This Deed was made and entered into by and between:

GLORIA MARQUEZ NOVICIO, Filipino Citizen, of legal age, and with residence and postal
address at Tulay-B, Maragondon, Cavite hereinafter referred to as the “SELLER”

-and-

SPOUSES DENNIS MOJICA DIMAISIP and CELSAVIOLENA MALIGALIG DIMAISIP, Filipino Citizen,
of legal age, and with residence and postal address at 076 Capt Jose st. Julugan Tanza
Cavite,hereinafter referred to as the “BUYER”

WITNESSETH THAT –

WHEREAS, the SELLER is the registered owner in fee simple of one (2) parcels of land without
improvements, with Technical Descriptions as follows:

TAX DECLARATION NO. 13-0018-00572

“A parcel of land located at Pantihan 3, Maragondon, Cavite Cadastral Lot No. 559-Part
CAD 457-D, bounded on the North by 16,19( Lot No. 76-Part); on the South by 24 (Lot No 560 )
on the East by creek and on the West by 32 (Lote Blg.559-Part) containing an area of SIX
THOUSAND SIX HUNDRED TEN (6,610) SQUARE METERS more or less”

WHEREAS, the SELLER is desirous of selling all her rights, interests and
participation over the aforesaid PORTION of consolidated/subdivided (Lot No. TD
No. 13-0018-00572 area 545 SQUARE METERS and the BUYER is desirous and
willing to purchase the same.

NOW THEREFORE, for and in consideration of (354,250.00) PESOS, Philippine


currency, receipt of which is hereby acknowledged by the SELLER from the BUYER,
the SELLER by virtue of these presents do hereby SELL, TRANSFER and CONVEY in
a manner absolute and irrevocable all her rights, interests, ownership and participation
over the aforesaid parcel of land and in favor of the BUYER, their heirs, assigns and
successors in interest.

WHEREAS, the SELLER is desirous of selling all her rights, interests and
participation over the aforesaid PORTION of consolidated/subdivided (Lot No. 4 TD
No. 13-0018-0054 area 1,000 SQUARE METERS AND TD 13-0018-00502 AREA OF
331 SQUARE METERS) and the BUYER is desirous and willing to purchase the same.
