RENTAL AGREEMENT
THIS AGREEMENT OF RENTAL is made and executed on this 25th day of JUL-2023
Two Thousand Twenty-Three (25-07-2023) at HOSUR and this is effective from 1 st
of JUN 2023 (01.06.2023) by and between: Mr. SIVAPRAKASH S/o NANDHA
GOPAL, Mob: 9943695937 residing at No: MIG-85 Phase 15th TNHB Vetri Nagar
Hosur - 635109, Hosur Taluk, Krishanagiri District, Tamil Nā du. Here in after called
the ‘OWNER’ (which term shall mean and include her heirs, executors, legal
representatives, administrators, and assigns) of the ONE PART and
Mrs. SANTHI.M W/O: Murugesh Mob: 9751757717 residing at No: MIG-85/A
Phase 15th TNHB Vetri Nagar Hosur-635109 Hosur Taluk, Krishanagiri District,
Tamil Nā du Here in after called the ‘TENANT’ (which term shall mean and include
her heirs, executors, legal representatives, administrators, and assigns) of the
OTHER PART and witnesses as follows: -
WHEREAS the owner has agreed to let out the said premises to the tenant for
Residential Purpose on the following terms and conditions.
TENANT OWNER
1. That the Tenant shall pay the monthly rent of 2BHK Rs.10500/- (Rupees
TEN Thousand Five Hundred only) per month to the owner. The Rent shall

2. That the Tenant has paid an advance of Rs.50,000/- (FIFTY THOUSAND
Rupees Only) by way of cash, to the owner before the following witnesses to
owner towards the security deposit. The said security deposit amount is free
of interest and refundable at the time of termination of tenancy.
3. That the rental agreement shall be valid for a period of 11 months and the
tenant hereby agrees to handover the vacant possession of the flat in sound
condition after expiry of tenancy period.
4. After Completing one Year Rent will be Increased 10%
5. That the Tenant shall use the said premises for Residential purpose only.
6. That the Tenant shall not have power to sub-let or underlet the said premises
with written permission from the Owner.
7. That the Tenant shall pay the said rent regularly on or before 05th of every
English calendar month.
8. That the Tenant and owner shall extend the further period after the expiry of
lease period by mutual consent.
9. That the Tenant shall not cause any damages to the building. Arrears of rent,
electricity, and water charges etc., during the period of tenancy the Owner is
at liberty to deduct such amount in advance.
10. That the Tenant in case fails to pay the said rent regularly 2 months the owner
is at full liberty to evict the owner without notice.
11. That the Tenant shall pay the Electricity charges to the concerned authorities
as per demand bill issued by the concerned department.
12. Both the parties should inform well in before 2 (months) before vacating the
said premises.
13. Geyser and Chimney & Fan, Light etc, working conduction along with house. If
any damage or not working during the period of tenancy the Owner is at
liberty to deduct such amount in advance.
14. Complete Repainting to be carried out at the cost of tenant, where may be
cost actual or one month rent value. This includes house cleaning, toilets etc.
Any damage or repair to be carried out at tenant cost separately.
