That’s why, to make a town work, we need to get the places
right. So, we think not only of the home place, but also the
work place. The play place. The shopping place. The park place.
The learning place. These need to be mindfully planned and
thoughtfully put together. They need to be organised around a 6
town centre, often by a waterfront and by having a promenade,
to give the town a sense of place, and a personality of its own.
We place particular focus on creating great gathering places.
We lay out parks and lakes and broad promenades to open up
the neighbourhood. We apply architecture and craft beautiful
streetscapes. We carefully lay all of this out, so that when people
move in and live there, they’ll be able to experience something
different: a town that draws people together, becoming a living,
breathing community.

PHILOSOPHY

RESPONSIBLE
When it comes to our ecosystem, we
follow two core values: we respect
nature and environment, and we listen
to what the land has to tell us.

As a property developer operating across 5 different countries,

we’re deeply aware of the responsbility we have for safeguarding
and restoring the beauty of our natural environment on behalf of
the generations to come. As a group, we have pledged to conduct
our business in a sustainable manner, by tackling climate change
and establishing limits to our carbon emissions.
And that’s no vague ideal. In 2021, we unveiled the Gamuda
Green Plan. It’s a comprehensive framework that charts tangible
targets driven on environmental, social and governance (ESG)
dimensions. The plan commits the entire Gamuda Group to circular
construction, with specific steps to reduce direct and indirect
corporate greenhouse gas emissions by 30% before 2025, and by
45% before 2030.
For our developments and townships, we’re aiming for a
35% reduction in urban planning emissions with sustainable
masterplanning, shared facilities and green features. We’ve also
got plans to nurture and plant 1 million trees and saplings by 2023,
supporting the development of over 800 hectares of greenscapes
and waterscapes across 12 urban forest clusters within our
townships by 2025.
In addition to giving nature the means to exhibit her glory, and
creating a unique sense of place for residents, these green lungs
provide cooling, sponge rainwater runoff, and foster community
wellbeing. We’re also making a 10% reduction in transport
emissions. Every one of our current and upcoming townships is
fully EV-ready, and we’re working on the establishment of 250 km
of cycling and pedestrian networks by 2025.
With smart design and prupose-driven architectural solutions,
we’ll also be achieving a 40% reduction in non-renewable energy
use, thanks to more efficient cooling systems, smart features, solar
street lighting and renewable energy installations. On top of that, Polluted water had been

course has played host to a variety of major championships,
including the Maybank Malaysian Open and the Volvo Masters.
We’ve gone on to build many more golf courses since, each
more magnificent than the last.
At Horizon Hills, in Johor, we built another award-winning
international championship course. Designed by Ross Watson,
this 18-hole par-72 golf course takes players through an
exceptional low-density township. Horizon Hills is perfect
personification of Gamuda Land’s efforts to bring out the
beauty of the natural topography. Only 30% of this 485-hectare
development’s undulating terrain was reshaped, with the rest
retaining its natural form. Horizon Hills’ elite residential enclave
is designed as 13 impressive precincts, each with its own unique
identity and characteristics.
We’ve consistently set ourselves apart from competitors
through our commitment to providing residents of our
townships and high-rise communities with ample garden and
nature space. This has made it so our projects stand out, even
from the sky. At Celadon City, in Ho Chi Minh City, we’re layed
out a lush green circular eco-park, covering 16.4 hectares of
the project’s 82-hectare total area. Only 12km from the central
business district and 8km from Tan Son Nhat international
airport, there’s nowhere else in the city centre you could find
nature trails, meandering lake gardens, meadows and wooded
forests.
We’ve done this at an even greater scale in Hanoi. Gamuda
City is one of the biggest urban projects in Vietnam, covering a
274-hectare strategic masterplan. After constructing Hanoi’s

BINH DUONG NEW CITY:

