NOW THIS AGREEMENT WITNESSTH AND AGREED AS FOLLOWS:
The contractor agrees to execute & complete the construction of G+2 R.C.C roof commercial building as per the specification of works & drawings laid herein.
The Client agrees to make payments as per the item rates & payment stages mentioned herein.
1. SITE LOCATION:
The construction site is located at No. Coimbatore – 641 005.
A. CONSTRUCTION SPECIFICATION:
2. BELOW GROUND LEVEL (FOUNDATION)
Earthwork excavation for foundation in any type of soil (except in hard rock) to a depth of 8’0”.
M Sand filling for foundation 3” Thick
P.C.C 1:5:10 mix bed concrete 4.5” Thick
R.C.C 1:1.5:3 (M20) for Column footing & Column as per structural design.
Refilling the Column Pits with quarry gravel including Watering, consolidation & Anti- termite treatment.
3. GROUND LEVEL: (PLINTH BEAM)
R.C.C 1:1.5:3 (M20) for Plinth beam as per structural design at natural ground level (NGL).
3.1 ABOVE GROUND LEVEL (SUPER STRUCTURE)
9” thick brickwork for basement using Red bricks in C.M 1:6 mix over plinth beam up to 4’6” level above natural ground level (NGL) including plinth beam thickness shall be
provided. Plastering in C.M 1:5 with water proofing compound for basement inner walls.

3.2 BASEMENT FILLING:
Building basement & all around the foundation will be filled with quarry gravel /quarry dust watered and well consolidated and rammed to receive floor concrete. Anti termite
treatment with chlorpyrifos emulsifiable 20 % EC mixed with water in 1:19 ratio, spread at 5 lit/Sq.m on top of soil filling
3.3 FLOORING CONCRETE:
P.C.C 1:4:8 mix using 40mm aggregate for flooring concrete 4.5” thick.
4. SUPER STRUCTURE:
4.1 BRICK WORK:
Brick masonry with Chamber bricks for super structure in C.M 1:6.
Cill Level: 3’0”, Lintel Level: 7’6”, GF Roof level: 11’0”, FF Roof level: 11’0.
The wall thickness shall be 9” & 4½” as per drawing.
4.2 R.C.C ITEMS:
R.C.C continuous lintel in 1:1.5:3 (M20) mix for GF walls & Cut Lintel for FF Walls.
R.C.C Sunshade in 1:1.5:3 (M20), 2” thick
R.C.C roof beam in 1:1.5:3 (M20) mix as per structural design
R.C.C roof slab in 1:1.5:3 (M20) mix as per structural design using 20mm aggregate.
Basic material rate (Rs.): Cement: 425/Bag, M Sand: 35/Cft, P Sand: 45/Cft, 20mm: 25/Cft, 40mm: 25/Cft, Red Bricks: 12.50/No., Flyash Bricks: 8/No., Steel: 75/Kg.
4.3 PARAPET WALL:
Parapet wall thickness shall be 9”thick & height 2’9” with CM 1:6.
4.4 STAIRCASE:
R.C.C waist slab of flight width 3', steps made of brick masonry & finished with granite. Step Tread shall be10"& Riser shall be 6" to 7" (Based on Site Condition).
4.5 SHELVES / LOFTS / ATTIC SLAB:
Wall shelf not considered.
1 loft in each Bedroom & Kitchen will be provided in R.C.C 1:1.5:3 (M20) mix. Loft depth shall be 1' 9" & thickness shall be 2". Max length considered is on the shorter span of the
room.
2 attic slab will be provided at store & Pooja passage area.
5. FINISHES:
5.1 PLASTERING:
Ceiling plastering 12mm thick in C.M 1:3 for first coat & 1:5 for second coat
Inner & Outer Wall plastering 12mm thick in C.M 1:6.

5.2 FLOORING:
Internal floor will be finished with Ceramic / Vitrified tiles of basic rate:
GF- Rs 70.00 per Sft, FF - Rs 70.00 per Sft, 4” ht skirting with same floor tile.
