RENT AGREEMENT
This Rent Agreement is Being Executed at New Delhi on 11th of May, 2023 Between MRS. ANNU
AMBEDKAR (UID NO. 6129 4888 2782) C/O MR. VIJAY PRATAP R/O 68, Y BLOCK NEW ROSHAN PURA
NAJAFGARH, SOUTH WEST DELHI, DELHI-110043 (Do hereinafter called/Referred as First
Party/Owner).
AND
MR. SAKSHAM LAL (UID NO. 4828 8417 8635) S/O SH. ANURUDH LAL R/O 42E/3, EAST PATEL NAGAR,
VTC: PATEL NAGAR S.O., DISTRICT: CENTRAL DELHI, DELHI-110008 AND MR. ARJUN CHOUDHARY
(UID NO. 5819 1457 5044) S/O SH. SOMESH R/O D-6/17, MIG FLATS, ROHINI SECTOR-15, NORTH WEST
DELHI, DELHI-110089 (Do hereinafter called/Referred as Second Party/Tenant)
The expression of the First Party/Owner and the Second Party/Tenant shall mean and included their
legal heirs, successors, and executors, Administers, Representative, Assigns and Nominee etc. Whereas
the First Party/Owner is the absolute and Sole Owner of the Said “Property”.
Whereas on the request of the Tenant the First Party/Owner has agreed to let out BUILT UP PROPERTY
BEARING FLAT NO.- 47, 1ST FLOOR, BLOCK B-4, GOLF LINK DDA LIG FLATS, POCKET-8, SECTOR-23B,
DWARKA, NEW DELHI-110077 (Do hereinafter called as “Property”)
WHEREAS on the request of the Tenant the First Party has agreed to let out the said Property and the
Tenant has also agreed to take the same on Advanced Monthly Rent of Rs. 12500/- (Twelve Thousand
Five Hundred Only) Excluding Maintenance, Water Charges, Electricity Charges, Sewerage charges etc.
which are payable periodically on Actual/ Consumption basis).
Terms and Conditions of this agreement are as under:-
1. That the Tenancy has been commenced with effect from 11.05.2023 and will terminate on
10.04.2024. However the said Tenancy period can be extended further with the mutual consent
of both the parties of this agreement by an increase of 10% in the above mentioned by signing a
Fresh/New Rent Agreement.
2. That the Second Party/Tenant Paid Total Security Amount of Rs. 12500/- (Twelve Thousand
Five Hundred Only) to First Party/Owner and which is refundable at the time of termination of
this agreement after adjusting any outstanding Statutory payments such as Electricity,
Maintenance, Sewage etc. However The Security Amount will not be adjusted against
Outstanding Rent.
3. That the First Party/Owner will be liable to pay all outstanding dues till the date such as Water
Charges, Maintenance, Electricity Charges, Sewerage charges etc. before handover the physical
possession to the Second Party/Tenant.
4. That the Water Charges will be pay by the Tenant/Second party on his monthly Actual
Consumption basis and if the respective authorities generate any dues after the Termination of
the Tenancy Period, the Tenant/Second party will be liable to pay outstanding bill only on the
Actual consumption during his tenancy period.
5. That the above said property can be used for Residential Purpose & cannot be used for any
other purpose.
6. That the First Party/Owner can inspect the said Property at any reasonable time in the presence
of the Tenant and the Tenant shall have no objection for the same.
7. That the Second Party/Tenant shall pay the said monthly rent Through cheque/CASH/
NEFT/RTGS to the First Party/Owner up to 15th Day of each English Calendar month.
8. That the Tenant shall not store or stock any objectionable items, hazardous, inflammable and
offensive articles etc. in the said Tenanted Property.
9. That the Second Party/Tenant will not carry any illegal , unauthorized and unlawful activity in
the above said Tenanted Property, if the Second Party/Tenant will found involved in any such
above mentioned activity, the Second Party/Tenant will be solely responsible for the
Consequences and First Party will not be responsible/Liable in any ways.
10. That the Tenant shall not sub-let the said Property or any portion thereof to anybody else under
any circumstance.
11. That the Second Party/Tenant will not avail/apply any credit facility such as loan credit
card/personal loan etc. on the address of aforesaid property.
12. That the Tenant cannot use address of aforesaid Property for any type of Registration such as
GST, Firm & Company etc.
13. That the Tenant shall not damage the said Property or any portion thereof and he/she shall keep
the said Property quite neat and clean in all respect.
14. That the Tenant shall not make any additions or alterations in the said Property without written
consent of the First Party/Owner.
15. That if the First Party/Owner wish to terminate this agreement, he/she shall serve 1(One) month
advance notice to the Second Party/Tenant and no specific reason should be required to
mention for the same. And if the Second Party/Tenant wish to terminate this agreement, he/she
shall also serve 1(One) month advance notice to First Party/Owner.
16. That the Tenant shall abide by all the rules and regulations of Local Civic Authorities, or any
other authority etc.
17. That the minor repairs such as leakages to water taps, electricity fuses or any other minor repair
in the above said Property shall be carried out by the Tenant.
18. That in case of the defaults or non-payment of Rent for consecutive 2(Two) Months, The First
Party/Owner will be fully entitled to realize the rent through Court of law under specific
performances of contract at the cost, risk, and responsibility of the Tenant& in such case
Tenancy will be automatically terminated & the possession of Tenant over the above said
Property will be treated as unlawful & unauthorized.
19. That both the parties shall abide by all the rules and regulations of the Rent Control Act and
terms and conditions of this agreement. That both the parties have signed this agreement with
their sound mind, Good health & without any force, pressure & undue influence.
20. That the second party shall handover the peaceful vacant physical possession of the said
Property (along with the items/fixtures (IF ANY) which are installed in the above said Property)
with all items on the same conditions after expiry of agreement period.
