for any injury which may be caused by their pets to any person er property, ‘The owners of pets shall be responsible for cleaning dirt or spoilage caused by their pets in the ‘commen areas of the condominium buildings and grounds ‘The Property Manager shall have the discretion to prohibit from the candominium buildings and grounds any pet which he finds to be potentially dangerous or a nulsance to the residents ‘STREET VENDORS, BOOTBLACKS, BEGGARS Street vendors, bootblacks and beggars shall not be allowed inside the condominium buildings and grounds. All authorized newspaper, postmen and other delivery personnel shall leave their deliveries at the Reception Desk. The Unit Owners, Registered Lessees and Authorized or Designated Occupants concerned shall be responsible for retrieving their respective deliveries from the Reception Desk, SECURITY MEASURES AND PRECAUTIONS Only persons ragistered with the Property Management Office as authorized by a Unit Owner, Registered Lessee and Authorized or Designated Occupant to bring the latter's car/vehicle in and cout of the parking areas of the condominium buildings shal be recognized and allowed by the condominium guards to do so. Drivers of carsvehicles with tinted windows and windshields shall ‘open the side windows when going in and out of the parking areas in order to allow the condo- minium guards to recognize them and their passengers. “The Property Manager and/or his authorized representatives shall be authorized to enter a unit in ‘case of any emergency, such as fre, earthquake, water leakage, or other similar circumstances, ‘notwithstanding that the occupants thereof are out of the unit or that such entry may cause damage to the unit doors. All fire escapes/exits shall be open and free from any form of obstruction a al ies. ‘The Property Management Office shal be properly advised whenever repairs or refurbishing ‘works within or the servicing of utilities inside the condominium units, are to be undertaken, Unit Owners, Registered Lessees and Authorized or Designated Occupants shall provide the Property Management Office with a lst of workers who will make any repair or renovation, oF perform any other similar work in thelr respective units 175. Any unusual occurrence in the condominium buildings or grounds should be reported immedi- ately to the Property Management Office or the Security and Safety Office and the condominium guards on duty, 17.6 Furniture, fixtures, equipment and other properties of Unit Owners, Registered Lessees and ‘Authorized or Designated Occupants may not be brought out of the condominium buildings ‘without the necessary "gate pass” signed by the Unit Owner, Registered Lessee and Authorized cor Designated Occupant concerned. “Gate pass" forms shall be available at the Property Management Office 17.7. Bags and packages brought in or out ofthe condominium buildings by domestic helpers, drives, construction workers or tradespeople shal be subject to search by the condominium security fuards. All deliveries to residents must be cleared withthe security desk and no delveryman Shall be allowed inside the condominium buldings without such clearance. No packages shal be accepted atthe Reception Desk without prio arrargernents with the personnel manning the Reception Desk 18, PLUMBING 18.1 No Unit Owner, Registered Lessee and Authorized or Designated Occupant shall interfere or allow anyone to interfere in any manner with any portion of the water, sanitary and plumbing systems and equipment, including the jacuzzi system and equipment, of the condominium buildings, unless accompanied or supervised by authorized personnel of the Engineering Services Office or any other authorized representative of the Condominium Corporation. 19. MANAGEMENT EMPLOYEES 19.1 The employees, personnel and other staff of the Property Manager are not employees of the 19.2. No resident or occupant of the condominium buildings shall send any employee or personnel of the Property Management Office out on any private errands or tasks. 19.3. Unit Owners, Registered Lessaes and Authorized or Designated Occupants shall refrain from shouting ator subjecting the staff of the Property Manager to verbal abuse. In case any Unit ‘Owmer, Registered Lessee and Authorized or Designated Occupant has a valid complaint against any member of the staff of the Property Manager, he shall inform the Property Manager either verbally or in writing 20. PEST CONTROL 20.1 All units shall undergo mandatory regular pest control treatment by a pest control operator chosen by the Condominium Corporation 20.2 The pest control operator referred to in Rule 20.1 shall be authorized, with prior coordination ‘with the Property Management Office and the Unit Owner, Registered Lessee and Authorized or Designated Occupant concerned, to enter any unit at any reasonable hour of the day for the purpose of inspecting the unit for the presence of any undesirable insects or vermin, and to take preventive and protective measures to control or exterminate the same at the expense of the Unit Owmer, Registered Lessee and Authorized or Designated Occupant concerned. 