SUBURBAN MID-RISE CONDO LIVING IN THE CITY

Introduction
Strategically located in the heart of the city within the walking proximity of Ayala Centrio, Gaisano
Malls and the SM Downtown Premier Mall, Jesus Nazareno Parish Compound, government and
private offices, and the major Universities and schools, it allows the residents to live, work, study and
play in the fastest growing business and lifestyle district in Cagayan de Oro City.

Suburban Values
This particular mid-rise condominium must be master planned to embody suburban standards and
ideals, presenting a refreshing suburban patch in the middle of the city unlike any other in Cagayan
de Oro city. Designed for those who value quality living and embrace forward thinking as a key to
better life. Rising as the main pieces and the tallest structures of the development are two mid-rise
condominium buildings. Within the confines of the development residents can live in a peaceful haven
surrounded by the beauty of nature and the tranquillity of a water inspired planning. Each corner of
the property will be equipped with features and amenities that will fulfil the lifestyle choice of suburban
living. One does not need to travel far to experience suburban living the suburban mid rise condo is a
retreat from the hassles and bustles of urban life, which features outdoor terraces, parks/gardens,
mini forest and recreational facilities to loosen up one’s mind and body.
SPACE REQUIREMENTS:
1. 40 studio units (30 to 40sq.m) Blow-Up Drawing Must be Provided
2. 30 1 bedroom units (60 to 70sq.m) Blow-Up Drawing Must be Provided
3. 24 2 bedroom units (90 to 110sq.m.) Blow-Up Drawing Must be Provided
4. 16 3 bedroom units (130 to 160sq.m) Blow-Up Drawing Must be Provided
5. Lobbies/atrium
6. Reception, baggage drop, telephones, security check, restrooms mail room etc
7. Administration offices(manager’s office, payment counter/cashier, waiting lounge, accountant’s
Cubicle, staff room, breakroom, pantry, security office with cctv rm, etc.)
8. Parking facilities (140 slots-min) can be basement or outdoor. For basement- Provide exhaust
fan rm(2),exhaust shaft(2), sump pit, fresh air fan room, air intake shaft, storage rm, etc.

DRAWING REQUIREMENTS:
1. Cover Sheet/Board must contain the following:
1.a. specific name of the project (example: “One Oasis Place”)
1.b. project brief, explanation of the theme with your chosen design concept
1.c. developer and Designer (Names of Student/s)
1.d. extra sheet is allowed to further accommodate explanation of theme, design concept, design
solutions, design considerations and other articulations to convey your ideas and final
output.
2. Site Development Plan @ most convenient/largest scale in complete with call-outs of
proposed columns (digital).
2.a. vicinity map. Provide with write ups (Digital).
3. Fixtures, appliances, etc. reflecting all furniture, floor Plans @ most convenient/largest scale
complete with furniture layout (in blow-up Plans)
3.a. Blow up floor plans of the studio, 1 bedroom, 2 bedroom and 3 bedroom units to be done
Manually (must be detailed).
3.b. Floor plans showing all levels. Provide 1floor plan for typical plans. (Digital)
3.c. Write ups for every drawing, to include interior Design Concept, amenities, area tabulation,
Etc.(Optional).
4. Provide Perspectives both exterior (man’s eye view and bird’s eye view) and interior (one per unit)
Write ups for every drawing. fully rendered with entourage (Digital output).
 All Digital Presentations are to be rendered (Min. of 840 dpi).
 Late submission = - 25%1st day, -35% 2nd day, -50% thereafter
 All presentation will be in 20x30 paper size.
 All boards with names, signed with time and date of submission.
 Provide time lapse video showing proponent doing his/her project.
 Provide video (min of 45seconds) of the project @ 840 dpi (min).
