SPECIFICATIONS

1. GENERAL

The work under this project shall include the construction phase and items of the
work shown in the drawing specified herein. The building line shall be laid out
accurately within the lot and all other measurements shall be carefully verified

2. CLEARING, GRADING, FILLING

The entire lot shall be cleared and graded to suit the building site that shall occupy
the highest portion of the lot. The building lines should be laid out accurately and
that bedroom portion shall be facing the sun rises whenever possible.

Filling shall be of selected borrow or gravel fill in six inches layer of material
thoroughly wetted and tamped.

3. EXCAVATION AND BACKFILLING

Excavation of footing and foundation shall be to grade as indicated in the drawings


or as is necessary to secure a firm foundation.

4. CONCRETE BLOCKS

All concrete hollow blocks shall be generally accepted make and sizes and shall
be 6” x 8” x 16” for backfilled portion up to finish floor line and 4” x 8” x 16” for
partition and exterior wall.

All concrete blocks shall be laid plumb true to line with level and accurately spaced
courses and shall reveal corner plumb and true with its course. Breaking point
halfway with the course below. Unit shall be wetted before laying. Joints shall be
3/8” thick mortar. The mortar on both the horizontal and vertical joints shall be
battered on the block at the time of laying and not flushed or granted in place.

5. PROPORTION OF CONCRETE AND MORTAR

All concrete works shall be done according to standard specifications for concrete
materials as adopted by construction standards and following proportion shall be
used unless otherwise indicated.

CLASS “B” (1:2 ½:3) for all concrete columns, footing/foundation


CLASS “C” (1:3:4) for all concrete slabs on fill

Joint and plastering mortar shall be composed of one part Portland cement, six
parts sand screened and washed. Clean water shall be added to this mixture to
form a workable paste. Plastering shall be applied in one coat to a thickness of ¼”
work to a smooth finished. Surfaces shall be before plastering is applied and the
finished surface shall be keep wet for at least 72 hours. Interior finish of CHB wall
shall be plain cement finish. All exterior CHB wall shall be any finish.

All concrete shall develop a minimum compressive strength at the end of 28


days=3000psi.

6. REINFORCING BARS

All reinforcing bars shall be accepted make and standard, corrugated and shall
comply with the specifications as reflected on the drawing herein.
For 16mm deformed bar diameter and above should have an intermediate grade
of 60,000 psi
For 12mm deformed bar diameter and below should have a structural grade of
40,000 psi.

7. LUMBER AND CARPENTRY WORKS

Lumber shall be Gemelina species as reflected on the drawing herein. Form grade
species shall be used on all formworks and scaffoldings. All exposed woodwork
shall be smoothly planed and if necessary well sand papered.

8. EXTERIOR AND INTERIOR WALL PARTITION


Exterior wall shall be 4” x 8” x 16” CHB with 10 mm vertical rebars at 600 mm on
center and 10 mm horizontal bars every 3rd course. Partitions shall be 4.5 mm x 4”
x 8” fiber cement board double walling on 2” x 4” Yakal vertical and horizontal
studs.

For bars 16mm diameters and above shall have a minimum of 60,000psi and for
12mm diameter and below should have a minimum of 40,000 psi.

9. DOORS AND WINDOWS

Main door for main entrance and roof deck door shall be powder coated glass door
type with analok framing with dimensions reflected on the drawing herein. For toilet
door, it shall be pvc type door. All windows shall be sliding glass with portion of
fixed glass on an analok framing.

10. CEILINGS
Ceilings shall be 3.5 mm x 4” x 8” fiber cement board laid and reckoned at center
to both sides. Ceiling joints shall be Yakal specie laid and reckoned at center to
both sides follow patterns of plywood ceiling. Provide ½” spacer both sides to laid
out board ceiling patterns.

11. HARDWARE

All hardware shall be suitable to service required to fully equip the items of works
specified in the drawings herein.

12. TOILET, BATH AND PLUMBING

Water closets shall be made of vitreous saniwares or its approved equivalent. Use
0.30 m x 0.30 m glazed wall tiles for comfort room and bath room wall and 0.30 m x
0.30 m unglazed floor tiles on floor. Wainscoat for wall shall be approximately 1.50
m from finish floor line. Plumbing works shall be in accordance with the plan and
plumbing standards. It includes the installation of septic tank fittings, pipings and
accessories, floor drains, kitchen sink, drainage lines and water supply pipelines.
Septic tank shall be constructed at least 2.00 meters away from the building.
Dimensions and sizes are provided in the drawings herein.

13. ELECTRICAL

The electrical installation shall be in accordance with the provisions of the Electric
Cooperative, the Philippine Electrical Code and the standards and provisions of the
National Building Code of the Philippines (PD 1096). All wirings shall be concealed
type provided with the conduits of approved standards and make. Lighting fixtures
shall be standard make and brand as provided in the drawing herein.

14. PAINTING WORKS

All paints used shall be gloss latex for concrete surfaces and quick dry enamel for
wood surfaces. All surfaces should be clean and free from substrates and dust.