VIETNAM’S NEWEST PROVINCE
CAPITAL
Artisan Park is right at the centre of one of Vietnam’s fastest
growing development hubs. Binh Duong New City (BDNC) is
the new capital of the province, currently growing rapidly with
large-scale investment both domestically and from abroad.
Binh Duong province is Vietnam’s industrial heart. It is home
to over 30 industrial parks and zones, and approximately
60,000 enterprises. As the new capital, BDNC will be the
province’s central hub for administration, business, trade,
retail and leisure.
Currently, only Ho Chi Minh City attracts higher foreign
direct investment (FDI) than Binh Duong. From 2015 to 2020,
Binh Duong had an average GDP growth rate of 9.2% – placing
it 2.5% higher than the country average. The province also has
an average annual population growth rate of 4.40%, which is
nearly double the rate in HCMC. 200,000 commuters travel
daily between HCMC and Binh Duong province. Binh Duong’s
GDP per capita is $6,542 (2020), exceeding HCMC by 4%. With
major developers from across Vietnam and abroad investing in
projects in the new city, development is moving very rapidly.
With current developments, BDNC is expected to have
more than 1.2 million square meters of office space, serving
about 600,000 office workers, and will house more than
800,000 residents.

provincial administration building (pictured) in early 2014, that

grounds, and a sprawling public park. The building houses nearly 60 different government agencies,
across two interlinked 23-floor towers with a total combined floor
space of 104,000 square metres – making the city the undisputed
political, economic, and cultural heart, and a central nucleus for the
whole province.
Directly adjacent to the administration building is a 75-hectare
public park. Completed in 2009, Binh Duong New City Central
Park is lush and green, with already mature trees and landscaping
meandering along the shore of a dark blue lake. Popular with
families and working people who visit the park during lunch, the
park welcomes visitors day and night – colourful cascading lights
illuminating the park’s centrepiece fountain after sundown.
Just beside the provincial administration building is the Binh
Duong Conference & Exhibition Center (WTC BCEC). With world-
class facilities, a luxury 4-star hotel right alongside, and its close
proximity to the government centre, the BCEC has been popular with
both local and international conventions. Facilities include a large
multi-purpose grand ballroom (4 rooms combined with partitions), a
high-standard auditorium & stage with capacity for 1,400 guests, as
well as 6 meeting rooms with sizes ranging from 40m2 to 140m2.
BCEC is part of the extensive Binh Duong World Trade Center
complex, which also includes a 22-hectare exhibition centre: WTC
Expo. Located just 350 metres from the BCEC, the expo facility caters
for the needs of large-scale conferences, exhibitions and fairs, and
can accommodate up to 10,000 people across indoor and outdoor
halls.
BDNC is also home to a sprawling university ground, shared by
the German-Vietnam University (VGU) and the newly established
Eastern International University (EIU). Founded to meet the research
and education needs of both the many industrial parks surrounding
the new city, and the growing finance and business centre developing
around the province’s new administrative centre, the Eastern
International University offers courses in a broad range of fields,
including science, technology, engineering, finance, and the arts.
Facilities at the university include 210 classrooms and lecture halls,
and a library with a reading room that has a capacity of more than
200 seats.
Two international schools have also opened campuses in BDNC:
the Singapore International School, and the Viet Hoa International
School. There are also many world-class sporting facilities in BDNC,
including a community sports centre with facilities for football,
baseball, basketball, tennis, badminton, and swimming, and, sitting
side by side on the southern end of the new city, two golf courses:
the Jim Engh-designed 18-hole Harmonie Golf Park, and the
exclusive 27-hole Twin Doves golf course.

20 21
BDNC: UPCOMING INFRASTRUCTURE & INVESTMENTS

Artisan Park is located just 300 meters from

the new city’s heart, at WTC Gateway, and only
700 meters from the provincial administration
headquarters. It’s also directly adjacent to
BDNC’s two primary pagodas: the popular Hoi
An pagoda and Holy Mother Mazu pagoda.

With so much nearby and still to come, Artisan Park is

right at the centre of what promises to be one of Vietnam’s
most spectacular urban developments. Over fifty different
high-class apartment and residential projects are already
complete or on the way, and investment in high-tech and
industrial parks in and around the city is booming.
It was recently announced that the 2,045-hectare VSIP
II Binh Duong industrial park (just to the north of BDNC)
is to be joined by another enormous facility nearby, the
1,000-hectare VSIP III park. Even closer, within BDNC itself,
Singaporean developer Mapletree is building the Mapletree
Business City high-tech business park. Nearly all of Binh
Duong’s over 30 current and upcoming industrial parks are
within 20 kilometers of the new province capital.

