Dear Mr. Reyes:
Greetings!
The undersigned counsel is writing this letter on behalf of Our Clients, your siblings Rena I.
Reyes and Rexes I. Reyes, of Maybunga, Pasig City. This is in connection with the three (3)
properties left by your father, Perfecto Reyes, more particularly described as follows:
1. A portion of a parcel of land located in Poblacion, Makati City, with an area consisting
for One Hundred Fourteen (114) square meters, more or less, which is a portion of Lot
No. 204pt., inherited by Juan Reyes from the late Barceliza Reyes, who in turn inherited
from Pascuala Reyes;
2. A parcel of land designated as Lot No. 790 located in Pilila Rizal, with an area of Four
Thousand Eight Hundred Ninety-Four square meters, more or less, inherited by Perfecto
Reyes as his share from the late Fortunato Reyes;
3. A portion of land designated as Lot No. 1975, with an area of Two Hundred Fifty (250)
square meters, more or less, inherited by Perfecto Reyes as is share from the late
Alejandro Reyes.
Your sisters sought the advise of the undersigned with regard to the partition of the said
properties. Our Clients intimated that you have a disagreement on how the three (3) properties
are to be divided amongst you.
Under the law on succession, upon the death of a parent, the properties left will be divided
equally among the legal heirs. However, you have been refusing to partition the property despite
repeated demands. You have also barred your siblings from entering your ancestral home,
without any valid and just cause.
Please be advised that it will be to your advantage to comply with this Formal Notice and
Demand, otherwise, Our Clients will be constrained to file the necessary legal action(s)
against you without further notice to protect their rights and interests. In which case, you
shall be charged additionally with attorney’s fees, costs of litigation, damages and other legal
fees, aside from the inconvenience occasioned by court litigation.
Should you want to settle the matter amicably, Our Clients are willing to discuss the matter
with you in person on December 18, 2022 at 2:00 o’clock in the afternoon. You may opt to