21. 2 212 213 21 23. 24. 241 242 PROLONGED ABSENCE OF UNIT OWNERS, REGISTERED LESSEE ‘OR AUTHORIZED OR DESIGNATED OCCUPANT ‘Whenever a Unit Owner, Registered Lessee or Authorized or Designated Occupant leaves his Unit for an appreciable length of time, the key(s) to the door of his unit or to his carivehicle may be left by him with any person. However, the Property Manager must be informed of the same. In any case, f any key is entrusted by a Unit Owner, Registered Lessee or Authorized or Desig- rated Occupant, or any member of his family, or his agent, servant, employee or visitor to the Property Manager, che acceptance by the Property Manager of said key shall beat the sole risk of such Unic Owner, Registered Lessee or Authorized or Designated Occupant, and neither the ‘Condominium Corporation nor the Property Manager shall be liable for any and al injury, loss or damage of any nature whatsoever directly or indirectly resulting therefrom or connected there- with Prior to his absence for an appreciable period of time, a Unit Owner, Registered Lessee or Authorized or Designated Occupant may leave reasonable instructions in writing with the Property Manager concerning any matter that may have to be attended to during such absence, 2g. care and maintenance of cars/vehicles, supervision of domestic helpers, temporary discon- nection of utliies and appliances in his unit. TIPPING Employees and personnel of the Property Management Office, including security guards and maintenance personnel, will be paid reasonable wages/slaries. Unit Owners, Registered Lessees and Authorized or Designated Occupants shall not give tips to such employees or personnel Opportunity will be given at Christmas time to contribute to the Christmas fund of the Property Management Office. PARTIES Unit Owners, Registered Lessees and Authorized or Designated Occupants planning to hold parties involving ten (10) persons or more in their respective units shal give written notice to the: Property Manager of () the date or dates of the parties and (i) the names and number of guests expected, STORAGE ROOMS ‘The Condominium Corporation may, at its option, lease or assign storage rooms to particular Unit Owners, Registered Lestees and Authorized or Designated Occupants, or curtal the use of ‘relocate any space devoted to storage or service purposes in the basement of the condo- rminium buildings. ‘Storage rooms shall be used exclusively for the storage and safekeeping of personal belongings ‘only, in accordance with the terms and conditions set forth in the contract of lease between the ‘Condominium Corporation and the Unit Owner, Registered Lessee or Authorized and Desig- nated Occupant. 25. 25.1 25.2 25.3 26. 26.1 262 27. 271 272 273 aA CHAPEL, “The chapel shall be open everyday from 6:00 a.m. to 10:00 pum. “The chapel shall be used exclusively as a place of worship by the Unit Owners, Registered Lessees and Authorized or Designated Occupants and their respective families and guests. Weddings, baptisms, confirmations, wakes and religious activities or services other than the celebration of Mass or helding of vgs shall not be allowed. BUSINESS CENTER “The business center shall be open from 9:00 am. to 10:00 pm., Monday to Saturday. “The business center shall be used exclusively asa place whereby the Unit Owners, Registered Lessees and Authorized or Designated Occupants can hold mestings and conferences, and have documents or papers photocopied, or received or sent by facsimile, for a fee to be determined by the Condominium Corporation. REGISTRATION OF LESSEES AND LEASE CONTRACTS In case of lease of units, che lease may be recognized by the Condominium Corporation only if the same Is registered therewith and a copy of the lease contract is filed with the Property Management Office, ‘The Condominium Corporation shall prescribe the terms and conditions for the registration of lease contracts, including the qualifications and disqualifications of lessees and the sanctions for any Violation of its terms and conditions, and may require that certain provisions be incorporated in the lease contracts, as prescribed by the Amended Master Deed with Declara- tion of Restrictions of Pacific Plaza Towers. These mandatory provisions shall include a general provision that the lessee must abide by the By-Laws of the Condominium Corporation, the Master Deed with Declaration of Restrictions of Pacific Plaza Towers and these House Rules and Regulations. These mandatory provisions shal also include an undertaking on the part of the lessee to comply with all rules and regulations of the Condominium Corporation for the collec- tion of condominium fees, charges and assessments as well as the enforcement of sanctions for any Violation thereof. Standard forms ofthe lease agreement shall be available a the Property Management Office “The Condominium