DESIGN PRINCIPLES

Situated at the Eastern part of Dhaka city and 9.2 km away from Hazrat
Shahjalal International Airport, RONGDHANU SMART CITY will be a new
beacon of Sustainable economic living. Emphasizing the word Smart in
mind it is an imperative that the project is Energy efficient, nurturing, and
sustainable and people friendly with modern amenities. It is a must that
the whole complex provides a sense of maximum comfort and
convenient for people of all ages.
Communal Sustainable Living
To implore the idea of green living the key is to ensure a livable
balanced community, universal amenities, safety, productivity and
tenability. Here people of multiple age groups will be able to enjoy the
provided amenities and features through elaborate green spaces
designed around the whole complex. Such spaces will inspire the social
interactions and community gathering that will reduce the idea of
individuality and increase the chance of a lively neighborhood.
Each residential block contains amenities essential to urban life and self-
sufficient. Each cluster of buildings has its own greenery and breathing
space, prayer space, amenities shop and a variation of apartment units
that inspires a harmonious connection among the population and
creates a sense of community.
Building Design
The allotted land consists of Several buildings that are distributed into
different blocks. The buildings have their own underground parking
facilities and surface parking for the visitors. There are different types of
buildings made of various combinations and apartment types ranging
from 1100 sqft to 3000 sqft.

The building orientation is based of climatic considerations to minimize


the consumption of energy. Locally available climate friendly material is
used along with louvers and sun cutter to serve a similar purpose.

Building core position (lift and stairs) is designed for the residents’ ease of
access and ensures fire safety procedures.

The rooftop should be designed to inspire green living with vegetation to


create a pleasing relaxing environment with therapeutic landscape and
jogging track.

Central park

A major point of the complex is the central park that should be at the
heart of RONGDHANU SMART CITY. It can be considered as the nucleus
of the whole project as it contains some vital amenities that inspires social
gathering and can be celebrated in various dynamics.

The central park should contains an amphitheater, a community center


and cafeteria that will serve the residents of RONGDHANU SMART CITY.
To enrich the highly urban experience and turn this park a more
happening vibrant place there will be water bodies, jogging tracks which
will also inspire the therapeutic quality of the whole space.

This Green Park will also create a sense of arrival for the visitors as it will be
connected with major artery roads starting from the entry point. Multiple
strings of walkways strengthens the experience of proper uninterrupted
walkability for the inhabitants. To sum up the elegant enriched green
around the complex and the environment of the central park will
promote sustainable living and therapeutic quality of RONGDHANU
SMART CITY.
Road Network

Road network of RONGDHANU SMART CITY is divided into 2 categories-


Primary and secondary roads. The primary and the artery roads are the
main way of commuting around the sectors from the entry point and the
secondary roads’ purpose is to move around the blocks.
The primary and the secondary road will have bicycle track along with
them. To minimize the noise and create a sense of buffer, an amount of
vegetation will be added between the roads and the building blocks.

Walkability

The whole complex will be connected with wide well connected


walkways that provides enriched walking experience. The pedestrian will
be provided with proper universal access and tactile paving for the
visually impaired.

Environmental Sustainability
• Climatic consideration is a vital part in a building design. The
building units receive maximum sunlight and ventilation to
reduce the energy consumption resulting into a healthy
lifestyle.
• With coherence with the modern world and with a view to
reducing the consumption of fossil fuel the use of solar energy
in being maximized. Addition of solar panels ensures that.
• Vertical green and roof top garden to reduce heat gain thus
resulting into less energy consumption.
• Adequate amount of green inspired biodiversity and a
symbiotic relationship among the inhabitants and nature.
• Individual building placement maximizes the amount of soak
able green.
Universally accessible Design
• Proper ease of accessibility for the especially abled will be
introduced with support bars and railings adequately.
• Tactile paving included for the visually impaired.

Safety & Security


Properly equipped Security post and surveillance will be
provided at the major points of the road network. The whole
complex will be under constant CCTV surveillance designed
considering the safety and privacy of the dwellers. These points
are fairly accessible from the neighborhoods. A central
management system ensures the uninterrupted security
throughout the whole project.

The maintenance facilities throughout sectors can be
compared and incorporated as larger city infrastructure.
Similarly numerous administrative bodies are responsible for
various facilities and systems such as-

• Sewage and waste disposal
• Uninterrupted electric power supply

The main services lines regarding sewerage, drainage,


plumbing, electrical fibers are placed underground with proper
controlling at selected nodal points for proper distribution and
maintenance. These systems are controlled and maintained by
the central management bodies. For waste collection purpose
every plot has a properly maintained collection point.

PRIMARY ROAD

PRIMARY ROAD DESIGN:

• 60’ road connecting the tertiary


road network to primary road
as well as providing access to

• Providing 4 lanes for both way
traffic.
• A 2’ wide median to separate
the 2 way traffic flow.
• A continuous 8’ wide bicycle
path marked with bright color
separated from the vehicular
flow to ensure safety for cyclist.
• A curved footpath on one side
through the green buffer area
that ensure a safe and
enjoyable walkway for the
pedestrians. The curve footpath
connects to the vehicular road
at a few points through its way.