BDNC is being developed to become Gateway – a 7-hectare multi-functional centre that will house
one of the biggest trading hubs within commercial buildings, retail shops, a multi-purpose hall, and
the BDNC central metro station. Surrounded by a range of
not only the southern region, but office buildings and other high-rises, the WTC Gateway sits in

IT’S ALL
ABOUT
GOOD TIMES
AND BLUE
SKIES! Where would you rather be on a nice day? Squinting against
the harsh neon lights of a stuffy mall? Or sitting outside in
the cool shade of beautiful green tree canopies, enjoying
the fresh air as the gentle breeze ruffles your hair? Artisan
Park was designed from conception to be a great place to
be. It’s a place for walkers. And for cyclists. It’s a place for
nature-lovers. It’s a place for diners, and coffee drinkers. It’s
a place for shoppers, and for people who want to unwind and
re-energise.
Places are for people. This is one of our core beliefs.
Everything from the street design and layout, to the
architecture of the buildings, the urban furniture and the
landscaping – everything should be purposefully planned and
built to support the needs of the people living and visiting the
place. That’s exactly what we’ve done at Artisan Park.
Good neighbourhoods don’t come about by accident.
They’re planned. Communities need spaces they can gather
in, to engage and connect. That means creating spaces
people can sit, and walk, and exercise, and aimlessly
meander. It means bringing in nature, to give people a break
from the heat and the brick and concrete of the cityscape.
That’s not to say there’s no space for cars – Artisan Park
has ample parking! But we don’t need cars and motorcycles
in every square inch of public space. We’ve designed the
streets around Artisan Park to ensure you can find a
designated parking bay right near where you’re going, but
still enjoy a wonderful garden atmosphere, away from the
sights and sounds of traffic.

SHOPPING BOULEVARDS

Artisan Park shopping boulevards draw inspiration from

the lush, green high streets of European cities. There are
separate areas for traffic, parking, and pedestrians, and
ample space for cafes and restaurants to place some tables
outside – allowing customers to soak up the sunshine and
enjoy the fresh air as they tuck into a meal.
To ensure maximum exposure for shop owners, Artisan
Park shophouses hug the main roads. With the exception
of the cosier properties around Alfresco Alley, every one of
our shophouse properties faces out onto one of the larger
arterial roads that encircle the neighbourhood. There’s also
easy access to parking all the way around. Most stores have
dedicated parking bays right out front, ensuring shoppers
won’t have to walk far with their purchases.

Convenient for cars, but built for people. Broad pedestrian-only walkways let vistors browse and shop at leisure.

SHOPPING PLAZA

When it’s always summer, every day is a great day to be outside! Artisan
Park’s shopping plaza is the community heart. Here along the long, leafy
and tree-lined plaza, residents and shoppers play, exercise, relax and hang
out. With so many facilities and such an idyllic environment, the plaza is
simply a great place to be.
Drawn by the vibrant, biophilic atmosphere and the engaging, modern
environment, for many visitors, this will be where they get their first taste
of Artisan Park. Or maybe they’ve made plans with friends, arranging to
meet in front of the big 3D, statue-like Artisan Park sign board. The plaza is
the perfect place to meet up with coworkers, friends, family, or clients.

You can’t just visit Alfresco Alley once. The tantalising

tempt you in with mouth-watering smells, creative menus,
and some of the most incredible flavours you could find
anywhere in Vietnam.
Atmosphere is everything. If you’re a café or restaurant
owner, that’s no secret! Artisan Park was planned from the
start around how it could create the kind of atmosphere that
could capture the imaginations of visitors, and foster the
creation of the most exciting and lively restaurant and café
street in Binh Duong.

