Subject: Legal Notice
Sir,
I have been instructed by my Mrs. Geeta Devi W/o Sh. Bhagwan Das R/o
Ward No. 6, Farrukhnagar, Gurugram, Haryana -122506, to serve you with
the following legal notice: -
1. That my client is a permanent resident of the address mentioned
above.
2. That you are owner in possession of agricultural land bearing
Khewat/Khatta No. 642/691, Kitta Rakba 80 Kanal 1 Marla their
share 6 1/2/1601, admeasuring 0 Kanal 6 ½ Marla, area 200 sq.
yards (30 X 60 ft.) boundaries as under :- Dakshin Side-11 Foot
Rasta, Paschim Side- Share of Jiyalal, Purv and Uttar Side- Bakaya
Jameen Baya, situated in the revenue estate of Mouja
Farrukhnagar, Tehsil Farrukhnagar, District Gurugram, Haryana
by way of mutation No. 10227.
3. That in February 2013, you had approached my client to sell the
aforesaid agricultural land. Believing your representation to be true

and after verifying all the documents of ownership my client
agreed to purchase the aforesaid agricultural land.
4. That believing your representations to be correct, my client entered
into an agreement with you for the purchase of agricultural land for
a total sale consideration of Rs. 16,20,000/- (Rupees Sixteen Lakh
Twenty Thousand Only). That the full and final agreement dated
26.02.2013 had duly executed between you and my client in
presence of witnesses.
5. That at the time of execution of the said full and final agreement of
sale my client had paid sum of Rs. 16,20,000/- (Rupees Sixteen
Lakh Twenty Thousand only) in cash as full and final payment of
the sale consideration to you.
6. That as per the terms of the agreement to sell dated 26.02.2013 you
addressee told promised to my client that my client will be
execution the sale deed of the said property any time. In the April,
2013, my client approached to you for registration of sale deed of
the aforesaid property, but you addressee give some personal
reason to unable to executed the sale deed in favour of my client
and you addressee told my client in few days you are available for
registration of sale deed in the concerned office, but you are not
doing the same and every time my client approached to you

addressee for execution of sale deed in favour of my client but you
addressee always gave some excuses to avoid the execution of sale
deed.
7. That my client has always been ready and willing to perform his part
of the agreement to sale dated 26.02.2013 and are still ready and
willing to do so. My client had contacted you many times for
execution and registration of the sale deed.
8. That despite complete readiness and willingness on the part of my
client to get the sale deed registered in pursuance of agreement to
sale dated 26.02.2013, you have failed to perform your part of the
said agreement to sale. It seems that due to reasons best known to
you, you have developed malafide and dishonest intention. Please
note that you are absolutely bound by the terms and conditions of
the said agreement of sale dated 26.02.2013 and you cannot resile
therefrom.
9. That my client many time contacted you but in when my client lastly
contact you in April, 2022 for execution and registration of sale
deed but you put same on some other personal reasons and delay
the execution of registration of sale deed and one pretext or the
other. In case you would not perform your part off the said
agreement to sale, my client is entitled to get the sale deed

registered by the competent court of law. You are absolutely bound
by the terms and conditions of agreement of sale dated 26.02.2013.
10.That by this legal notice you are called upon to execute and
registered the sale deed of agricultural land mentioned above in
fovour of my client on 24.07.2023 failing which my client reserves
the right to file a suit for specific performance for registration of
sale deed. My client shall be present in the office of Sub-Registrar,
Farrukhnagar, Gurgaon. Further, you are requested to come present
in the said office for registration of sale deed. My client will be
available in the office of Sub-Registrar, Farrukhnagar alongwith
stamp duty and other charges for execution and registration of sale
deed and if you fail to turn up on that day i.e. on 24.07.2023 in the
office of Sub-Registrar, Farrukhnagar for execution and
registration of the sale deed.
A copy of this legal notice has been retained in my office and
you are also called upon to keep the same intact as my client may
ask for its production in court of law. This legal notice is being
sent by registered post and courier at your address mentioned
above for the sake of abundant caution.
