SALE AGREEMENT
PART PAYMENT
THIS AGREEMENT OF SALE is made at Karachi, on this 29th day of June,
2021.
BETWEEN
MR. SHAIKH FAHAD JAMEEL S/O. MUHAMMAD JAMEEL, Muslim, Adult,
holding CNIC No. 42000-0530295-3, resident of FLAT NO. B-174, KARACHI
ADMINSTRATION SOCIETY, KARACHI, hereinafter called as VENDOR /
SELLER.
A N D
MR. OSAMA AHMED KHAN S/O. PARWEZ AHMED KHAN, Muslim, adult,
holding CNIC No.42201-1210623-7, Resident of FLAT NO. C-6, MAYMAR
SQUARE BLOCK 14, GULSHAN-E-IQBAL, KARACHI, hereinafter shall be
called as VENDEE / PURCHASER.
WHEREAS the Seller above named is owner and in possessed of a FLAT
BEARING NO. 202, 2nd FLOOR, PLOT NO. SB-61, SECTOR NO. X-IV,
SITUATED AT GULSHAN-E-MAYMAR, KARACHI, hereinafter called the SAID
PROPERTY.

AND whereas the said Vendor agrees to sell and the Vendee above named
agrees to purchase the said property for a lump sum sale consideration of
Rs.62,000,000/- (Rupees Sixty Two Lakhs Only) on the terms, conditions,
hereinafter appearing:-
1. That the Vendor has already received a sum of Rs.620,000/- (Rupees
Six Lakhs Twenty Thousand Only) from the vendee being the
TOKEN / PART PAYMENT towards the sale consideration of
above said property by way of Cash.
2. The Balance amount of Rs. 55,80,000/- /- (Rupees Fifty Five Lakhs
Eighty Thousand Only) will be paid by the Vendee to the Vendor on or
before 31-12-2021.
3. That the Vendor shall deliver to the Vendee complete and vacant
possession the said property along with all the documents of the said
property of title that were in his /her possession at the time of Full & Final
Payment.
4. That the Vendor is responsible to clear all property taxes and utility bills
up to anyhow of the said property at the time giving possession to the
vendee.
5. That after the full & final payment the Vendee shall be the exclusive and
rightful owner of the said property.
6. That the Vendor will always keep the Vendee secured and harmless and
indemnified against all losses and detriments occasioned to or suffered
by the Vendee owning to any defect in title of the vendor/seller.
7. That the Vendor hereby assures and covenants with the Vendee that she
is the full owner of the said property which is free from all sorts of claims,
liens, charge and encumbrances what-so-ever in nature, And that he has
good rights, title and lawful authority to sell the said property to the
Vendee in all respect.

8. That after the Full & Final Payment the vendor/seller has NO
OBJECTION whatsoever if the above property is transferred/mutated in
the name of the Vendee/purchaser in the record of Karachi Cantonment
Board, Deputy Commissioner concerned, K.D.A., K.E, S.S.G.C.
Builders, Society, Excise and Taxation and in any other government or
semi government office or department.
9. That the vendor do hereby undertake to appear before any concerned
authority for the signing on any documents in respect of transfer/ sale
deed / Mutation in favor of the Vendee and for the completion of all the
necessary documents in respect of the said property in favour of Vendee
/ Purchaser.
10. That the Vendee shall bear transfer fee/documentation charges in
connection with transfer of the aforesaid property in his /her name.
11. That the terms and conditions of this agreement have been read over to
the parties which they admit to be correct and agree to abide by the
same.

3. I hereby undertake that I don’t have any sort of connection with the said plot nor me
or my legal heirs have any right to claim on the plot.
