documentary stamp taxes necessary to effect the registration of the sale and the transfer
of title of the said property to the buyer or purchaser of the same;

5. To engage the services of a reputable real estate broker, a lawyer, a tax professional and
such other professional real estate practitioner, if necessary, to ensure the expeditious
and smooth sale of the property and to pay their respective fees and/or commissions
from out of the proceeds of sale of the same; and

6. To sign and execute all the necessary documents or papers of whatever nature and kind
as may be necessary for the exercise and accomplishment of the powers herein granted.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority
to do and perform all and every act requisite or necessary to carry into effect the foregoing
authority, as fully to all intents and purposes as I might or could lawfully do if personally present,
with full power of substitution and revocation, and hereby ratifying and confirming all that my
said attorney-in-fact or her substitute shall lawfully do or cause to be done by virtue hereof.