Exterior floor for portico / common area will be finished with Vitrified tiles of basic rate Rs 70.00 per Sft, matching skirting with 4” ht.
5.3 KITCHEN / UTILITY / TOILET TILES:
Working platforms: Black Granite slabs of width 2’0” (Basic rate Rs 160 per Sft)
GF Kitchen wall: Glazed tiles above counter top area up to roof level from finished floor.
Utility: Glazed tiles above counter top area up to roof level from finished floor.
Toilet wall: Wall tile of basic rate GF/FF Internal toilets - Rs 60.00/Sft up to roof level, GF/FF External toilets - Rs 60.00/Sft. up to lintel level
Toilet Floors: Non-skid ceramic tiles for floor of basic rate Rs 50.00 per Sft.
5.4 STAIRCASE STEPS / ENTRANCE STEPS:
The granite for staircase steps / Entrance steps shall be of basic rate Rs 100/Sft laid in cement mortar 1:5, Granite edges shall be chamfer finish. Anti skid grooves 2 nos shall be
provided at the edge of tread. Balusters & Handrails in SS 202 grade, 2’9” high will be provided. (Basic Cost Rs 750/Rft incl polishing)
5.5 WEATHERING COURSE:
12mm chips concrete / Lime surkhi with brick bats set to slope for rooftop and finished smoothly with Cement mortar / Cool roof tile / Hydraulic Pressed clay tiles of Basic Rate:
per sft).
6. JOINERIES:
6.1 DOOR FRAMES:
Main door - Teak wood frame of 11”x4” / 6”x4” section size. (Teak wood log basic cost –Rs 2600/Cft)
Pooja Door – Teak wood frame of 6”x4”/ 5”x3” section size. (Teak wood log basic cost –Rs 2600/Cft)
Bedroom door – Teak wood frame of 5”x3”/ 4”x3” section size. (Teak wood log basic cost –Rs 2600/Cft)
Outer door – Teak wood frame of 5”x3”/ 4”x3” section size. (Teak wood log basic cost –Rs 2600/Cft)
6.2 DOORS:
GF Door - 2” thick Teak wood door (without carving), Brass hardware & locks. (Hardware basic cost Rs, 9000/Door)
Other internal doors –1 ¼” thick readymade flush door. (Basic Cost – Rs.3300 per door, Hardware: Rs.3500/Door)
GF Outer door –1½” thick Teak wood door without carving. (Basic Cost –Hardware: Rs.7500/Door).
FF Outer door –Factory made MS safety door. (Basic Cost including Hardware: Rs.25000/Door).

6.3 BATHROOM / TOILET DOORS:
INTERNAL TOILETS – Laminated UPVC door with frame (Basic rate Rs.12500).
EXTERNAL TOILET - Fiber door frame with PVC single panel shutter (Basic rate Rs.4000).
6.4 WINDOWS:
GF & FF windows as per plan shall be of Teak wood frame of 4”x3”/ 5”x3” section size & shutter of 3”x2”/4”x2” section size fixed with necessary aluminium powder coated
hardwares.
All windows & ventilators will be fixed with MS grillwork made up of 12mm Square rods.
6.5 WINDOW SHADES:
Window shade glass: 4mm pin headed glass. Main door fixed glass: 5mm tinted glass.
6.6 BATHROOM / TOILET WINDOW / VENTILATOR FRAMES & GLASSESS:
GF & FF bathroom Window / Ventilator frame shall be of Teak wood frame of 4”x3” section size, fixed louver type with exhaust fan, and 4mm pinheaded glass.
7. PAINT FINISHING:
7.1 INTERNAL WALLS: Two coat of Premier emulsion over one coat of primer & two coat of cement based wall putty for plastered surfaces (Putty Brand: , Paint
Brand: ).
7.2 EXTERNAL WALLS: Two coat of Apex emulsion over one coat of exterior primer & two coat of cement based wall putty for plastered surfaces (Putty Brand:
, Paint Brand: ).
