Herein aher called the second party.

Area of operation of First party: Carry out the work of construction on residential plot and commercial

sites in PAN India as per mutually agreed terms and conditions.

Whereas the prospective client, the first party, approached the second party for construction on the
Residential P|ot No...................................., Sector.................................................. ... .
Gautam Budh Nagar, Uttar Pradesh, measuring plot area........................................At the below mentioned
mutually agreed terms and conditions between first party and second party.

The client should ensure that the property/ land to be constructed through this agreement should be
free from encumbrance and any legal tangle. If found so the liability to clear the file from the Authority
should be solely vested with the client itself. The contractor should not be responsible for that matter.

Once the agreement is executed between contractor and the client for construction of the site, should
not be cancele on account of any court matter or any legal issue. The advance if any paid at the initial
stage after executing of agreement by the client to the contactor shall be adjusted after clearance of the
matter. The construction rate shall be applicable existing for that period.

This Agreement shall be governed by and construed in accordance with the laws of India. The parties
herein agree to submit to the exclusive jurisdiction of Delhi Courts only for the adjudication of any
dispute arising from or connected to this Agreement.
The construction worl‹ is to be started soon after the plot is demarcated & sewar line is laid in the plot
by YEIDA.

interior Specification
1. Economy Structure Single Story with Column & flat Beam in slab The foundation of the
structure is to be 4 feet in depth and 2.5 feet in width,9x9 inches or 9x12 inches pillars. The
height of the structure is to be 10’ 5" from floor to ceiling level.40 mm thicl‹ DPC with water
proofing compound shall be provided at plinth level . The external walls of the structure is to
be constructed in 9 inches thickness & to be plastered with cement finish. The floor of the
structure is to be raised 2.5 feet above the existing road level/ ground level whichever is
higher.
2. Boundary wall Details- The boundary wall is to be constructed with bricI‹s with 3 feet foundation
depth and stand 5 feet above from ground level. 9 x9 inch RCC pillars are to be built on every
10 feet of the boundary wall. It is to be plastered on both sides in the ratio of 1:4( cement:4
fine sand). The 40 mm thick OPC with water proofing compound shall be provided at plinth
level
3. The Chajja on both front and back side of the structure & above Entrance & l‹itchen window is to
be 2’ 5"
4. 6 to 9 inch thicl‹ RCC lintel to be laid above all doors and windows.
5. A grade bricks are to be used in the entire construction work
6. Terrace Brick tiles shall be laid over 10 mm thicl‹ average mud faska including grouting with
cement mortar 1;3(1 cement;3 fine sand)& parapet wall is to be built 3 feet in height. 7.
Brick work in Walls- 1:5 (1 Cement: S Fine quality stone dust) mortar in 9" thick brick wall & 1:4 (1
Cement;4 Fine quality stone dust) mortar in 4.5” thicI‹ brick wall shall be used
8, Plaster- 1:4 cement & Fine sand( 1 paK coarse sand: 2 part Yamuna sand )in walls plaster.
9. Flooring in covered area- Simple 40 mm thick cement concrete flooring 1:2:4 (1 grey
cement:2 stone dust:4 stone aggregate 20 mm nominal size ) with glass strips shall be laid
over PCC 1:5:10 (1 cement:5 fine sand:10 bricks/stone aggregate 40 mm nominal size) ,
The passage from ramp of boundary wall gate to the entrance of the structure is to be
cemented as per specification of covered area flooring except glass strips. 10 mm thicl‹
jamuna sand filling to be provided under covered area flooring.
10. Iron Door/Window- MS Chaukhat & Z- section MS window with locking arrangements
including transparent Fiber Sheet.
11. POP-+ Only for the Drawing Room.
12. Finishing of door, window & Main gate- Paint Burger & Asian.
13. Kitchen- Cooking counter to be 2ft wide RCC Slab with 18 mm green marble stone
 counter top, steel sink & 2 steel tap of long body and ceramic glazed tile work up to 2 feet
height above ltitchen counter with cement mortar 1:3 (1 cement:3 coarse sand)
14. Heavy Iron Main gate 10”S size with locking arrangement complete
15. Roof Casting- 10mm, 12mm & 16mm ISI tor Steel Bars and 8 mm dia bar as stirrups will be used
in slab/ lintel( thickness of the slab will be 4.5 Inch” )with 1:2:4 cement concrete (1 Cement::2
Fine Quality stone Dust:4 stone aggregate 20 mm nominal size))
16. Toilets- Steel tap, Single Piece WC (Indian seat/English Seat, ceramic glazed tile work in floors
and on walls up to 5 feet height with cement mortar 1:3(1 cement:3 coarse sand)
17. Electricity- Electrical Fitting (Switches, plug holder) will be provided modular type & copper wire
will be used of (0.75mm, 1mm, & 1.5mm) with led bulb & tube light.
18. Painting- All external walls to be painted with Apex & all M/S like grills, railings are to be painted
with enamel paint.all internal walls and ceilings to be painted with oil bound distemper.
19. Sanitary & water supply worl‹- Standard quality only tap spell, 4”& 6”PVC in sewer line, Single
Piece Wash Basin, pvc water supply lines to make I‹itchen and toilets functional, required nos of
6“ inch dia upvc drainage pipe for roofing ,construction of septic tank as per design and
requirement.
20. Water storage tanl‹ will be 750 ltr capacity including inlet pipes overflow pipe and necessary
connection s etc complete

Structure Speeiflcation

1. Celumn Size- 9’ 9, & 9”12,

2. Column/beams Steel MM- 12MM & 16MM with 8 mm dia. bar stirrups@6
inch spacings

3. Steel Bar in Column/beams- minimum 4 and more as per requirement ,height

of structural columns will be equal to that of parapet walls

4. Depth Column- 3 feet to 4 feet

5. Thickness of slab- 4.5 inch

6. Lintel/slab steel bar mm- 10,12 & 16 mm distance 5 to 6 inches with cement
concrete 1:2:4 (1 Cement: Fine Quality stone Dust: 4 stone aggregate 20 mm
nominal size)

7. 10 mm thick pcc 1:4:8 (1 cement:4 stone dust :8 stone aggregate 40 mm

nominal size) shall be provided below foundation level

8. Column base concrete shall be 3 x3 feet and 1 feet thicl‹ and will be made
9x9 inch in 1 feet height and 12 mm dia steel bars to be provided in both ways@6
inch spacings in bases of columns

A. The cost of construction is to be calculated at the rate of Rs /per square feet of built up
area of the structure. The built-up area is to be measured on the basis of covered area on the grouncl
floor of the structure. Nothing shall be paid on account of construction of boundary wall, Mumty, RCC
slabs of stairs,kitchen platform, Chajjas, earth filling, roof tile work, cementing of passage from ramp
of main entrance gate to the entrances of the structure,centring and shuttering etc.

B. The contractor has the liability of clearance of all construction related files/documents obtaining
occupancy/Completion certificate from Iqbal Khan.

C. Time 6 month complete house work.
