RENTAL AGREEMENT
THIS RENTAL AGREEMENT IS MADE AND EXECUTED ON SIXTH MAY

Hereinafter referred as the “LESSOR / OWNER / FIRST PARY”, which
expression unless it be repugnant to the context or meaning thereof shall
include his Legal Heirs, Nominees, and Assigns.

Hereinafter referred as the “LESSEE / TENENT / SECOND PARTY”, which
expression unless it be repugnant meaning thereof shall include his
Administrators, Successors, and Assigns.
WHEREAS the Lessor is the sole and absolute owner of the House bearing
No.207, Bhavani Nagar, 2nd Stage, Railway Men’s Layout, Near Ullal RTO
Office, Bangalore – 560 110.
WHEREAS the LESSEE has approached the Lessor to LET OUT the
residential premises as above mentioned, which is more fully described as
schedule premises for residential purpose, and which offer the LESSOR has
accepted and has leased out the schedule premises subject to certain terms
and conditions.
WHEREAS the parties are desirous of reducing the terms and conditions of
the lease into writing.
NOW THEREFORE THIS RENTAL AGREEMENT WITNESSTH AS
FOLLOWS:
The LESSOR in consideration of the monthly rent agreed to be paid by the
LESSEE hereby lease out the Schedule Premises and the LESSEE hereby
takes on lease the Schedule Premises subject to the terms and conditions
hereby: -
1. RENT:
The Rent payable by the LESSEE for the SCHEDULE PREMISES shall
be sum of ₹10,500.00/-(Rupees Ten Thousand Five Hundred Only)
per month, payable by the 10th of every month and LESSOR shall
issue an official receipt for each of such monthly rental payments.
2. DURATION:
The lease shall commence on or from 6th May 2024 and shall be in
force for a period of 11 months, PROVIDED THAT the lease may
thereafter be renewable with mutual consent for another 11 months,
subject to there being no breach of any terms and conditions
hereinafter, when new lease agreement shall be entered into for a such
period and such terms and conditions as the parties may mutually
agree upon.
3. ENHANCEMENT:
The rent payable to the LESSOR by LESSEE, as aforesaid in clause 1
shall be enhanced by 5% of the last amount paid at the end of 11
months, lease for one year in the event of the lease being renewed for
further period of 11 months.
4. DEPOSIT:
The LESSEE has paid a sum of ₹1,00,000/- (Rupees One Lakh Only)
as Security Deposit Amount / Earnest Advance amount, the LESSOR
acknowledges the receipt of the same; further the said Security Deposit
Amount / Earnest Advance amount shall be returnable to the LESSEE
by the LESSOR without any interest whatsoever on the event of
LESSEE vacating the Scheduled Premises.
5. TAXES, DEPOSITS AND ASSESSMENT CHARGES:
The LESSOR shall pay taxes, deposits, assessments and out-goings
whatsoever of every description including corporation charges which
under the statute are primarily leviable unto the LESSOR, and shall
keep the premises free from all encumbrances and interference in this
behalf.
The LESSEE shall comply with all rules and regulations of the local
authorities whatsoever in relation to the scheduled premises in so far,
they relate to the use of the scheduled premises for residential
purposes only.
6. ELECTRICITY AND WATER CHARGES:
The LESSEE shall pay directly to the concerned authorities the
electricity & water charges utilized for his own use as per the actual
meter reading and shall not allow it to fall in arrears.
7. SUBLET:
The LESSEE shall not be entitled or permitted to assign, underlet or
sublet the SCHEDULED PREMISES or any part thereof or part with
procession of the Schedule Premises or any part thereof to anybody
whatsoever.
8. MAINTAINENCE:
The LESSEE shall keep the SCHEDULED PREMISES in a fit and proper
state subject to normal wear and tear by day-to-day maintenance
including the fittings and fixtures etc. as given in the annexure.
The LESSEE shall replace the fittings and fixtures that may be broken,
damaged and lost during the lease period, normal wear and tear and
acts of God expected.
The LESSEE shall not erect any structure or effect any other changes,
additions, or alterations to the SCHEDULED PREMISES without the
prior consent of the LESSOR.
The LESSEE shall undertake the minor maintenance and repair charges
of the Scheduled Premises during the lease period. And any other
damages that may be caused on account of the LESSEE’S acts or
omission.
The LESSOR shall undertake the major repairs and repair of sanitary
and electrical defects and rectify any damages caused by acts of God,
and the repair of structural defects, if any, in the SCHEDULED
PEREMISES within a reasonable time of notice from the LESSEE. The
LESSEE shall permit the LESSOR or their representatives / agents to
enter the scheduled premises for inspection at all reasonable hours with
prior intimation from the LESSOR.
9. PAINTING:
The LESSEE shall undertake the painting work of the Scheduled
Premises (Interior) or pay whatever the cost incurred for painting
(Interior) and labor to the LESSOR at the time of vacating the Scheduled
Premises.
10. LESSOR’S COVENANTS:
The LESSEE paying the rents hereby reserved and observing the
performing the terms, conditions and covenants of the Rental
Agreement herein contained shall be entitled to quiet possession and
peaceful enjoyment of the SCHEDULED PREMISES without any matter
of let, hindrance, interruption, or disturbance by or from the LESSOR,
his heirs or by any person or persons claiming through or in trust for
the LESSOR or his representatives.
11. LESSEE’S COVENANTS:
The LESSEE shall not claim any tenancy or any other rights than those
specifically mentioned herein and this agreement thereby occupation for
the agreed period only.
12. TERMINATION OF LEASE:
The Lease shall be terminated under all or any of the following
circumstances namely: -
• In the event of non-payment of rent by the LESSEE for a period
of TWO Consecutive months.
• The lease may be terminated by either party giving TWO months
advance notice in writing.
• In the event of breach by either party of the terms and conditions
and covenants Hereof.
• In the event of breach of any conditions mentioned in the lease
agreement by the LESSEE the LESSOR shall be liberty without
any further notice to terminate the lease forthwith and to enter
and take possession of the said premises by evicting the tenant.
13. DELIVERY OF POSSESSION:
The LESSEE shall deliver back the vacant possession of the
SCHEDULED PREMISES to the LESSORS immediately upon the expiry
of the said term or an earlier termination, if any, in good and tenantable
conditions, subject to reasonable wear and tear, upon which the
LESSOR shall return the Security Deposit free of interest after adjusting
any amount due on account of any arrears of the rent or cost of repairing
any damages.
SCHEDULE OF THE PROPERTY
House bearing No.207 on the ground floor, comprising 2 Bedrooms, Kitchen,
Toilet, Living Room and having a built-up area measuring up to 900 sq fts,
situated at Bhavani Nagar, 2nd Stage, Railway Men’s Layout, Near Ullal RTO
Office, Bangalore – 560 110.
LIST OF FITTINGS AND FIXTURES PROVIDED BY THE LESSOR AT
THE SAID SCHEDULED PREMISES

▪ Tube light fittings - 1 in Hall, 2 in bedrooms & 1 in Kitchen.
▪ Geyser – 1 No.
▪ Basic Bathroom and Kitchen fittings
▪ Wardrobe in one Bedroom