7.3 MAIN DOOR FRAME & SHUTTER: Melamine polish with Matt / Glossy finish.
7.4 OTHER DOOR FRAMES & SHUTTERS: One coat of primer and two coats of synthetic enamel.
7.5 WINDOW FRAMES & SHUTTERS: One coat of primer and two coats of synthetic enamel.
7.6 WINDOW GRILLS: One coat of primer and two coats of synthetic enamel.
8. PLUMBING & SANITATION:
8.1 INTERNAL WALLS: Concealed plumbing
Cold Water line: 1 ¼”, 1” & ¾” U. P.V.C (Grade SCH-40 - Supreme/Truebore/Astral) pipes & specials.
Solar heater water line: ¾” C. P.V.C (Grade SDR-13.5 - Supreme/Truebore/Astral) pipes & specials. All toilets & Kitchen.
8.2 EXTERNAL WALLS: Exposed plumbing with GI step clamps. Two separate input line for potable water & bore water to OHT. Two separate delivery line for potable water &
bore water to toilets & kitchen.
8.3 SEWAGE & SULLAGE PIPES: 6”, 4”, 2½”, & 1½” P.V.C pipes (Grade 4kg/Sq.cm., Brand: Truebore).
8.4 SANITARY WARES & TAP FITTINGS:
INTERNAL TOILETS: GF M bed toilet / FF Guest toilet– 2in1 Wall mixer: 1 No., Wall hung wash basin 1 No., European Water Closet (Wall mounted) 1 No. for each toilet. Basic
cost for white colour sanitary wares & Chromium plated (CP) tap fittings –Rs.27000 per Toilet, Brand: Parryware.

FF Internal toilets (2 nos) – Shower panel: 1 No., Wall hung wash basin 1 No., European Water Closet (Wall mounted) 1 No. for each toilet. Basic cost for white colour sanitary

EXTERNAL / COMMON TOILET: 2 in 1 Wall mixer: 1 No., Wall hung wash basin 1 No., Indian Water Closet with flush tank 1 No. Basic cost for white colour sanitary wares & PVC
tap fittings–Rs.13000 per Toilet, Brand: Watertec.
8.5 KITCHEN, DINING & UTILITY:
Kitchen/Utility – Single bowl, Stainless steel sink of size 2’ x 1’6”. (Make: TATA / VIKING) (Basic Rate Rs.2500). CP Sink cock 2 nos (Basic Rate Rs.1900). Dining - White colour
wall hung wash basin 1 No. (Basic Rate Rs.2500), CP pillar cock 1 no (Basic Rate Rs.1800) with standard connections.
8.6 RAIN WATER HARVESTING:
1no. Rain water filter shall be connected from nearest rainwater outlet pipe to sump/borewell.
8.7 OVER HEAD TANK:
Corporation / Panchayat water: Brick masonry tank finished with waterproofing compound. Capacity: 4000 ltrs., connected with submersible / Mono block pump & delivery line.
Borewater: Double layered, White colour PVC tank with threaded type lid. (Brand: Kavery / Ideal).
1000 ltrs tank 1 no., connected with submersible pump & delivery line.
8.8 UG SUMP: Earthwork excavation for any type of soil to a depth of 8’0”except in hard rock
4” Thick P.C.C 1:5:10 mix bed concrete, 4½” tk brickwork in C.M 1:6 using class II chamber bricks for outer wall, 4½” tk R.C.C 1:2:4, for side walls & Cover slab.
Wall & floor plastering 12mm thick in C.M 1:5 along with water proofing compound (Dr.Fixit or equivalent) & finishing smooth with cement slurry.
8.9 SEPTIC TANK: RCC Bio Septic Tank - 10 users per day to treat flush water, Capacity 800 Ltr. (Brand: MAK / Green revolution) fixed underground over P.C.C 1:5:10 floor bed,
refilled with quarry gravel /quarry dust watered and well consolidated and rammed.
