TERRACES AT DAO
HOUSE RULES AND REGULATIONS
“Terraces at Dao” is being managed and operated by Dao 155 Incorporated. All concerns should be
directed to the Property Management Office (PMO), addressed to the Property Manager.
It is understood that the following house rules and regulations shall form an integral part of the contract of
lease.
I. EMPLOYEE LISTS AND AUTHORIZED SIGNATORY
Lessee shall submit to the property management office list of its employees and respective
designations with 1’ by 1’ colored picture on white background. Lessee shall also submit to the
property management office a copy of its authorized signatory with signatures for filling requests
and work permits.
II. USE OF LEASED PREMISES
All LESSEES are advised to strictly adhere to the conditions and privileges of their respective lease
contracts and house rules and responsibilities regarding the use of the premises. Other than the
leased premises, LESSEES access are limited to the main lobby, preparation area (to make
necessary transactions with the LESSORS warehouse), Pantry, Comfort room, and Parking Areas
only.
Although housekeeping maintenance is provided by the LESSOR, the LESSEE should observe the
cleanliness and sanitary of its leased premises. Please observe that all LESSEEs are not allowed to
eat inside the leased premises. Eating is only allowed at the pantry / canteen area located at the
lower ground floor of the building, and at canteen located at the north east side of the property.
To enhance the appearance of each business and develop a better image for the Terraces at Dao,
LESSEES are strongly urged to have their personnel wear properly coordinated uniforms that blend
with the total concept of their business. Wearing of short pants and slippers are strictly prohibited.
Smoking will only be allowed outside the property. Smoking inside the building, office spaces,
covered parking, comfort rooms, utility rooms, enclosed spaces and open spaces are strictly
prohibited. Cigarette butts must be disposed off properly.

III. RENTAL, UTILITIES AND SERVICE CHARGES
All LESSEES are advised to pay their monthly rent, Common Utility Service Agreement (CUSA),
warehouse rent, and their individual utility charges on or before the 5th day of each month. After this
period, a service disconnection order shall be issued if no payment is received. Any delay in the
issuance of such disconnection order may not be constructed as a waiver of the Property
Management.
IV. AIR CONDITIONING OPERATION
Air conditioning units will only be operational from 9:00AM to 8:00PM daily. Lessee may
request from the admin for a special A/C operation for a fee that will depend on the specific
outdoor and indoor unit’s kilowatt rating, times the Meralco rate of that month, times hours of
operation, plus the overtime of the A/C operator. All special A/C requests will reflect on the
monthly rental billing.
V. COMFORT ROOMS
Male and female comfort rooms are located at the second floor of the building. Access door to
second floor has a notification board, in which a user can either see if a specific room is vacant or
occupied and set upon entering the floor if he or she will occupy a room. Maintain the cleanliness
of the comfort room at all times. Upon leaving the floor, the user shall observe from the
notification board if either room is being occupied. If the rooms are vacant, the user should lock the
door for security purposes upon exiting the floor. If in any case that a person will get locked up, he
or she may use the access door located at the west corner of the second floor.
VI. PANTRY
Lessor has provided the building with water dispensers, refrigerator, and microwave for the use of
its lessees that the lessee may use anytime the lessee wishes. The lessor is not liable for any lost
food, beverages or items inside the refrigerator.
VII. GARBAGE AND DISPOSAL GUIDELINES
a. The building shall provide each LESSEE its own trash bin for non-food garbage.
b. Place all biodegradable garbage in the designated trashcans located within the leased premises.
c. All non-biodegradable garbage should be thrown at the trashcans located at the office building.
d. Please direct large and bulky garbage at the dumpsite located near the pump area near the gate.
e. Burning of trash within the property is not allowed.
f. All garbage shall be collected at 1:00 PM and 5:PM daily.
g. Garbage color-coding: Green – Biodegradable, Yellow – Non-biodegradable
VIII. PARKING
The building offers TEN (10) reserved parking slots at the ground floor and Eighteen (18) reserved
parking slots at the second floor. Rent of reserved parking is at per slot basis and will be reflected to
the monthly billing. The building has 8 parking slots at the front to which 4 slots are dedicated to the
services of the tenants, 1 slot for the VIP parking and 3 free parking slots at a first come first served
basis. The management has no liability for any loss or damages to vehicles of tenants kept on the
parking space. All drivers are responsible to their vehicle and in following the parking signage.

VIX. WAREHOUSE
Dao 155’s warehouse is rentable at a per bin basis. The rate already includes the services of the
warehouse, which are limited to safekeeping, monitoring, ingress, and egress of equipment, and
reporting any damages found during visual inspections, or reports by the employee or crewmember.
Technical inspection is not part of the warehouse services.
Dao 155 warehouse may also provide paid cleaning services for the equipment at a per hour basis.
If a lessor wishes to pullout any equipment, the lessor shall make a request through R2 Rental
Software until 9:00 PM to give ample time to the warehouse to prepare the requirements of the
pullout.
Before dispatching the equipment, proper turnover shall be made between the warehouse to be
accepted by the LESSEES personnel or crewmembers. Dao 155’s security guard shall witness the
turnover of equipment. Warehouse, Security and the receiver of the equipment shall affix their
signature on the pick list form printed from the R2 Rental Software to document the activity. Dao
155 warehouse shall be relieved of responsibility once the equipment has accepted by the client.
All incoming equipment from the project shall be properly turned over to the warehouse. Project
head is the one responsible in reporting to the warehouse any damages or incidents regarding the
equipment, all reports must be done in writing. Warehouse shall only accept the equipment after
checking its quantity and condition, and after its proper inspection. Warehouse is not responsible for
the returned equipment if no proper turn over has been made.
XX. SECURITY
Dao 155 Inc. shall at all times have two security guards in the building. One security guard to be
posted at the entrance and one security guard in the lobby. They are in charge of monitoring and
recording all activities happening within the building. All visitors are required to give necessary
informations to the guards before they can be endorsed to the concerned person. Vehicles parked
within the building will be checked before leaving and before entering the building and report any
findings concerning the vehicle. For the security of all employees, they are required to check and
may conduct body frisking to all employees and sub-contractors upon entering and before leaving the
building.

Outdoor parking slot # 5 will serve as the VIP parking slot of our C.E.O., outdoor parking slots 6 to 8
shall serve as free parking slots at a first come first served basis. Area at the back of the building shall
serve as a temporary motorcycle parking.
Parking slot billing will reflect on each company’s billing statement. The management has no liability
for any loss or damages to vehicles of tenants kept on the parking space. All drivers are responsible to
their vehicle and in following the parking signage.
