DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This agreement made and entered into between CARMEN O. BINAYAO,


who is of legal age, widow, and with address at Kalasungay, Malaybalay City,
Bukidnon, Philippines, hereinafter referred to as the “VENDOR;”;

-AND-

IMELDA M. SAYSON, and with address at Impalambong, Malaybalay City,


Bukidnon, Philippines, herein referred to as the “VENDEE”;

WITNESSETH

That the VENDOR is the absolute owner of a parcel of land identified as


Lot 1-B-1 of the Subdivision Plan, being portion of Lot 1-B, Psd-10-052683,
situated at Kalasungay, Malaybalay City, Bukidnon, Philippines, containing a
total area of ONE HUNDRED EIGHTY SIX square meters (186 sq. m.), more or
less. The aforementioned Lot 1-B, Psd-10-052683 is a portion of Lot 1, Pcs-
10-003236, which is covered under Transfer Certificate of Tile (TCT) No. T-
87727, registered under the name of the VENDOR issued by the Registry of
Deeds of Malaybalay, Bukidnon;

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to
sell the above describe property with an area of ONE HUNDRED EIGHTY SIX
square meters (186 sq. m.), more or less, for the price and under the terms
and conditions sets forth herein below.

NOW, THEREFORE, for and consideration of the premises, and more


specifically the sum of ONE HUNDRED THOUSAND PESOS (Php 100,000.00)
Philippine currency, in hand paid by the herein VENDEE, receipt of which is
hereby acknowledged by the VENDOR do hereby sell, transfer and convey, in a
manner of absolute and irrevocable, in favor the VENDEE, her heirs and
assigns the parcel of land above describe, together with all the improvements
existing thereon;

That the VENDOR do hereby warrant valid title to, and peaceful
possession of the property herein sold and conveyed, and further declares that

the same is free and clear of all liens and encumbrances of any kind
whatsoever.

IN WITNESS WHEREOF, we hereby affixed our signature this

Philippines, personally appeared the above-named persons with their proper
government issued identifications with pictures and who are known to me to
be the same persons who executed the foregoing instrument and
acknowledged to me that the same is their own free and voluntary act and
deed.

This instrument refers to a DEED OF ABSOLUTE SALE, consisting of one


(1) page including the page on which this acknowledgment is written, which
has been signed by the parties and their instrumental witnesses, on each and
every page thereof.