Alfresco Alley is purpose-built to be the ideal outdoor

SHOPHOUSES

A PRIME RETAIL
OPPORTUNITY
WITH A SHINING
FUTURE.
What’s better than a beautiful business property in a
prime location? A beautiful business property in a prime
location that’s in the middle of a development boom. With
so much already built in the vicinity, Binh Duong New City
is becoming livelier by the day, but as the new provincial
centre of one of Vietnam’s most prosperous regions, there’s
a lot more to come. Artisan Park is built for today, but
prepared for the future.
Being right at the heart of what will become BDNC’s
downtown hub, we understand how important future-ready
flexibility is. Each of our shophouses offers at least two
storefronts: a more public outward-facing façade that’s
directed to the roadway, and a quieter, inward-facing façade
directed toward the inner streets – or in the case of the
properties situated on Alfresco Alley, toward the walking
street within. That gives shop owners the opportunity to
double their exposure to foot traffic, with twice as much
sidewalk space available.
Inside, we’ve provided even more opportunities for
customisation, thanks to a highly flexible modular design
approach – giving you loads of opportunity to grow. With
four floors total, including the terrace at the top, each store
owner can decide how much space they’d like to use for
their business, and how much to keep for living space. You
could reserve 1 level for the store, or assign two full floors
and keep the rest for living. The design even allows for a
full commercial space of 4 levels. There’s even more space
in the big corner shophouses! These 11m extra-wide stores
have 3 facades, and a whole lot of extra sidewalk area,
giving even more space for outdoor seating.

48 49
SHOPHOUSES

Each different zone has its advantages for store owners.

The shophouses along the shopping boulevards enjoy the
best street visibility. The stores lining the plaza are ideal for
businesses that cater for parents, children, and the elderly.
And, of course, restaurateurs and café owners looking for a
perfect atmosphere are ideally suited to Alfresco Alley.

TOWNHOUSES

GET THE
BEST OF
BOTH
WORLDS.
There aren’t many places in the world where you’re able to
enjoy the restive peace and quiet of a beautiful, garden-like
suburban environment, and yet also be right in the urban
centre, with all of the excitement, amenities, facilities, and
retail opportunities than come with a home downtown. There
are even less that can offer a stylish, modern townhouse in
a lovely, green, biophilic setting that’s also only 300 metres
from a World Trade Centre and a central metro station! That’s
exactly what Artisan Park is built to be.
Serving as a wonderful green oasis in the heart of
the provincial capital, Artisan Park enables an unmatched
lifestyle. Set back from the busy arterial roads that serve the
growing city, homes here are insulated from the dust and
clamour of traffic. A blanket of greenery and plantlife stifles
the noise, cutting through the grey of concrete, cooling the
urban environment, and creating a restive atmosphere.
Across the different parts of the neighbourhood, Artisan
Park townhouses offer three different living experiences. At
the centre, residents are at the heart of the action. Alfresco
Alley and the shopping boulevards are right across the road,
and the shopping plaza is just through an alley. The west side
is a little quieter, still enjoying easy access to the retail areas,
but a bit more removed from the bustle. It’s the east that’s
the most restful, however. Sharing a block with the beautiful
Hoi An and Holy Mother Mazu pagodas, residents here enjoy
more privacy and a quieter lifestyle, away from the energy of
the stores and cafes.

TOWNHOUSES

hat city life needs the most is nature. Green spaces reduce
temperatures and clean the air, and they’re vital for helping
us deal with the stress of modern lifestyles. When designing
the public and private spaces within Artisan Park, we
invited nature into every space we could, choosing organic
materials, shapes and colours over artificial alternatives.
Just as with the shophouses, each townhouse at
Artisan Park has two disctinct facades. Here however,
rather than maximising opportunities for business, these
are there to maximise opportunities for restiveness. On
the one side residents have a convenient public entry, with
dedicated private car and bike parking, and on the other,
there’s a private pedestrian entrance, opening up onto a
peaceful walking area.
Lush green nature corridors run through the space
between lines of townhouses, offering an idyllic path
beneath the emerald leaf canopies of the trees overhead,
and a perfect place for exercise or a peaceful stroll. Here
in the embrace of nature, you can sit and unwind, being
rejuvenated as you enjoy a break from the bustle. Nobody likes to look at
a line of boring identical
homes. Artisan Park
breaks up the monotony
by using three different
facade designs, with the
designs arranged ran-
domly in order to create
a more interesting visual
experience.