Corporation may disallow a supposed lessee under a lease contract which has rot been registered with the Condominium Corporation, or a lessee who fails to meet any of the ‘qualifications therefor as prescribed by the rules and regulations of the Condominium Corpora- tion or who is disqualified thereunder, from moving into the condominium unit concerned or from using any of the common facilities of the condominium buildings, A.lease of any unit, or the renewal of the same, may not be registered with the Condominium Corporation unless unpaid assessments and dues accruing on the unit have been fully paid and settled. Consequently, the new lessee of 2 unit with unpaid assessments and dues shall not be allowed to occupy or possess the unit unt all paid assessments and dues are settied ‘The Condominium Corporation shall have the right to withhold delivery of basic and utility services te condominium units () the lease contracts of which are not duly registered with the ‘Condominium Corporation, (i the lessees of which fll to meet the qualifications for lessees prescribed under pertinent rules and regulations of the Condominium Corporation or are ‘otherwise disqualified thereunder, or (ii) the occupants of which have violated the conditions of their lease contracts or these House Rules and Regulations. 275 All Unit Owners who are leasing their units shall advise the Property Management Office of the scheduled date and time when their tenants will be moving-in and moving-out of their units, The moving-in and moving-out of units shall be done on any day between 8:30 am. and 8:30 p.m. only. A tenant shall not be allowed to move-in and move-out of a unit without the prior written consent of the Unit Owner, which written consent must be furnished the Property Management Office prior to the moving-in and the moving-out. Moreover, a tenant shall not be allowed to ‘move-out of a unit unless the tenant and the Unit Owner have settled all oftheir obligations to the Condominium Corporation with the Propersy Management Office. 27.6 All Unit Owners, Registered Lesseos and Authorized or Designated Occupants, including the ‘moving contractors thereof, shall strictly comply with the pracedures fer moving-in and moving- (Out of unit which shall be prescribed by the Condominium Corporation. AA copy of the proce- dures for moving-in and moving-out of a unit may be requested from the Property Management Office. 28. AUTHORIZATION OR DESIGNATION OF OCCUPANTS 28.1. Units which are owned by corporations may be occupied by Registered Lessees or by such individuals as the corporation shall authorize or designate by appropriate resolutions, a copy of wihich shall be filed with the Property Management Office. 28.2 The provisions of Rules 27.1 to 27.6 on Registered Lessees shall apply to Authorized or Desig- nated Occupants with the same force and effect. 29. PAYMENT OF DUES AND COMPLIANCE WITH CONDOMINIUM HOUSE RULES AND REGULATIONS, 29.1 All Unie Owners, Registered Lessaes and Authorized or Designated Occupants, including all persons under their employ or supervision, shall observe and comply with these House Rules and. Regulations, such other reasonable rules and regulations as may be promulgated from time to time by the Condominium Corporation and the Property Manager when duly authorized by the Condominium Corporation, and with all other rules, regulations, ordinances, and laws made by health and other duly constituted local or national authorities regarding the use, occupancy and sanitation of the units. 29.2 The Property Manager andlor his authorized representatives shall have the authority to insp the units periodically during reasonable hours of the day in order to ascertain that the units are properly maintained and the Unit Owners, Registered Lessees and Authorized or Designated ‘Occupants are not in violation of any provision of these House Rules and Regulations, the By- Laws of the Condominium Corporation and the Master Deed with Declaration of Restrictions of Pacific Plaza Tawers 293 (2) _ Condominium dues, fees, special assessments and any other charges shal be paid on time, A penalty at the rate of two percent (296) per month, or such other rate as may be determined by the Condominium Corporation, shall be charged on delinquent accounts. (©) Delinquent Unit Owners who have failed to pay dues, fees, assessments and other monetary ‘obligations for two (2) consecutive quarters, and their Registered Lessees and Authorized or Designated Occupants and their relatives, guests and vistors, shall not be allowed to use any common recreational facility of the condominium buildings, such as but not limited to the swimming pool, fitness area, lounge and squash court. © @ 29.4 @ o 295 296 Incase of prolonged delinquency by a Unit Owner in the payment or remittance of dues, fees, ‘assessments and other monetary obligations, after proper evaluation, in the aggregate amount of at least Twenty Thousand Pesos (20,000) or in an amount equivalent to at least