ASSUMPTION OF OUTSTANDING OBLIGATION


WITH SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT, entered into by and between:

SPS. ELIODORO FERRER and BELINDA FERRER,


both of legal age, Filipinos, and residents of 90 Saging St., CAA, Las
Piñas City, Metro-Manila, hereinafter called the
VENDORS/ASSIGNORS;

- and -

SOFIO HERMIDILLA, of legal age,


Filipino and resident of 95 Orchids St., Phase II,
Parañaque City, hereinafter called the
VENDEE/ASSIGNEE.

WITNESSETH:

WHEREAS, the VENDORS are awardees of a lot known as Lot 22, Block 7B,
Phase II located at CAA II, Las Piñas City with an area of 75.26 square meters;

WHEREAS, the ASSIGNORS are desirous of selling/assigning their rights and interests
TWENTY EIGHT (28) square meters of the 75.26 square meters lot in favor of herein VENDEE and the
VENDEE is willing to accept the assignment from the VENDORS;

NOW THEREFORE, for and in consideration of the sum of THREE HUNDRED FIFTY
THOUSAND PESOS (P350,000), Philippine Currency, the VENDORS/ASSIGNORS hereby ASSIGN,
TRANSFER and CONVEY unto the ASSIGNEE THEIR RIGHTS AND INTERESTS in the above-
described 28 square meters lot subject to the terms and conditions:

1. All remaining obligations of the VENDORS/ASSIGNORS with respect to or in consideration


with the subject lot shall be assumed fully by the VENDEE;

2. All expenses necessary to perfect the title of the VENDEE/ASSIGNEE in the said lot shall be
for the account of the VENDEE/ASSIGNEE.

The VENDORS/ASSIGNORS, by virtue of these presents, hereby constitute and appoint the
VENDEE/ASSIGNEE to be their true and lawful ATTORNEY-IN-FACT to act for and their behalves with
respect to all transactions, dealings and payments that are required to be made to acquire full ownership of
the 28 square meters lot portion of the 75.26 square meters lot of VENDORS and have it registered in the
name of the VENDEE/ASSIGNEE pursuant to the foregoing assignment, be it with the National Housing
Authority, HEREBY GIVING AND GRANTING unto the ASSIGNEE full powers and authority to do and
perform all and every act requisite or necessary to carry into effect the foregoing authority, as fully to all
intents and purposes as the VENDORS/ASSIGNORS might or could lawfully do if personally present, with
full power of substitution and revocation, and hereby ratifying and confirming all that the
VENDEE/ASSIGNEE or his substitute shall lawfully do or cause to be done by virtue hereof;

The VENDEE/ASSIGNEE hereby accepts the assignment and assumes all the remaining
obligations of the VENDORS/ASSIGNORS pursuant to the condition above with full knowledge of the
amount and character of the said obligations and further accepts his/her appointment as ATTORNEY-IN-
FACT.

WHEREAS, the ASSIGNOR is the owner of a house and lot located at Block 10,
Lot 17, Alvendia Street, BF Resort Village, Las Piñas City with an area of 204 square
meters;

WHEREAS, the ASSIGNOR is desirous of assigning his rights and interests in favor of herein
ASSIGNEES and the ASSIGNEES are willing to accept the assignment from the ASSIGNOR;

NOW THEREFORE, the ASSIGNOR hereby ASSIGN, TRANSFER and CONVEY unto the
ASSIGNEES his RIGHTS AND INTERESTS in the above-described property subject to the terms and
conditions:

ASSIGNEE and the ASSIGNEE is willing to accept the assignment from the ASSIGNOR;

NOW THEREFORE, for and in consideration of the sum of TWO HUNDRED FIFTY
THOUSAND PESOS (P250,000), Philippine Currency, the VENDOR/ASSIGNOR hereby ASSIGNS,
TRANSFERS and CONVEYS unto the ASSIGNEE HIS RIGHTS AND INTERESTS in the above-
described 42.5 square meters lot subject to the terms and conditions:

1. All remaining obligations of the ASSIGNOR with respect to or in consideration with the

SALE OF RIGHTS

City, hereinafter called the VENDEE/ASSIGNEE.
W I T N E S S E T H:

That, the VENDORS/ASSIGNORS are the owner of a parcel of land located and
known as Block 3, Lot 20, South Gawaran, Molino VII, Bacoor, Cavite, containing an
area of sixty (60) square meters.

That, for and in consideration of the sum of TWO HUNDRED THOUSAND


(P200,000.00) PESOS, Philippine Currency, receipt of which in full is hereby
acknowledged, the VENDORS/ASSIGNORS hereby SELLS, CEDES, TRANSFERS,
and CONVEYS their rights and interests over the above-described property to
VENDEE/ASSIGNEE, her heirs, successors, and assigns.

All remaining obligations of the VENDORS/ASSIGNORS with respect to or in


consideration with the subject property shall be assumed fully by the
VENDEE/ASSIGNEE;
It is hereby mutually agreed that the VENDEE/ASSIGNEE shall bear all the expenses for the
execution and registration of this Sale of Rights.
