This Deed of Absolute Sale Made and executed in the _________________________,

CYNTHIA R. OYAMA, married to NISHIO OYAMA, Filipino Citizen and
with residence and postal address at Block 09 Lot 19 Phase 1, Lincoln Street,
Dreamcrest Homes Subd, Longos, Malolos City, Bulacan, hereinafter referred to as the
“SELLER.”

MARLON B. ZAPITER, of legal age, Filipino, married to Sheryl Q. Zapiter and
with residence and postal address at Lot 15, Block 9, Phase 1, Lincoln St., Dreamcrest
Homes, Longos, City of Malolos, Bulacan, hereinafter referred to as the “BUYER.”
WITHNESSETH: That –
WHEREAS, the SELLER is the absolute registered owner of parcel of land as
mentioned herein:

A parcel of Land (Lot 15 Blk. 9, of the cons-subd. Plan, PCS-03-010941, being
a portion of the cons, of lots 1-4 & 7-8, psd-03-020371 (OLT); Lot 2966-B, (LRC) PSD-
95518; LOTS 4-A-2 TO 4-A-4 & 4-A-6, PSD-03-084259; Lot 4-A-5-B, ALL OF
MALOLOS CAD., LRC REC. NO. 5171-17622), situated in the Brgy. of Longos,
Municipality of Malolos, Province of Bulacan, Island of Luzon containing an area of
SIXTY (60) SQUARE METERS more or less.
WHEREAS, the SELLER offered to sell the above described properties, to the
BUYER and the latter have accepted such offer.
NOW THEREFORE, for and in consideration of the amount of EIGHT
HUNDRED THOUSAND PESOS ONLY (PhP 800,000.00), representing the total
contract price of the property under Transfer Certificate of Title (“TCT’) No. T-039-
2017015009 said SELLER do hereby SELLS, TRANSFER, CONVEYS, ASSIGN all
its
rights, title, and interest in the said properties, by way of Deed of Absolute Sale, with all
the Buildings and improvements found thereon, if any, unto the BUYERS, their heirs,
assigns, and successors-in-interest, free from all liens and encumbrances whatsoever.

by way of Deed of Absolute Sale, with all the Buildings and improvements found
thereon, if any, unto the BUYERS, their heirs, assigns, and successors-in-interest, free
from all liens and encumbrances whatsoever.
