DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

THIS DEED OF SALE made and executed in the City of Cebu Ihday of 2012 al
Cebu Cay by and between

The NATIONAL HOUSING AUTHORITY, a corporation created and costing


under Presidential Decree 757 dated July 31, 1975 with principal office at NHA Bldg, Quezon
Memorial Circle, Dantan, Quezon City, herein represented by its Project Manager, GAVINO D.
FIGURACION, hereinafter referred to as the VENDOR

and

KAREN JOY POSTANES VITOR, of legal age, Filipino citizen, single, and Spa VIRGILIO
REDUCTO LUAB and SHELLA NAQUIMEN LUAB Filipino citizen with residence and postal
address of 398 K Vitacion St. Jones Ave. Cebu City, hereinafter referred to as the VENDEE

WITNESSETH:

WHEREAS, the VENDOR is the registered owner of a parcel of land located at Sambag Ville 2
Housing Project Sambag 2 Cebu City, Cebu Province as evidenced by TCT No.
107-2010004107 of the land records of the Registry of Deeds for Cebu City, Cebu Branch;

WHEREAS, on the 11th day of April 2012, the VENDEE or his/her predecessor-in-interest
applied to purchase and the VENDOR agreed to sell the above stated parcel of land identified
as Lot 11 Block 15 Pad-07-062253, with an area of Twenty Two (22) Square Meters, more or
less situated at Sambag Ville 2 Housing Project Barangay Sambag Cebu City;

WHEREAS, the VENDEE has fully paid to the VENDOR the purchase price of the said lot plus
amortization interests and penalties in the total amount of Fifty Seven Thousand Three Hundred
Ninety Nine Pesos & 84/100 (Php 57,399.24), Philippine Currency, receipt of which is hereby
acknowledged to the full satisfaction of the VENDOR;

NOW THEREFORE, for and in consideration of the foregoing premises, the VENDOR has sold
transferred, and conveyed, and by these presents sells, transfers and conveys unto the
VENDEE. his assigns and successors in interest. the abovementioned lot particularly described
in the attached technical description marked as Annex "A" and made an integral part of this
contract subject to the burdens, restrictions and encumbrances as follows:
The VENDEE acknowledges that the parcel of land is subject to any existing legal easements in
favor of utility providers and local authorities.

Any development on the lot must adhere to local zoning regulations and building codes. Any
variance from these rules requires prior written consent from the appropriate authorities.

The VENDEE assumes responsibility for all future taxes and assessments on the property from
the date of sale onwards. Past due taxes, if any, up to the date of this sale remain the
responsibility of the VENDOR.

The VENDEE shall not store, release, or dispose of any hazardous substances on the property.
Any cleanup and resultant penalties or fines will be borne by the VENDEE.

This sale is subject to any existing mortgage or liens on the property, which the VENDEE
acknowledges and accepts.

The VENDOR represents and warrants that the title to the property is free from defects, except
for those expressly mentioned in this deed.

The VENDOR confirms that there is no pending or threatened litigation or claims affecting the
property.

Should the VENDEE default on any obligations under this deed, the VENDOR shall provide
written notice to the VENDEE, granting thirty (30) days to cure the default. Failure to address
the default will grant the VENDOR the right to exercise any legal remedies.

This deed constitutes the entire agreement between the parties and supersedes any prior
understandings, written or oral, relating to the subject matter of this deed.

This deed shall be governed by and construed in accordance with the laws of the Republic of
the Philippines.

No amendment to this deed will be effective unless it is in writing and signed by both parties.

Any notices required or permitted to be given under this deed shall be in writing and delivered to
the addresses mentioned above or to a new address that is provided in accordance with this
notice provision.

IN WITNESS WHEREOF, the parties hereto have affixed their signatures on the date and place
