works not specifically mentioned in schedule of stage payment as payment for them is
included in the overall quoted amount.

2. The total plinth area of basement/super-structure shall be sum of plinth area at every
floor/basement to be worked out as per Annexure-II of Delhi Plinth Area Rates (DPAR)-
2023 subject to clarifications given herein unless otherwise provided in this document.

3. Built-up Plinth Area of Buildings in the Basement and Super-structure are tentative only
which have been worked out based on conceptual Architectural Drawings and there may
be changes in built-up plinth area and floor heights (marked in conceptual Architectural
drawings) to meet functional requirements or otherwise while “Good for Construction”
Drawings are prepared by the consultant engaged by the Contractor.

4. Payment shall be made on built-up plinth area of the buildings only and cost of all the
services, overhead water tanks and other ancillary works as per scope of work are
deemed to be included therein for which nothing extra shall be paid. Cost of Elevation
features, False walls, Façade Works, MS Structure for support of Façade / Projections /
Structures for Solar PV Panels, Pergolas and other features as shown in the drawings/3D-
views shall also be deemed to be included in the quoted amount thus shall not be
measured in built up plinth area of buildings.

5. Variation in Civil Works: The total tendered amount for item no. 1.1 shall be assigned
to sub-heads of the item as per Schedule of Stage Payment for Civil works. Since the
actual built-up plinth area may vary, variation shall be paid on actual Built-up Plinth area
of basement/superstructure by proportionately increasing/decreasing the amount payable
for the two sub-heads B & C however, no Variation shall be paid on Sub-head-A & D.

Variation shall also be paid/deducted for change in floor height of Superstructure and
Basement from those provided in the Conceptual Drawings /Tender Document during
actual construction, based on PAR 2023 S.No. 1.3.2 (for Superstructure) / 1.4.2 (for
Basement) for change in height and adjusted for quoted percentage by the contractor for
the item as below:

Add/deduct for change in actual height of basement/superstructure w.r.t. the


height as per conceptual drawings = Base Price as per S.No. 1.3.2 (for
Superstructure) / 1.4.2 (for Basement) PAR-2023 x Affected area x (change in height in
meter unit / 0.30) x Quoted bid Percentage (above/below) by the contractor.

6. Variation in E&M Works: The total tendered amount for item no. 1.2.1 & 1.2.2 of
Schedule of Quantity(E-1) shall be assigned to sub-heads of the item as per Schedule of
Stage Payment for E&M Works. Since the actual built-up plinth area may vary, variation
shall be paid by proportionately increasing/decreasing the amount payable for the sub-
heads D1, D6, D7, D9, D15 based on actual Built up plinth area. For other Sub-heads
D2, D3, D4, D5, D10, D11, variations shall be paid @50% of Plinth area rates by
increasing/decreasing the amount payable as per actual installed capacity of capital
Equipment/Plant.

7. Pricing for Variation beyond the deviation limit prescribed in Schedule F under Clause12.3
of GCC, shall also be worked out as per provisions of above para 5 & 6

8. However, no payment for variations up to the limit mentioned in clause 12.2 i.e. 0.25%
of Tendered amount . For Variations beyond this limit shall be paid after deducting 0.25%
of tendered cost from the total variation amount worked out as above.
