The prime location of the site
is paramount in setting the
guidelines and benchmark for such
similar projects. The immediate
surroundings constitute Hotel
Leela, Hotel Trident, Hotel Oberoi
and DLF Cyber City. The site is
next to the Delhi-Gurugram border,
abutting National Highway No.8
with a few minutes’ journey to the
Indira Gandhi International Airport
(IGI-Delhi).
The building configuration is of
G+12 floors with commercial/F&B
amenities on the ground floor level.
The typical floor plate of each
tower is planned in a way to invite
maximum natural light with Double
Glass Unit curtain wall envelope, to
provide adequate heat and sound
insulation. Most of the terrace area
is proposed to be covered with
solar panels.
There are 4 basements for parking

and ancillary services with multiple/
segregated ingress and egress
points for a smooth traffic flow.
Multiple drop-off/pick-up facilities
are planned to minimize the waiting
time supported by visitors parking
facilities at surface level.

ACCESSIBILITY
The Highway along with the proposed
Rapid Metro link will provide easy
connectivity to National Highway-8 and
the National Capital Region. The external
widening of NH-8 slip road and a direct
traffic exit on to this road from DLF Cyber
Park site will provide a smooth traffic
movement along DLF Cyber Park site.
The formal arrival drop-off for each tower
is located on the North side. Whilst
the landscaping is typical in the urban
context; each tower arrival is distinct and
special with double height porte-cochere
leading into atrium foyers.
The building has already got 4 STAR pre
certification rating for GRIHA and shall
also target for a USGCB Platinum rating.

3. That while doing the interior fit-out works in the Demised Premises, I/we shall not carry out any item of work in violation of the sanctioned building
plans of the Said Building and/or applicable laws/by-laws and/or any guidelines issued by The Lessor and/or any rules/notifications including
applicable National Building Code, building standards etc. for the time being in force and that I/we shall be solely held responsible for any
deviations or violations of the same.
4. That I/we shall not damage or demolish any structural part of the Demised Premises or of the Said Building.
5. That I/we shall rectify at my /our own cost any breakage or damage, which may occur to the Demised Premises or to the Said Building while
carrying out the interior fit-out works or internal finishes or in the event any rectification/replacement is required to be performed by The Lessor, shall
forthwith on demand pay actual cost plus 20% of such rectification to The Lessor.
6. That while carrying out the work relating to the interior fit-outs/ internal finishes, I/we shall not create any hindrance or disturbance in the execution
of the work being carried out in the Said Building/Demised Premises by The Lessor or any other person.
7. That in case any compounding charges/ fees/penalty etc. are levied by the State/Relevant Authorities, Administration or any local body or Authority
at State because of any violation/deviation of building plans/applicable laws/guidelines/rules/regulations etc. resulting from the interior fit-out
works/internal finishes performed by me/us, such compounding charges/ fees/penalty etc. proportionately in respect of Demised Premises shall
be solely borne by me/us.
8. That the permission granted to me by The Lessor to enter into Said Building for the sole purpose of carrying out interior fit-out works / internal
finishes does not confer upon me/ us any right to use the Demised Premises as a lessee/licensee till I/ we execute the lease deed/agreement and
make payment of all the amounts in terms of the said lease deed/agreement and leasehold rights in respect of the Demised Premises are created
in our favour.
9. In case of any default and / or violation of any of the terms hereof, the Lessor shall have absolute and unimpeachable right to revoke the permission
granted to me/ us for carrying out the interior fit-out works / internal finishing work in the Said Building and I/ we shall not have any objection, claim
or grievance in this regard.
10. That I/we undertake to be fully compliant with National Building Code read with state bye-laws/amendments while doing the interior fit-out works/
internal finishes in the Demised Premises and also undertake to have adequate fire extinguishers and sand buckets placed in the Demised
Premises and also to appoint Fire Marshals for round-the-clock search and ward of area to ensure strict compliance with the fire safety obligations
and I/we also confirm hereby that no inflammable/objectionable material will be stored in the Demised Premises/Said Building and I/we take the
complete responsibility of safety and security of the Demised Premises, doing the interior fit-out works/internal finishes.
11. I/we shall be exclusively answerable, responsible and liable for any violation of the applicable/relevant laws/rules/regulations/provisions and
guidelines issued by The Lessor relating to fire and electricity safety measures and for any consequences in respect of loss of life, injury and / or
78 any other damage / loss resulting from fire and / or electrical hazards and shall keep The Lessor fully indemnified and harmless from the penal and
/ or financial consequences in respect thereof.
12. That I/we am/are fully satisfied about the design, specifications, quality of the Said Building/Demised Premises and also of the material used and
workmanship thereof and that I/we assume full responsibility for breakage or loss of any item, fixtures and fittings that are provided by The Lessor
inside the Demised Premises/Said Building.
13. That I/we undertake not to approach government/board for individual electric connection to the Demised Premises in view of power backup being
provided by the Lessor.
14. I/ we undertake to keep The Lessor harmless and indemnified against all actions, demands, claims, losses, damages, penalty, costs and other
liabilities whatsoever suffered or incurred by The Lessor or other occupants of the Said Building brought against The Lessor by any third party(s)/
concerned authorities resulting from:-
a. any of my/our acts, commissions, omissions, negligence, or acts, commissions, omissions, negligence of my/our employees, agents, vendors,
visitors, contractors, service providers etc. in procuring and maintaining safety measures and taking all precautions all through the fit out period
or any reason related to the interior fit-out works / internal finishes;
b. any injury caused to any person, property or material that takes place due to any accident, incident etc. for whatsoever reason on account of
carrying out of the interior fit-out works / internal finishes or any reason related to the interior fit-out works / internal finishes;
c. my/our failure to comply with all applicable laws/rules/regulations and guidelines issued by The Lessor for carrying out the interior fit-out works /
internal finishes. I/we shall always remain solely responsible for the consequences of non-compliance of laws including but not limited to labour
laws;
d. my/our failure in obtaining at my/our own cost all the applicable permissions/sanctions/approvals/licenses which may be necessary for carrying
out interior fit-out works / internal finishes at the Demised Premises/Said Building; and infringement of any third party’s intellectual property
rights on account of my/our said activity;
e. any claim of tenancy or leasehold rights by me/us and/or by my/our agents, employees, contractors, representatives or anyone on my/our
behalf in the Demised Premises, prior to execution of the lease deed for the Demised Premises between The Lessor and me/us and grant of
rights by The Lessor to me/us to occupy and use the Demised Premises for my/our business purposes;
f. breach by me/us of any term/covenant of the instant Indemnity cum Undertaking.

WEEKLY Fit-out AUDIT CHECKLIST
1 Use the daily audit checklist (Annexure-1) for the Weekly Audits.
• The Weekly Audit shall be conducted by the Building Manager along with the auditors filling the Daily Audit checklist (FSO/SO from Lessor’s
side) and THE LESSEE’s Facility/Project manager.
2 Ensure that closure of the gaps identified in the daily audit checklists during the week is reviewed in the field jointly.
3 Weekly Audits shall additionally focus on:
• Ensuring that the fit-out work is taking place as per the drawings approved by THE LESSOR.
• Review closure on pending action items from any safety incident (near miss, accident, injuries etc.) that may have taken place during the fit-out
work. Discussion on any other issue being faced by THE LESSOR, THE LESSEE or any of the existing lessees.
