GEODETIC ENGINEER’S REPORT
The record descriptions used in this survey were generated from actual field survey,
documents provided by Client and researches from concerned government agencies (Land
Registration Authority/Land Management Bureau). The main purpose of this survey is to
determine the topography, location and exact boundary of the properties. The subject
properties are situated in Pantay Bata, Tanauan, Batangas. Survey data shown hereon is a
local ground coordinate system based from the Philippine Transverse Mercator System.
SITE OBSERVATION
At the time of the survey, it was noticed that subject properties were well bounded on all
sides. On the Northern side by Sugarcane Plantation and residential area, Eastern side by
Barangay Road (10.00 M.W.) and vacant lots, on the Southern part by callejon (5.00 M.W.),
and on the Western side by Sugarcane Plantation. The subject lots are planted with various
crops like Sugarcane, calamansi, manga, coconut, and papaya.

Containing an area of Forty Eight Thousand Four Hundred Seventy Five (48,475) SQUARE
METERS, more or less.
FINDINGS:
That the Technical Descriptions of the consolidated boundary stipulated in the titles give an
error in latitude of 0.28 m. and an error in departure of 1.97 m. and an area of not
conforming to the summation of areas indicated in the titles.
Thus, applying corrections on line 32-33, length of line should be 115.18 m. instead of
113.18 meters. Which will give us an error in latitude of 0.15 m. and an error in departure of
0.10 meters which are allowable and would give us an area of 48, 475 Sq. M., conforming to
the summation of areas stipulated in the titles.
POINTS OF REFERENCE
Corners 1, 13, 20 and 28 of the consolidated boundary were used as reference in this survey.
The lines were checked against the position of adjoining lots which were found correct
conforming to section 443 of DAO 98-12;

It was verified from this survey that there is no encroachment on all sides of the consolidated
boundary of Lot 1, (LRC) Pcs-32075, Lot 2, (LRC) Pcs-32075, Lot 8, (LRC) Pcs-32075, Lot 2,
Pcs-04-015165 and Lot 5420, Tanauan Cadastre. (please see attached sketch plan for your
reference)
