Problem No. 16 Agreement to Sell
Dharmraj Dandoti has agreed to sell his house bearing no. 105, Srirampura to one Sanket of
Belagavi for a consideration of Rs. 55 lakhs. Sanket has paid an earnest money of Rs. 15
lakh, remaining amount is agreed to be paid at the time of registration. Draft an Agreement to
sell.
Problem No. 17 Sale Deed
Dharmraj Dandoti has agreed to sell his house bearing no. 105, Srirampura to one Sanket of
Belagavi for a consideration of Rs. 55 lakhs. Draft a sale deed with usual and necessary
clauses.
Problem No. 18 Lease Deed
Sandeep Shashtri an employee of Star Communications pvt Ltd, has agreed to take on lease a
two BHK house in Vaibhav Layout, Hasan, from one Harish Kulkarni of the same city, on a
monthly rent of Rs 9000 p.m. and a security deposit of Rs 1 lakh. Prepare a lease deed with
usual and necessary clauses.
Problem No. 19 Mortgage Deed
Raju Betal is the owner in possession of the two storied house bearing no 2/3, situated at 2 nd
main, 3rd cross Navanagar Bagalkot. He wants to mortgage the said house in favour of
Kallappa Kamshetty to secure Rs 5 lakhs to start a new business in home appliances. The
duration of the mortgage shall be 3 years with interest @ 8% p.a. Draft a Simple Mortgage
Deed with necessary clauses for him.
Problem No. 20 Mortgage Deed
Raju Betal is the owner in possession of site bearing no 26, measuring 60x40 situated at
Navanagar Bagalkot. He wants to mortgage the said site in favour of Kallappa Kamshetty, as
a security to secure Rs 5 lakhs, to repair his house. It was agreed that if Raju fails to repay the
amount, the property shall go to Kallappa for ever. The duration of the mortgage shall be 2
years with interest @ 10% p.a. Draft a deed of Mortgage by Conditional Sale.
Problem No. 21 Mortgage by Deposit of Title Deeds
Raju Betal is the owner in possession of the two storied house bearing no 2/3, situated at 2 nd
main, 3rd cross Navanagar Bagalkot. He wants to avail a loan of Rs. 20 lakhs from State Bank
of India. The bank insisted him to deposit title deed of the said house. Hence, draft a
Mortgage by Deposit of Title Deeds for him.
Problem No. 22-23 Promissory Note with Receipt
Basaraj Pyati wants to borrow a sum of Rs 1,00,000/- from one Mallawwa Patil of the same
place for performing marriage of his daughter. Mallawwa insisted for executing a demand
promissory note in her favour, as a security for repayment of the loan. Draft a standard pro-
note with receipt.
Problem No. 24 SPA
Mallappa Police Patil wants to sell his agricultural land to the extent of 4 acres in Sy no 6/2,
situated at Bagewadi, Dist. Belagavi for a consideration of Rs. 20 lakhs in favour of Puneet.
As Mallappa is suffering from a disease and indisposed, he wants to appoint Harish Police
Patil, his younger brother, as his lawful SPA to sell the said property by going to the Sub-
Registrar’s office. Prepare a necessary SPA for him.
Problem No. 25 GPA
Mallappa Police Patil wants to convert his 30 guntas of land into NA land, develop it into a
layout and sell the sites. As he is suffering from a disease and indisposed, he wants to appoint
Harish Police Patil, his younger brother, as his lawful GPA for the said purpose. Prepare a
necessary GPA for him.

Shankrappa Nimbikai owns a site measuring 30x40 situated at Subhash nagar, Belagavi. He
desires to transfer it to his only daughter Ramamani by way of gift. Draft a Gift deed for him.
Problem No. 27
Vijaykumar Pujari owns a 3 bhk house, 5 acres of agricultural land and fixed deposit of Rs 10
lakhs in Canara Bank, School road, Belagavi. As he has become old, he desires to bequeath
all his properties in favour of his wife Nalini, son Nandkumar and daughter Naina, equally.
Further he desires to appoint his wife as the Executrix. Draft a Will Deed for him.

properties viz., 12 acress of agricultural land, 2 house properties, jewelry and gold worth Rs

the same place. He wants to create a trust for the benefit of BPL card holder of the same area
and provide education and other benefits by creating a charitable trust in the name and style
as ‘Vaikuntha Charitable Trust’. Shri Sudhindra Kulkarni and Shri Vasudev Rao both social
workers, have agreed to be the trustees of the proposed trust. Draft a Trust Deed with
standard clauses for him.
