WORK CONTRACT
TERMS & CONDITIONS
1. DIRECTION :
The erection of the lift will take 5 weeks for each lift the well constructed by you is ready in all
respects with scaffolding readiness of Door frames, Template etc., as details in Annexure-1, with
necessary power supply to enable our staff to work without any hindrance.
The date (s) on which buildings (s) in question shall be ready in all respects along with shaft
drawing shall be furnished within two week (or earlier) from the date of acceptance of this offer.
The relevant drawings submitted by us shall be returned, duly approved, within a week from the
date of submission of the same.
We can send our installation team to commence installation soon after the material arrives at the
work site and on your intimating us that the site is ready in all respects as per our General
arrangement Drawing. If the site is not ready for taking up erection work when the materials arrive
at the work site, we shall depute our installations team as soon as possible on hearing from you
that the sire is ready in all respects including availability of power supply as per the approved
General Arrangement drawing. We need a minimum of 6 week advance information of depute our
personal. If the readiness of the site is inordinately delayed, we have to re-schedule the erection
programme.
2. DELIVERY SCHEDULE & COMPLETION OF WORK :
The material will be delivered at site within 3 weeks from the date of receipt of final layout
drawing duly approved by you. In any case the handing over of the site, duly complying with the
requirements as specified in Annexure-1, us delayed from your side for any reason, whatsoever,
the work of installation and handing over shall also be suitably deferred from the date of handing
over of the site, complete in all respects, Accordingly necessary extension to the competition
period shall automatically be accepted without any pre-conditions.
We do not accept any responsibility, whatsoever, for any delay in delivery and / or installation of
the lift in the event of the customers.
(a) Not strictly complying with the terms of payment, the materials will diverted to other site at your
cost and erection will be commenced only on receipt on receipt of material payment, all our
commitments are subject payments terms.
(b) Not completing, in time, all the preparatory works enumerated in Annexure-1, hereto.
(c) Not furnishing, in time, the necessary technical details / finally approved layout drawing, without
prejudice to our claims under this contract.
The above mentioned delivery and erection periods are given in good faith based on the prevailing
working conditions and are subject to extensions to cover any delays resulting directly or
indirectly form any Force Majeure conditions such as Acts of Government, Strikes, Lockouts, Fire,
Accidents, Thefts, Floods, Riots, Civil Commotion, War, Energy crises etc., and thereby you shall
not be entitled to claim any damages for any loss incurred, directly, due to such delays.
CONTRACT VALUE :Rs.4,90,000/- Each lift (Rupees Four lack ninty Thousand Only ).
3. TERMS OF PAYMENT : Payment shall be made for each lift as follows :
(a) 35% on acceptance of this contract.
(b) 60% on intimation from us of readiness of the materials, for despatch except the car and
controller.
(c) 5% on completion of the installation and before handing over of the lift.
4. HANDING OVER OF LIFTS :
To minimise inconvenience to both parties, the client shall agree to take over the lift as soon as
the instillation is completed. Our erection crew supervisor will test and adjust the lift and will give
you about a week’s prior notice for your taking over the lift. Please note that our erectors have
standing instructions not to allow customer’s usage of the lift until it is officially taken over after
making full and final payments.

5. GUARANTEE :
12 Months free maintenance will be done from the date of putting the lift into commission as per
company’s rules and the buyer agrees that no third party will be allowed to interfere with the
installation or its parts, in any manner, whatsoever, during the said period.
We guarantee our materials and workmanship for a period of one year after the lift is put in
operation but any damages to our materials during the storage period at your site is not governed
by the guarantee clause. Any defects / faults arising out of our materials and workmanship
during normal operation and proper use will be rectified / made good or the complete
replacement of the damaged part / parts will be done free of cost. Repair/ replacement of
component / parts will be done at our option, materials damage / spoilt due to mishandling /
negligence are out of the warranty and chargeable to the owners.
6. FREE SERVICE :
Free Service once in a month for the first 12 months will be carried out after the lift has been
handed over or offered for inspection. The date of commencement of free service will remain
unchanged irrespective of any delay in building completion, availability of permanent power
supply, inspection, taking over or commencing the use of lift.
ARBITRATION :
In the event of cancellation of contract we shall be charging you as follows :
a) 15% of the contract value, if the order is cancelled before the general agreement drawing is
prepared.
b) 25% of the contract value, if the order is cancelled within one month after the general
arrangement drawing submitted for approval.
c) 90% of the contract value, if the order cancelled after materials are delivered at site.

ANNEXURE - 1
WORKS TO BE PROVIDED BY OWNER/BUILDER AT THEIR COST
1) Construct a machine room above the lift well as per our drawing, property cross ventilated and lighted.
2) The lift pit should be water – proof with necessary concerting done and its depth should be as per our
drawing.
3) Tea wood Door Frames (for manual operated collapsible & swing doors) as per drawing with
intimation to us before grouting.
4) Suitable weather – proof storage room with locking arrangement preferably at the ground floor level
near the lift well for the safe custody of our materials.
5) All painting except LIFT materials.
6) Carrying our all minor builders works as per requirements of our site Engineer / Erector’s advice
inclusive of grounding Beams, making pockets for landing Boxes and deflector, pulley etc.
7) To do all cuttings of walls, floors or partition together with any repairs necessary civil works for
Erection. To provide channels as per our Engineers advice / drawings / specification in case of
already constructed oversize well than the IS 4666 : 80 specified sizes.
8) To complete all necessary work and running of mains and obtaining power so that there is no delay in
the completion of our work.
9) To complete scaffolding in the lift well as per our requirements.
10) Providing 3 phase & single phase power supply with lighting arrangements in the machine room with
suitable switches & starters as per requirements. All conductors should be copper, four core
armoured cable (for 3 phase power supply). Lift shaft should have 3 pin plug point and build at every
landing.
11) Providing template and runners as per our requirement size and numbers suitable to take lift shaft
plumb readings.