three (3) months ‘condominium dues, whichever is lower, and such dues, fees, atsessments and other monetary ‘Obligations remain unpaid or unsettled upon the expiration of three (3) days from receipt of final ‘demand fer payment thereof, the Condominium Corporation, through the Property Manager, may, without preludice to such other rights and remedies itis entitled to under the law or equity cause the cutting off or discontinuance of basic uty services to the unit, such as water and clectrcity, notwithstanding complete payment by the Unit Owner, Registered Lessee and ‘Authorized or Designated Occupant of the bills pertaining to sald utility services. “The names of delinquent Unit Owners who have failed to pay their dues, fees, assessments and other monetary obligations for tivo (2) consecutive quarters shall be posted in a bulletin board located at a conspicuous place in the Property Management Office. In the event any Unit Owner, Registered Lessee or Authorized or Designated Occupant viclates for commits a breach of, or permits or allows the violation or commission of a breach of, any limitation, restriction, covenant, or condition of the Master Deed with Declaration of Restrictions of Pacific Plaza Towers, the By-Laws of the Condominium Corporation or these House Rules and Regulations, not involving an obligation to pay money, the Condominium Corporation shall direct the erring Unit Owner, Registered Lessee or Authorized or Designated Occupant, as the case ‘may be, by written notice, to enjoin, remedy, correct or otherwise abate the violation or breach within a reasonable period of time. Upon fallure or refusal of the said Unit Owner, Registered Lessee or Authorized or Designated Occupant to do so within the time fixed in the notice or instruction, the Condominium Corporation, through the Property Manager or such other officer as may be authorized for this purpose, shall have the right — to-enter the unit of the erring Unit Owner, Registered Lessee or Authorized or Designated Occupant and to summarily abate and remove, at the expense of the said Unit Owner, Registered Lessee or Authorized or Designated Occupant, as the case may be, any structure, thing or condition constituting the violation; andor by appropriate legal proceedings, to enjoin, abate or remedy such Violation or breach or to ‘otherwise enforce compliance with the pertinent provisions of the By-Laws of the Corporation, the Master Deed with Declaration of Restrictions of Pacific Plaza Towers and these House Rules and Regulations. “The erring and/or delinquent party shall be liable forall expenses incurred by the Condominium ‘Corporation for the abatement of any violation, enforcement of sanctions and penalties therefor €or collection of unpaid condominium dues and assessments, including interest, cost and attorney's fees, which fees shall be equivalent to twenty percent (20%) of the amount due and ‘owing but in no case less than Twenty Five Thousand Pesos (25,000). Unit Owners, Registered Lessees and Authorized or Designated Occupants shall be liable for any and all damages caused to any person, or the Condominium Corporation and its authorized representatives, arising out of or as a result of any violation or breach of these House Rules and Regulations, the By-Laws of the Condominium Corporation or the Master Deed with Declaration cof Restrictions of Pacific Plaza Towers which is attributable to said Unit Owner, Registered Lessee cor Authorized or Designated Occupant and/or their guests, visitors, employees, agents and domestic helpers. 30. 30.1 30.2 303, 304 MISCELLANEOUS Complaints regarding the service of the condominium buildings or defects or deficiencies in the ‘original construction of the condominium buildings must be made in writing and submitted to the Condominium Corporation through the Property Manager. All applications or requests for any approval by or consent of the Condominium Corporation ‘when so required under these House Rules and Regulations should be addressed directly to the Condominium Corporation through the Property Manager and submitted at the Property Management Office. Any consent or approval given under these House Rules and Regulations may be modified, amended or repealed at any time by a duly passed and approved resolution of the Board of Directors of the Condominium Corporation Unit Owners selling their respective units shall promptly advise the Property Management Office of the identity and address of the buyer of his unit, and comply with all the requirements for the sale of the same under these House Rules and Regulations, the By-Laws of the Condominium Corporation and the Master Deed with Declaration of Restrictions of Pacific Plaza Towers ‘Any and all references to the Master Deed with Declaration of Restrictions of Pacific Plaza ‘Towers, the Articles of Incorporation or By-Laws of the Condominium Corporation, the Fit-Out Guide and these House Rules and Regulations, shall include all amendments or supplements thereto,
