Details for the 1st Requirements:

Residential Project
Good morning, Architect. For our discussion points when we meet. Please find my design considerations
below:

DESIGN CONSIDERTATIONS:
• Natural light on common areas
• Ventilation
• Organized – many storage spaces to maintain the “model unit” feel
• Minimalist design with predominantly functional spaces
• Allows the interactive behavior of family members...
• Thus, bedrooms are meant for resting, just enough not to be suffocating. Hotel-like interior
personal items are neatly kept. People would prefer to go out of their rooms when awake.
• Guests are discouraged (not allowed) to go up the bedroom floor/s
(especially Joaquin’s future girlfriend).
• House helps should have their own area that can allow them to do their work and live comfortably
without accessing the main house especially when the family is away.

GROUND FLOOR

1. Living room not so big but preferably with high ceiling to add vertical space. This space serves as the
main reception area to formally entertain “unfamiliar” guests.
2. There is a den that has a cozy and relaxed ambience to entertain “more familiar” guests. Enclosed but
seen from outside. With toilet & bath. It’s like a family room with an entertainment set up and comfy
couch (less the personal stuffs) so guests do not have to go to the family floor. This den will be the
master bedroom when we get old.
3. Powder room
4. Dining ideally for 8 pax to accommodate immediate families on Sunday dinners. It is a comfortable
dining area for the family to share long meals.
5. Fully functional display/clean kitchen – Comes with a breakfast nook for quick/solo meals. The nook is
like a bar set up with a wine cellar and allows drink mixing behind the bar/nook.
6. Garden (with lanai) that preferably can be accessed from the dining and den. (Access from the living
room is nice to have). This will allow the natural lighting and ventilation in the house.
I want to have barbeque nights...
7. Lanai is set up for covered outdoor dining
8. Dirty kitchen - is “not so dirty”. It is a place where yayas can cook our food, dine, and hangout, watch
TV on their spare time; with common T&B that is mainly for the house helps.
9. Maids’ room (good for 2) & Driver’s room - Household helpers – yayas, driver must have a comfortable
living space like a mini-house feels as it’s accessed is from the “not so dirty” kitchen. The main house
can be locked down while the helpers can still do their tasks since they have access to the dirty kitchen,
the garden, and the laundry area.

12. A space for a small herb/veggie garden may be located at the lot set back.

UPPER FLOOR/S

1. Master’s bedroom comes with a t&b and a spacious walk-in closet and dresser.
2. Joaquin’s room also has a t&b and a walk-in closet.
3. Family area - Family time is important. There is a comfortable and equipped family area that leads to
the Master’s and Joaquin’s rooms. This will make sure that Joaquin and I will always have a chance to
at least bump into each other or do our own things together in this same place. (Like a 2-bedroom flat
set up) Inclusions -
• Office/Study
• Good entertainment set up for movies and games (with lazy boy couch)
• Serves Joaquin’s play area as well
• With a mini bar, like in hotel room
1. Upper deck garden at the 2nd floor (nice to have)
2. 2 Guest rooms with a common toilet and bath.
3. Linen/storage room

It is highly likely that this will be a 3-storey house. However, if possible, I prefer the 3rd floor to be an open
attic that is accessed from the family area. This will foster a more interactive feel to the less visited areas and
better lighting and vertical space in the family room.