8.10 SOAK PIT:
Percolation type modular soak pit covered with geo mesh will be provided on the sides of the building of suitable capacity as per design calculations, a grease trap with 3’dia, RCC
precast rings to a depth of 6’will be provided to collect all the grey water and the overflow will be discharged to the percolation tanks.
9. ELECTRIFICATION:
EB service pipe and three phase cable from EB post to EB panel box will be provided.
EB panel box with provision to fix one 3 phase EB meter will be provided.
Conduit & three phase wires or cable from the EB panel box to the distribution board in GF/FF shall be provided.
Distribution board (Brand: ) shall be provided in the GF/FF for distribution of electrical circuits.
Three phase wiring using 2mm P.V.C conduits (Kavery / Vasavi) concealed in roof slabs & 1.5mm P.V.C conduits concealed in walls, ISI mark V- Guard / RR Kabel wires & Gold
medal / Legrand modular switches will be provided.

PVC Conduit without wiring for CCTV Camera points will be provided at GF.
PVC conduit without wiring shall be provided for Cable TV / Dish antenna.
10. COMPOUND WALL:
R.C.C. 1:1.5:3 (M20) Pile Foundation, 9” dia at 10’ interval up to 8’ depth below N.G.L
RCC 1:1.5:3 (M20) Plinth beam of size 0’9”x0’9” above N.G.L., 9” brickwork above plinth measuring 1’6” from NGL. 6” Solid block masonry in C.M 1:6 up to 5’0” above brick work.
Brick pillars at 10’ interval. Plastering in C.M 1:6.
B . GENERAL CONDITIONS OF CONTRACT:
1. In case any additional work that cannot be measured or valued, the contractor shall be allowed day work prices (Plus) + 10.00% as profit and overhead charge.
2. The rates quoted for schedule items should hold good for any ancillary work connected to building requirements.
3. The rate for any non – scheduled items shall be worked out on data analysis (Plus) + 10.00% as profit and overhead charge.
4. Space for Labour shed & material storage shed to be provided by client at free of cost. All construction materials for the works mentioned herein will be supplied and
stored safely by the Contractor.
5. Water (for construction & Drinking purpose), Electricity & connected arrangements (Motor, Hose, EB sockets, etc) for the execution of the works should be provided
by the client at free of cost.
6. Water curing in all stages of work will be provided (Except on non working days)
7. In case of hard rock in foundation, cost for breaker & cost of disposal shall be charged additional.

8. In case of material rate variation i.e. an (+) increase or (-) decrease beyond 5% on the basic material rate quoted, the differential amount will be charged extra or
reduced accordingly.
9. During material selection any difference in material rate i.e. an (+) increase or (-) decrease beyond basic material rate quoted, the differential amount will be charged
extra or reduced accordingly.
10. Any change/ alteration in the project scope post final sign off of the contract agreement shall be charged additional.
11. Any change/ alteration in structural elements as per client preference at a later stage after sign off of the contract agreement will be charged additional.
12. Necessary time extension to be granted for accommodating the change/ alteration accordingly.
13. Cost for such change/ alteration to be paid separately on immediate basis.
14. Anticipated period of completion: 10 months from date of commencement.
15. All payments to be paid as per each stage of work mentioned in the payment schedule.
16. Excess construction material lying at site is the property of the contractor & the same would be moved out of the site as per contractor’s requirements.
17. Rate quoted is excusive of all taxes applicable.
C. SPECIAL CONDITIONS OF CONTRACT:
1. Building room height considered is 11' (from unfinished floor to Bottom of slab), Head room height (Staircase/Lift machine rooms) considered is 8'. Any increase in
height for Vasthu /client specific requirement will be charged additional.
2. Sunken slab for toilets (in upper floors) considered.
3. Granite shelf considered for kitchen
4. Door design for Main Door or any wooden door to be finalized by basement stage. (This is for wood qty calculation & ordering purpose.)
