THE LEASE CONTRACT AGREEMENT
This indenture made in this 15TH/ 03/2023, by and between:
Mr. Jamal Ismail (As a lesser). South Sudanese issue Juba, Cellphone No. 0923263000 AND Mr.Awethabate (as a lessee). Cell phone No.0924 100 069 (nationality; Eritrean ID NO. K0241978) Witness that: - The lesser has this day leased to the lessee the premises known as No 8 in the city/municipality of Torit and state of Eastern Equatoria, to be occupied by lessee as store only not other purpose for and during the term commencing on the 15 TH/03/2023 and ending on the 15TH/t MARCH/ 2024 upon the term and condition hereinafter set forth, and in consideration of said demise and covenant, and agreement hereinafter set forth it is covenanted and agreed as follows: - 1. Tenancy period for the lease premises Twelve (12) months only from effected date. 2. The monthly rate for the lease premises are only 250 USD (TWO HUNDERD USD ONLY). 3. The lessee shall pay to the lesser at the office of lesser at said said premises for the said term of only 3000 USD (THREE THOUSAND USD ONLY) for twelve months only payable in advance. 4. The lessee has examined said premises prior to and as a condition precedent to his acceptant and execution here of and satisfied with the physical condition thereof and lessee tasking possession there of shall be conclusive evidence of the lessee’s receipt thereof in a good order and repair, except as otherwise specified herein, and the lessee agrees to keep said premises and the appurtenance thereto in clean sight, and healthy condition and in a good repair, and to yield back said premises to the lessor upon the termination of this lease, weather such termination shall occur by expiration of the term hereof in any other manner whatever, in the same condition of cleanliness,sightliness and ordinary wear and tear excepted. 5. The lessee shall pay all the charges of the taxes and services to the respective utility company furnishing for the term herein. 6. The lessee agrees to allow the lesser free access to the leased premises for the purpose of examining or exhibiting the same, of making needful repair alternation of said premises which the lessor may see fit to make, also to allow the lessee agrees to allow the lessor free access to the leased premises for the purpose of examining or exihibiting the, of making any needful repair alternataion of said premises which the lessor may see fit to make, also to allow to be placed upon said premises at all times during the term hereof “for sale” and to rent” sign and not to interfere with the same. 7. The lessee agrees not to sign this lease, nor did sublet say lease premises, or any part of it thereof without written consent of lessor endorsed hereon. 8. Incase leased premises shall be vacated during the said terms the lessor may take immediate possession thereof for remainder of the term in its discretion relets the same and apply the proceeds upon this lease to remain liable for unpaid balance of the rent. 9. The failure of the lessee to perform the forging covenants or any of them shall constitute forfeiture or all lessee’ right under this lease and further occupancy by the lessee of the said premises by the lessor may, without notice, renter and take possession thereof, without legal process, evict and dispossess the lessee from said leased premises 10. The forgoing covenants and the terms and conditions of this lease shall inure to the benefit of and be binding upon on the respective heir devisees, personal representative, successors, and assigns of the parties hereto, except as herein otherwise provided thereto.