5. Door & Window hardware’s to be finalized after GF/Final Floor roof concreting.
6. Charges for Wood Carving / Glass design / Glass painting / Glass acid works will be charged additional.
7. Cost of Interior wood works for Modular kitchen, Wardrobes, loft / attic slab, TV units, Pooja racks etc., not considered. The same if any would be charged additional.
8. Cost of false ceiling works not considered. The same if any should be intimated before roof concreting & would be charged additional.
9. For Rooms with false ceiling, coordination charges with the false ceiling vendor & wiring charges will be charged extra as mentioned: (10' x10" - Rs. 3500), (16'x10' -
Rs. 4500), (16'x16' - Rs. 5500), (16'x20' - Rs.7000), (20' x20' Rs. - 10000).
10. Additional Electrical points over and above the agreed number of points would be charged extra at Rs.1000/- per point.
11. Specialty Lighting: Strip lights/Focus Lights/Track lights/Reading lamps/Staircase foot lamp/Wardrobe lights/Showcase lights/Any other wood work
lights/Landscaping lights to be intimated before roof concreting. Cost for the required points will be charged additional.
12. Specialty AV requirement: Projectors/Tower speakers/Sound bars to be intimated before roof concreting. Cost for the required points will be charged additional.
13. Mandatory Chemical Earthing will be provided near the EB Metering board or Main Panel board. Any other additional Earthing requirement i.e for Lifts, DG Set, Solar
Inverter, Lightening arrestor or for any other speciality requirements would be charged additional.
14. Sanitary wares & CP fittings to be finalized before GF/Final floor roof concreting.
15. Concealed /Exposed cistern for water closet(s) to be finalized before GF/Final floor roof concreting.
16. All wash basins considered are wall mount basins. Cost for Washbasin counters (3'x2') /Vanity Counters/ Vanity Units will be charged additional.

17. Kitchen / Utility Sinks considered are SS Single bowl sinks without drain board. Any changes in sink configuration to be intimated before commencement of plumbing
& would be charged additional.
18.
Any Speciality requirements like Dishwasher / Hob / Sink Crusher etc should be intimated before commencement of plumbing & electrical works. The corresponding
plumbing & electrical works will be charged additional.
19. Overhead tank staging height considered is 4'. Any increase in height as per client / vasthu requirement would be charged additional.
20. Mirror, Towel rail, Toilet accessories, Light fittings, Ceiling fans, Exhaust fans, Wall mount fans, Geyser, Solar water heater, Calling bell, UPS inverter, Battery, Water
level controller, Motor for bore well, Sump & Soak pit to be supplied by client. Labour charges for fixing the above shall be charged additional.
21. Rainwater slope at terrace shall be provided at an average thickness of 1.5" in PCC 1:3:6 / Lime surkhi mortar. Any increase in thickness for Vasthu or client specific
requirement shall be charged additional.
22. Tile selection to be finalized before GF/Final floor roof concreting.
23. Granite colours for Pooja rack/kitchen/utility staircase/entry/exit steps to be confirmed after GF/Final floor roof concreting.
24. Kitchen counter top height considered (after finish) would be 30" to 32” Any change in height of the countertop to be notified by the client before the commencement
of brick masonry.
25. Utility area wall tiling: For dry type utility 4' Ht from floor considered. For Wet type utility 4' ht from counter top considered.
26. Granite Nosing / Double thickness works to be paid additional.
27. Grinding stones (Attukkal, Ammikkal), washing stone to be supplied by client after GF/Final Floor roof concreting. Corresponding civil works will be charged
additional.
28. Elevation cladding works (Tile / Granite / Shera plank / HPL / WPC / Glazing) if any shall be charged additional.
29. Deposits for EB, Temporary EB connection charges, Corporation / Panchayat water connection charges, Plan approval charges, bore well charges etc are under
client scope.
30. Cost of Toughened glass or Polycarbonate sheet covering for pergola is not considered. The same (if any) would be charged additional.
31. 1 coat primer & 2 coat emulsion considered for Boundary wall painting. Further coats required (if any) would be charged additional.
